Horizon West FL homes for sale are still selling strong. Horizon West is a newly developed area which is basically southern Winter Garden FL and western Windermere FL. This area is the newest hot spot in Central Florida and centered around the intersection of Hamlin Groves Trail and New Independence Parkway. This is the fantastic place for shopping and entertainment for all of those choosing to live in the newest most exciting area to be built in years. Expansion and modernization is the key for both Horizon West communities and the newer commercially zoned sections.
In the previous 30 days approximately 98 homes sold in the area known as Horizon West. The median sales price was $565,000. New construction is still under tremendous demand and running behind. Lumber now costing nearly 5 times as much as just one year ago. Still new communities are scheduled to be built in the southernmost regions. These communities are by Mattamy Homes, Pulte Homes (Del Webb Oasis 55+) , Taylor Morrison and even Toll Brothers. The photo below shows the beginning stages and first homes built there.
The first major addition to this area was several years ago. The Walmart that is located on the eastern side of the Daniel Webster Western Beltway and on the north side of New Independence Parkway. Next up was the Publix Supermarket located directly south just 1/4 of a mile. Recently there have been many smaller stores and shops added and now entire shopping complexes are located in this area. Local residents never really need to leave the area but if they do the Daniel Webster can have you in downtown Orlando FL in about 25 minutes.
Despite the fact that many of the communities in Horizon West FL are within a 5 mile radius of Disney it is still very nice to have entertainment options available here in Hamlin. Namely the many walking and cycling trails that you will see along Hamlin Groves Trail. In addition to those the local communities have some of the finest amenities in Central Florida. Communities with spectacular resort style pools, fitness centers and meeting rooms are the norm here. The new Cinepolis theater includes luxury seating, dining, lots of parking and some great lakefront views. Speaking of the lake, Lake Hancock is enjoyed by many local lakefront communities. Not only is is a beautiful lake but there are private boat ramps for the local residents only. Those who both fish, and simply reside along the lakes shores both appreciate the privacy of the lake. Of course for those who prefer golf can enjoy the local golf courses.
Orlando Health has recently added a large immediate care facility on the corner of Porter Road and Avalon Road. For those not familiar with it you may pleased to hear it is only 1 mile south of the intersection of New Independence Parkway and Hamlin Groves Trail. There is much more on the way in Horizon West. Whenever you build this many homes and fine communities service providers of all sorts soon follow.
Right now those who buy homes for sale in Horizons West FL get the benefit of Windermere High School or the newer Horizon High School off Seidel Road. Soon the educational choices will be changing for middle school and elementary school depending on the community you reside in. There are several new schools already planned for the area. Do not be surprised when a college is built on Schofield Road just west of the turnpike access. A college already owns 155 acres of land there.

As society advances so do communities and styles. No other area in Central Florida has as many new homes in as beautiful of settings as Horizon West FL. These homes feature the most current building codes, design features and efficiency standards.
Today's times can be confusing and so can the way homes sell. Many buyers are thinking that people are overpaying for homes for sale in Horizon West but really the homes are apparently being listed for less than some buyers think that they are worth. That is why when a Horizon West home hits the market there can be 10 or more offers on a home in just a day or so. This can be frustrating for buyers with shy or inexperienced Realtors assisting them.
Winning is awesome, if you do not overpay. That being said this is my advice to you and tis advise will help you win or be content with the outcome. Ask yourself, If someone wins this house by offering $________ then I should have outbid them. That also applies to other areas of your offer. Doing this will make a big difference in how you feel after the the home you want sells. Also look at homes which have been on the market for more than 2-3 weeks and target them (if there are any) with asking price or lower offers. Homes that have been just placed on the market wont likely negotiate in Horizon West.
