Windermere Landing is a community in Windermere FL. Windermere Landing is a non-gated community located on Chase Road and connected to The Enclave at Windermere Landings. Its main entrance is about .7 miles East of Winter Garden Vineland Road on the Southern side of Chase Rd. There is another entrance inside of the Enclave. If you are from outside the area as many of our clients are the community is about 550 meters South of Lake Butler.
Windermere Landing has 153 homes inside of it. There are basically 2 different styles there are 48 of the traditional larger homes and 105 of the newer 2 story homes that are this but deep with parking in the front but with the garages attached in the rear. The community does have a large pond with 16 homes overlooking it and a nice community pool and children’s playground. The amenities center is on a very large lot with a soccer field and a nice exercise trail around it. Four trips around this sidewalk/ exercise trail would be over one mile if you are a jogger like I am. I will describe the community in detail below.
The Public Schools that provide education to the local residents can be confirmed by calling 407.317-3233 or by visiting OCPS.net. Currently the schools are Windermere High School (2.8 miles), Bridgewater Middle School (4.9 miles) and Sunset Park Elementary School (.8 miles).
Local Shopping is likely to be either the Cornerstone Market Place or the Lakeside Shopping Village. The Lakeside Village and Cornerstone both have a Publix Supermarket and are within just a couple of miles North or South on Winter garden Vineland Rd. If everything goes as planned there will soon be much more by Cornerstone. They have recently completed construction on a modern trendy shopping center on the South side of Windermere High School. The Lakeside shopping center has a gas station. For convenience there is a Walgreens and some stores, service providers and pizza by Sunset Park Elementary School.
Windermere Landing can be broken into sections. There are waterfront homes, homes overlooking the amenities and community homes which are homes surrounded by other homes. I will be sharing some information about the sizes and ages of the homes below. These are from public records and generally accurate but I will call them approximate. Some homes are excluded and will be approximated. If you have a home you feel should be corrected contact me with documentation and I will gladly modify the page. Keep in mind when pricing homes the individuals need as well as the home plays an important part. After all anyone who buys a home outbid everyone else.
These homes are in the center of the looping road. Typically, I would refer to these as community homes. They have no detractors or special place other than being in a nice neighborhood. These homes are of the larger traditional homes in the Windermere Landings. The range in size from 2,139 sf. to 4,830 sf. of living area. The homes were built between 2011 and 2012. Normally homes will have some warranties that last up to 10 years from the date of completion, always ask for copies. The last home to sell sold for $133.38 per square foot.
These are the homes which have the garages in the rear. Attractive homes that primarily view one another. This is not the same style as we previously looked at. I have driven through several times and the homes are attractive and for some reason look bigger than they do on a map. These homes vary in size from 1,887 sf. to 2,999 sf. of living area (not including Garage space). The homes were built between 2011 and 2012. In the last year the homes have sold for prices around $290,000 for an average. And $139 per sf.
The pond is large and always has water in it. The homes on Golden Dewdrop Trail definitely get the sunrise effect on their back decks etc. The homes on the pond are the traditional homes with the garages in the front. The homes on Golden Dewdrop also overlook the pool and the park areas. These homes vary in size from 2,176 sf. to 3491 sf. of living space. They were built between 2011 and 2012. Only 1 home has sold for over $500,000 and that was in 2017.
These homes back up to Keene’s Pointe Homes and overlook Windermere Landings homes. Decent homes and attractive. They were built in sizes from 2,633 sf. to 4,830 sf. and were built in 2011 thru 2012. These homes do not come to market very often. The last home which sold through a realtor sold for $125.17 per sf.
These homes overlook the park and pool and they also back up to Keene’s Pointe. Like the waterfront homes they too have the garage in the front. They range in size from 3,178 sf. to 4,772 sf. of living area. The homes were built in 2011-2012 and averaged $100 per sf. over the last 2 sales.
There are some homes that back up to Chase Rd. There is a road between them and Chase Rd. But if you look out the rear Window you see Chase Rd. and the power line tower. If you see a home for sale below with the above street number take a close look. Some people do not mind but some do. These homes vary in size from 1,984 sf. to 2,185 sf. of living area. Most were built in 2012. The last 3 that sold averaged $273,000.
As you can see there is actually a lot of data that can be drawn from a community. Pricing a home can be confusing but it can keep you from paying to much for a property or wasting your time trying to sell a home for more that the market will currently support.
