Lake Burden normally has homes for sale. Lake Burden in Windermere Fl is both a community and a beautiful mid sized lake. The community is on the Southwestern side of the lake. For those outside the area the lake is located 12 miles SW of downtown Orlando and due West of the Golden Bear Club Golf Course.
Lake Burden is a mixed community of homes. There are approximately 245 townhomes and 107 traditional single-family homes. The neighborhood is not gated and the entrances are very clearly marked. The homes are in various types of settings. There are lakefront homes, homes on ponds and homes in traditional neighborhood settings. There are no lakefront townhomes but there are townhomes facing the large central pond. The pond is larger than some local lakes and more attractive.
The communities’ amenities are great. There are lots of open areas and parks. On the corner of Millstone St. and Center Lake Dr. there is a children’s playground, baseball field and 2 tennis courts. Also on the Lakeside portion of Center Lake Dr. there are some covered tables and a nice pier that goes out onto Lake Burden. Lake Burden is a 125-acre Lake and very attractive. Most people here are very fond of the central pond. It has a great exercise path around it over 3,000 feet long. It has periodic stations for pets and exercise. There is a beautiful pergola on the SW corner of it.

Lake Burden is a beautiful community. Because of the various types of locations or settings for the homes not all properties should be looked at equally. I am not a licensed appraiser I am a Realtor. Sounds worse than it is. These Lake Burden Townhomes are just as nice as any. They do not look over the pool, park areas or any water. I did include the townhomes overlooking the entrance at Carlow Ct. They overlook a pond but also have to deal with car lights at night and the additional traffic. If you see a townhome for sale on the following streets they are likely/possibly in this group. Brightland St, Leighside Dr or Ripplepoint Way.
These townhomes were built in sizes ranging from approximately 1,256 square feet to 2,212 square feet of living area. The townhomes in Lake Burden were built between the years of 2007 and 2015. Some of these homes may still have original transferrable warranties. In the last 2 years 11 of these homes have sold with a median price of $238,000. Using the median price simply takes away the impact that extremes would have on averages.
There is a community pool. It is located on the corner of Jasper Kay Terrace and Ripplepoint Way. Some of the townhomes get to overlook the pool. To a lot of buyers and sellers this makes a difference. Homes like this typically rent faster and for slightly more. So, we will look at them separately. The streets they are on are Brownstone St., Ripplepoint Way an Jasper Kay Terrace.
These Lake Burden Windermere Fl townhomes with a view vary in size from approximately 1,608 square feet to 2,156 square feet of living space. They were built between the years of 2009 and 2015. In the last 3 years 6 of these homes have sold for an average price of $252,000.
There are quite a few of the townhomes with good views of the community parks and ponds. Lake Burden was really designed and laid out with a community feel in mind. It is always a pleasure to drive through. The townhomes that overlook the parks and ponds are similar enough in quality of view that I combined them. These Lake Burden Townhomes were built is sizes from approximately 1,207 square feet to 1,977 square feet of living space. The homes were built between years 2008 to 2015. There are a couple of exceptions in 2007 but the majority were 2008 and newer. In the 3 previous years 8 townhomes have sold ranging in price from $185,000 to $283,000. That is a pretty good price for this area and this community. The $283,000 home was large and overlooked the central pond. Like I said the pond is a popular place.
The Lake Burden Homes are in 2 different groups. The Lakefront and the non-lakefront. Some of the homes are on ponds and I will actually group then with the lakefront. They have really good views and some of the lakefront homes do not. First let us look at the non-lakefront homes. The homes are on Brickyard Pond Ln and Lake Albert Dr. They should all have even street numbers.
The non-lakefront homes were built in sizes that vary from 1,726 square feet to 5,080 square feet of living space. Most of the homes were built between the years 2008 to 2015. In the previous 3 years 9 of these homes have sold. They sold for an average price of $400,000.
The Pond is bigger than many named lakes. Technically the only difference between a pond and a lake is a commonly excepted name with lake in it. However, for pricing it can make an individual difference. Especially when the lakefront homes are incredible.
The lakefront homes in Lake Burden were built in sizes ranging from 2,699 square feet to 5,149 square feet of living space. The homes were constructed between the years of 2007 and 2015. In the last 3 years 9 homes have sold with prices ranging from $442,000 to $760,000 these were not homes with premium lakefront lots. Those homes will sell for the $1,000,000+ range.
