Gated Communities in Windermere FL

In Windermere Gated communities are everywhere. Windermere's gated communities are famous nation wide for the homes they contain. However, not all of the communities in this city are financially out of reach for today's home buyer. Not to mention the crime rate is so low here other than additional privacy are they even needed?. To some people they immediately see them as an inconvenience. To others an additional expense but to many a more secure "safe space" to live and or raise their children. All three are correct.

Who may want to avoid them? Where are they least effective? Those are really good questions. Since the community pays for the maintenance and upkeep you want some benefit from the gate. The greatest benefits from a gated community are keeping some of those unwanted cars out and making the community less appealing to criminals. Gated communities are least effective in large townhome communities when the bulk of the residents are younger. Younger residents come and go more and have more visitors. Also early in the mornings and in the afternoon when most people are experiencing a shift change those gates can be an inconvenience. Especially if there is not enough room for people to wait in line.

Effectiveness

Where can a gated community be most effective? Where are they the best option? Where can I get the best benefit for my money? All really good questions you have probably asked yourself before you  searched "Windermere FL homes for sale" 5 minutes ago. Gated communities work best at keeping the automotive traffic down in communities where traffic is lower and some of the resident can walk to work, shopping or activities. Unfortunately that is very few communities. So here is the next best way to tell, ask questions. How big is the community? How many access points does it have? Is this a large community with just one gate? Are there two lanes, one for residents and one for guests? How Do I Access The Community? Do I Have to use a code or do I get a transponder where it recognizes me? The really good news, new communities have better planning. Larger builders are more concerned with the reputation of the community at least for the first few years. Mainly while people still remember who built it. Also today's generation is just not as tolerant of inconveniences. Word gets out and a bad name can really cost a builder money. Expect new and higher end communities to be good places for gates.

The biggest weaknesses gated communities have are people driving in through the exit lane and tailgating their way in. Both of these things have remedies. However they add to the cost of installation and maintenance as well as the inconvenience. Exit lanes will typically use the tire shredders. Believe it or not they are very low maintenance, are very safe and break the least. The other option is a vertically swinging arm. The arm is normally designed to break away. This is actually to protect the mechanism not the violators car. The car will still be damaged. Normally the arm will come up after the gate has opened far enough for the resident to safely enter. Then the arm will come down as soon as it can. I chose this picture because it shows the barricade. The arm is broken and in need of maintenance.

The tire shredders actually work. I have witnessed the after effect on a car's tires. He must have been driving fast because all 4 tires were ruined. He was driving into the community through the exit lane. When properly exiting it is recommended that you exit at 5 mph. Sounds reasonable enough. After you watch the video any concerns you have about them will probably be gone.

Cameras

One thing you see more and more of is cameras. Cameras have little to no effect on violators. After all it is not a red light camera and there is no real penalty. Very few communities have anyone monitoring those cameras. If they are recording who stores all of that video and for how long etc.? Would you call the police if you saw someone tailgate in or drive through the exit lane? Most people will not. Also just because you call do not think the police are going to come over any time soon. A word to the wise do not follow violators. Just casually notice the time and try to remember what you can about them. Then decide if you need to call the police. Believe it or not if they see you following you they can crash their car and blame you for following them.

One or two more quick things to ask about. Do you get a code to open the gate? Who authorizes entry when a visitor needs in? If it is me what if I am not available? Those things should be enough to get you started finding the right Windermere gated community.
