Windermere Trails is a community in Windermere Florida. Windermere Trails is located on the East side of Lake Reams and Lake Sharp. Lake Spar is on its’ Northern side. Its’ primary entrances are on Reams Rd. If you are not from this area These lakes and this community are located 12.8 miles SW of downtown Orlando Florida.
Windermere Trails is a mixed community of homes. There are approximately 625 traditional homes and 120 townhomes. That makes this one of the largest communities in Windermere Florida. There are 3 lakes and 4 ponds that provide water view and water frontage to homes in this community. Like most modern neighborhoods Windermere Trails has plenty of sidewalks, a mixture of homes and wide-open spaces where appropriate. There is a nice community pool and resident park on the East shore of Lake Reams and on Lookout Pointe Dr.
Today’s buyer is literally flooded with opportunities to buy new homes in Windermere. Most of the time you get a, here it is buy it approach. Unfortunately, many buyers wander in thinking that the seller will look out for their best interest. If you are buying a new home or a previously lived in home get yourself a Realtor who will look out for your interest and not just the transaction. If you were selling new homes who would you rather see come in. A person buying their own home, or a person with a Realtor who was going to assist them by giving advice? Who would you charge more if you had the chance? It will not cost you more to use us.
It is my intention to make you the most informed buyer to ever buy a home in Windermere Trails. We will look at the homes in the community in sections. Just as it was designed. How much are the lakefront homes selling for? What about the homes on the ponds? The homes with no views? The Homes Nearest the roads? Those things all matter when you either buy or sell.
I will be giving information about square footage, amount of sales, location and year built. All of the information will be approximate and from public records. I will input it correctly but it may have been put in incorrectly or incomplete which is why I say approximate. The date of the homes construction matters because of potential transferrable warranties. Some are mandated by Florida law.
The local public schools for Windermere Trails are Windermere High School, Bridgewater Middle School and Bay Lake Elementary. You can confirm that information here. You can always check at OCPS.net. I use the map feature it is the easiest. Or you can call them at 407-317-3233.
First let’s look at the townhomes. The townhomes are located on the Northeastern corner of the community. They are impossible to miss if you approach from Iron Mountain Trail. They are just past Bay Lake Elementary school. If you see a home for sale below on one of these streets it is likely a townhome or improperly marked by the listing agency. Coventry Park Way, Iron Mountain Trail, Vermillion Ave or Wellington Blue Ln.
These are not the older typical townhomes. By that I mean just square. These are nice looking homes. They have depth, and rooflines. Some are hard to distinguish from large homes. This section is actually very attractive. I would just as soon live in one of these townhomes as live in one of the smaller single-family homes. Some of them on Vermillion Ave do face the school which could be an issue for day sleepers etc. Something else to think about is the homes on Vermillion Ave will likely have the most traffic.
There are some townhomes that overlook the pond on Coventry Park Way. These are in a good location if you can catch one for sale. They have a decent view and very little traffic. If you are a jogger a jog around that pond is actually 3,000 ft. It is a fairly large pond.
The townhomes on Iron Mountain Trail are not lakefront. You could call them lakeview but the view is somewhat obstructed. On the bright side, you will get no direct sunlight into your front windows. The homes face North. There may or may not be a mayfly problem on the lake. If there are you can lessen the problem with LED Lights in your home and on the porch. The do not emit UV light which attracts the bugs. Then hopefully the bugs will go to your neighbors. Likely they are not an issue anyways.
These townhomes were built in sizes varying from 1,600 square feet to 1,901 square feet of living area. These are Mattamy townhomes and I believe they are all 3 bedrooms and 2.5 baths. They all have the garage in the rear. The homes were built from 2015 to 2017. Homes rarely sell for a base price when they are new. These homes sold for prices ranging from $237,000 to $280,000. Very few people pay the same amount. Get a Realtor who is aware of how to help. We get notified of specials, and know who to work with. It does make a difference and costs you no more to use us.
Windermere Trails also has a lot of traditional homes. In fact, there are 625 of them. These homes came in 3 styles. The Bungalow, some of which have detached garages. Bungalows have gained a lot of popularity in recent years and Meritage is kind of trendy. The Estate series which is Meritage Homes mid-level home and the Grande Series which are more strategically placed. For example, all of the Lakeview homes on Lake Reams are of the Grande Series and all of the homes on Blue Mesa Dr. that overlook the length of the pond are also of the Grande Series. First let’s look at typical community homes, the water view homes and then the homes which back up to Reams Road.
Community homes make up the backbone if Windermere Trails. They have no water view but nothing that would turn off some buyers like facing the school or backing up to a busy road. There are many of these homes in this neighborhood and they are all different styles except there are no townhomes. The homes vary in size from approximately 1,758 square feet to 4,928 square feet. As you can see a home size for anyone. Most of these homes were constructed between the years of 2014-2107 with a few exceptions. In the last 2 years the homes have sold for a median price of $396,000. The least paid for a home was $256,000.
The nicest homes are the Grande Series which are on Lake Reams. These numbers will include all of the pond front or any type of water view. The homes vary in size from 1,912 square feet to 4,922 square feet of living space. The homes as a majority were built between 2014-2016. There were a few exceptions. The median priced home was $440,000. The home which has the best Lake Sharp Lot went for around $600,000.
