Summerport is a beautiful community located off SR 535 in Windermere, Florida. The community amenities include a clubhouse, community pool, fitness center, tennis courts, basketball courts and sand volleyball. There is also Lake Access to Lake Speer and a Fishing Pier. Single Family Homes in Summerport range from the low 200's to the mid 500's. Townhouses range from the high 100's to the mid 300's.
Summerport's location provides easy access to Hwy 429. You can also be in downtown Orlando in just 20 minutes.
Summerport Community started development in 2003 and currently has 1,200 single family homes and townhomes in the community. The development has two new construction phases underway in the development. There is a new phase that has been started behind the Keenes Crossings elementary school by Ryan homes. The land is being cleared and leveled for Ryan homes to build 82 new construction homes starting around $200’s.
The other new construction is on the back end of the development by Summerport shopping center that will have a Summerport Village Center to include commercial shopping on the ground level and two story apartments above the stores. Future expansion will include another elementary school and a lake front park.
In addition to this new development, there was a new park just built adjacent to the Keenes Crossing Elementary School called Summerport County Park. This park was built by Orange County Parks and includes open space play area and swings, community picnic areas, exercise stations, playground, covered tot lot, community gardens and a dog park.
The Home Owners Association is managed by Graystone Management with an on-site office located at the clubhouse situated on Bluebird Park Rd and surrounded by Bluebird Pond and Walsh Pond. The complex has a community center with a management office, a large common area with a Fireplace and a area with sitting tables overlooking the pool area in the back.
The pool was recently redone and was open swimming in the beginning of July. In the rear of the pool area the HOA has two tennis courts, a basketball court and a volleyball court for all to use. They also have a white beach area by Walsh Pond for kids to play in the sand and parents to sunbath on the beach.
The association dues provide for the maintenance of the community areas, the clubhouse, pool area and courts, cutting of trees, shrubs and grass in common areas. The association manages and enforces all the HOA rules and regulations of the community. The Homeowner's Association dues for a Single Family home owner are $250 per quarter and in 2013 the fee will go down to $225 per quarter. The townhome owners have a monthly fee of $167 per month for the upkeep and maintenance of the townhomes and in addition also have to pay the $250 per quarter in 2012 and $225 per quarter for 2013. All new homeowners are also charged a capital contribution fee of $1,000 when they purchase the home. Finally there is a one time special assessment of $139 for each owner for a previous balance. The association has a strict no parking of commercial vehicles or boats in the street or driveways.
