Kissimmee Florida

Kissimmee FL is a beautiful city located southwest of Orlando Florida. Kissimmee is famous for being close to Walt Disney World and home to many resorts that provide Airbnb style renting to patrons of the local amusement parks. What goes relatively un-noticed by most park patrons is this is actually a great place to call your permanent home. The cost of living is low, the weather is great and the area has what most people are looking for.

Best Places To Live in Florida

Kissimmee FL's weather is very similar to Orlando or Lakeland. Kissimmee residents can expect to see most summer days have high temperatures in the 90's. Those summer nights will most likely be 20 degrees cooler making for some good times to drive around in a convertible or spend some time on your patio. In the fall and winter months those temperatures index downward about 20 or so degrees making for some of the best winter weather in the entire country. There are many lakes in Central Florida and a couple of large ones in Kissimmee. These greatly aid to the stability of the temperature as well as provide a great escape for many.

Kissimmee FL County

Kissimmee FL is mostly in Osceola County Florida. One small area is in Polk County but it is often overlooked because it is in the southernmost portion of the city. Osceola County and Polk County both allow short term rentals of homes but buyer beware because the city and communities have the right to restrict them. One other way you may see leasing restricted is by the community requiring a specific amount of time to pass after purchase before renting or leasing. Osceola and Polk County are both very large and relatively unrestrictive compared to most across the nation.

Homes For Sale in Kissimmee FL

There are nine zip codes in Kissimmee. they are in numeric order 34741, 34742,34742, 34744, 34745, 34746, 34747, 34758 and 34759. The primary area codes are 321, 407, 689 and 863. Of course in todays world we see people live in cities with many different area codes as they travel and move from location to location and take their cell phones. You just do not see many land lines anymore thanks to Al Gore and the tax increases that were put on land lines years ago. My wife sill has a 561 area code on her cell phone and we have lived outside that area code forever it seems.

Where are those resorts?

Really good question. Most of the resorts try to be within a 20 minute drive of Disney property and preferably a common drop off location. In other words Northern Kissimmee. There are many regular communities in this part of the city that you will also see resort style amenities and there are resorts that allow the residents to live year round. I guess if you like that lifestyle and can afford it why not? Some of the local resorts are unbelievably nice and the amenities are some of the best you will ever find. Currently (and this may change soon) Reunion Resort is the best and most expensive in Kissimmee. Right behind Reunion is Margaritaville Resort although they are so different they probably attract a completely different group of people.

If you are thinking to moving to this area allow me to possibly save you some time and effort. Many of the local resorts require you to have your home in them on the rental market for a certain amount of time per year. You cannot live in them year round. Also many of the resorts require specific furnishings in the homes atleast when they are on the rental market. This does protect branding and standardizes the quality that patrons expect upon return. The two resorts above will allow you to live year round or find tenants for 1 year at a time. One other thing to remember is that resorts (true resorts) have higher HOA feed and possibly even a CDD fee. Those factors will have to included in the overall expense of a home just like you would do with a condo and condo fee.

Downtown Kissimmee

Downtown Kissimmee FL is a charming area albeit a rather small one. There is no skyline like you will see in Orlando or Tampa but you can also fairly safely walk the streets and visit the shops etc. Since the lake is to the south much of this general area has been built up northward and westward. The northern portion is probably a little nicer than westward as the western portion is also where the Kissimmee Gateway Airport is located. The communities are nicer, gated and have many of those attractive amenities I wrote about above. 

Southern Kissimmee

Southern Kissimmee Florida is not quite as popular. The reason it is not as popular is the same reason so many people love it. It is simply away from the busier parts of the city. You can live a great life in Southern Kissimmee and fairly inexpensively. You will probably be surprised how many nice communities are actually here. Most of the time you will still have a grocery store etc. within about 5-10 minutes of your home. In some instances those stores are right outside of the gated community entrances. Still the northern areas are by far more popular and more costly. Hopefully this has been enough to at least get you started learning the truth about Kissimmee FL.
