Mirabella is in Vizcaya. Vizcaya is comprised of several communities. One is Mirabella.You may be out of the area and have found this while looking at homes for sale in Orlando. You can find Mirabella on the West Lakefront of Little Sand Lake. This is probably one of the best places to live in all of Dr. Phillips. The community is guarded and easy to get in and out off from Sand Lake Rd. The entrance is wide (2 lanes in and 2 lanes out) and there is a 4 way stoplight.
There are so many shops and places to eat on Sand Lake Rd that you will never get bored or go hungry. There is even a Publix (grocery store) just 1/4 of a mile from the community entrance. All of this located within 3 miles of Universal Resort, Islands of Adventure and it is a easy 5 mile drive to Millenia Mall in Orlando.
If golf is your life or hobby. You are buying a home in the right spot. Some of the best golfing in the United States is within a few minutes drive. Those are just some of the reasons why homes in Dr Phillips are so desirable. Entertainment for the family, not to mention having some of the best schools in the area.
Mirabella Market History
The market history and the sales numbers for Mirabella look like this. The first home was built in Mirabella in 2001 and the last one built that has been sold was in 2010. There are no lots left to build on in Mirabella. There are only 60 homes in the community and they area all on Via Rosa (the street name).
In the last year only 1 home has sold in Mirabella. That home sold for $412,000. The homes for sale now are well over that as you can see below if there are still homes on the market. The reason is always price in this area. Competition is fierce at this price point in Dr. Phillips. The I HOA in Mirabella varies and over $2000 a month on some of these homes. There is a matching maintenance fee and restrictions. I believe there may be some exceptions to this. Because of the times the homes were built. Some of them may be exempt.
