The Windermere Florida Real Estate Market Review will be broken down into two sections. First the zip code itself. The zip code that applies to Windermere Florida is 34786. Windermere Town is actually a much smaller area and we can easily cover it last.
I personally do not believe in labelling a market as a buyers’ or sellers’ market. After being involved in real estate for decades and buying and selling many of my own properties I look at things differently. Can I sell my home for more than I bought it for? Sellers’ market. Can I buy a home for less than it appraises for? Buyers’ Market. That is really what it breaks down to.
Those are some fairly impressive numbers. Especially the 97 townhomes for under $400,000 and of course the 64 homes which sold for over $1,000,000. Keene’s Pointe was the leader with 14 homes selling for over one million dollars. Casabella and Isleworth followed but were not close. The Lakes of Windermere and Lake Sawyer South were the leaders in Townhome sales. That particular competition is expanding as the quality of townhomes and new developments to the west expand.
The Midian list price is currently $599,000 and there are not many homes listed for sale. This will start increasing after the holidays and I have a feeling the season will be a great market. The general feel amongst Realtors is optimistic.
The town of Windermere is actually much smaller. Only 19 homes sold here in the previous 6 months. It might surprise you that one home sold for just $215,000. The most expensive home that sold was for $2,000,000. The more expensive home was Lakefront on Wauseon Bay.
