Here is a graph showing you the number of properties for sale at the end of each month, the number of home under contract, number of months supply of homes on the market and the Under Contract number of Days on the Market.  As you can see the average months supply of inventory is down 44% from February 2012 to February 2013.  The Absorption rate is down to 2.9 months on hand.  If no new homes came on the market for sale, then the supply of homes on hand would only last 2.0 months.
