The Best Locations to Live in Central Florida can be hard to choose when you do not know much about Florida. Sure you can go to google maps or google search and quickly learn what cities there are. But where can you get the inside scoop on the hottest spots to live? Where is the market growing and at the price point you are looking to spend? Maybe you are looking to invest in a rental property so you can someday retire in Florida after tenants have payed for the home.
Orlando Florida is a huge area and the best places to live here are located in it's outer perimeter. Orlando has an International Airport, an Executive Airport and of course it is the home to Disney World. A quick breakdown of the best locations to live should include the following locations Dr. Phillips, Horizons West, Lake Nona, Windermere and Winter Garden FL. If you were to live in any of these areas it would be a great move.
Many people have no idea what Dr. Phillips is. Dr. Phillips is an area of Orlando FL. It just so happens that the area is located around and between Universal Studios and Disney World. This area is filled with shopping, dining and of course great homes. Dr. Phillips technically consists of the area between Conroy Road to the north to the southern end of Big Sand Lake. The area is cut in two by Sand Lake Road which runs east and west. Some of the famous communities here are Bay Hill, Vizcaya and the newest are Phillips Grove and Parkside. Hidden away are some of the finest lakefront homes you could ever hope to see. The schools, parks and local shopping and dining are superior to most of Orlando.
Probably the most exciting growth in all of Florida right now is Horizons West. Horizons West is basically the southern portion of Winter Garden FL or the 34787 zip code. Hamlin would be the epicenter for the growth at this point. New homes have been literally going for auction prices in some of the communities here. Demand has been far larger than growth has been able to keep up with. People from all over the United States are choosing the Florida weather and lower prices for housing. Not to mention the lack of a state income tax and an awesome Governor.
New schools are being built, new roadways and of course Disney is only a few minutes away. For those living to the west of Horizons West new roads are being built extending over to US-27. Build it and they will come is in full effect.
Lake Nona is both a gated, guarded golfing community and an area of Orlando FL. Lake Nona is basically the best place to live in Eastern Orlando FL. On the east side of Orlando you have the Orlando Airport and plenty of land for expansion. The local Toll Road will get you around Orlando if you ever need to leave the area or Visit the local theme parks. Lake Nona is well known for it's Medical City which includes a large VA Hospital and a lot more. Communities like Laureate Park, Eagle Creek (golf club) and the Village Walk at Lake Nona are the most well known. For those concerned I never find air traffic around the airport an inconvenience and I bet very few people here do.
In a nutshell this is where the money calls home. There are probably more million dollar homes in Windermere than all of Orlando. The median price for a home here is usually over $500,000 and the average over $700,000. Windermere is famous for great golfing communities and The Butler Chain of Lakes. You will find the crime here very low, the schools are great and the area beautiful. Gated communities are common here in Windermere and you will not find a lakefront home for under a million dollars. You probably will not find a lakefront lot for under a million if you can find one. I take many buyers to Windermere only to have them buy homes later in Winter Garden simply because you can get more for your money.
Winter Garden FL is one of my favorite places. It is rich in history but still leaning forward into the future. There are many gorgeous communities here and a lot of them have newer homes for sale. A quick trip downtown to walk on Plant Street and you can both reflect on the past and shop or dine in modern luxury. The next thing I expect to see here is many of the older homes near downtown to be replaced by modern homes. It's usually the trendy thing to do.
Southern Winter Garden Florida is connected to Orlando and Tampa via the Daniel Webster Western Beltway. The Daniel Webster is the local toll road and it is well worth the money. You can access it in many places including the Hamlin area or the Horizons West town center. Warning, you may never want to leave.
Another reason people buy homes for sale in Central Florida is for investment or future retirement. Of course Disney World has thousands of visitors a day and many stay in local resorts or local communities. A word to the wise Orange County usually does not allow short term rental. There are a few places like the Grove Resort and Water Park which have exceptions but no regular communities will likely allow it. Osceola County and Lake County do however allow short term rental. Just make sure the community's HOA also does.
A couple of other things to consider is whether you can pick your management company. Can you ever live in the home full time? If you choose your own management company how will that effect your future tenants? Also keep in mind that a 50% occupancy rate for a rental here is actually fairly good. There are a few homes than make hundreds of thousands of dollars a year. But you will pay in the millions for them. Be wise and use us to assist you. The Lakeland FL area consists of Auburndale and Winter Haven. All are fine places and slightly different. People choose these areas because the average price of a home is around $230,000. You can get an incredible lakefront home for around 1 million dollars. Lakeland's most popular area is the southern portion and it is also where you will find the most and nicest communities.
Auburndale FL is located between Lakeland and Winter Haven FL. Auburndale is rather rural compared to many locations. However it's northern portion is very nice. Of course that is why most of it's growth is in the north near I-4 and around it's beautiful lakes.
Winter Haven FL is larger than Auburndale and it has a lot more going for it. larger nicer parks, hospitals, dining and shopping. Not to mention a bunch of lakes and affordable lakefront homes. If you like lakefront homes and a semi laidback lifestyle then strongly consider Winter Haven FL.
