Hickory Hammock is a community in Winter Garden FL. Hickory Hammock is located on the Southeastern shores of Johns Lake. The community has 2 main entrances both are gated and easily distinguished. The Eastern entrance is on East side of Avalon Rd. about 1/3 of a mile North of Marsh Rd/Stoneybrook West Pkwy. The Southern Entrance is on the North side of Marsh Rd. about .4 miles West of Avalon Rd.
One of the great things about Hickory Hammock is whether you take the East gate on Hickory Hammock Overlook St. or the Southern Entrance and come in on Johns Lake Overlook Dr. you go directly to the clubhouse. Other than being a huge development of nearly 500 homes Hickory Hammock in Winter Garden Fl. is well known for having incredible amenities. The amenities on in both the video and the slideshow on this site. They include the only neighborhood pool in Winter garden to be as nice or better than the one in Stoneybrook West. When you add the park area on Johns Lake and then compare Stoneybrook West park area then Hickory Hammock is a clear winner.
Hickory Hammock is a CalAtlantic community. CalAtlantic is a well-known builder in this area for having beautiful communities and great amenities. They also like to do all of the building in their communities. This helps them assure the quality of the community and protect their brand name. You can imagine a beautiful CalAtlantic community with a trailer park in it would quickly become known as the community with the trailer park. Being Builder of The Year in 2016 CalAtlantic is not ready to give up the crown quite yet.
There are approximately 100 townhomes in Hickory Hammock. They are split apart in two sections. Having communities with a variety of homes started about 10 years ago. These are sometimes called a planned development. Often they also have plans for schools, stores and restaurants. That was not needed in this community because of the proximity of shopping and local schools. I would not be surprised to see more shops, boutiques and restaurants soon after the neighboring communities sell out. There will be plenty of consumers who want a greater variety that is closer to their homes. I bet someone has already noticed that. For now there are plenty of stores at the Stoneybrook Village, and the Winter Garden Village.
There are also 400 traditional single-family homes. These homes vary a lot in size and even style of home. There are numerous types of sites you can have your home in as well. This is not only a lakefront community but it has plenty of ponds and views. I will be covering all of that in detail.
The Home Sites were broken up by CalAtlantic by the size of the lot. There are so many people who prefer Bungalows and homes with no yard at all today that having a large yard may or may not be what the buyer that likes your home wants. It does help builders get more homes on the same size piece of property. High end lakefront homes still have nice yards. But to sell out a community relatively quick you need that mixture.
Some of the lots are 55 to 60 feet wide and others are 90-100 feet wide. The homes with addresses on Citrus Grove Loop, Citrus Harvest Rd., Citrus Harvest Dr., Citrus Heights Dr., Hamlin Blossom Ave. and Lake Burnett Shore likely have the homes with lots 55-60 feet wide. Most of the homes on Lake Claire have 60’ wide lots. Most of the homes on Johns Lake have 90-100’ wide lots. Of course irregular shaped lots are occasionally exceptions. Later when you look at the Hickory Hammock homes for sale below you can refer back to these sections for information. I have an excellent map of the community.
I will be giving a lot of community information now. The community will be broken up in the way that the homes will be marketed at a later date by their individual owners. I will have Lakefront homes broken up by either Johns Lake or Lake Claire and Lake Burnett which I shall combine. Although homes can be advertised as lakefront there is obviously a difference in Johns Lake which is a 2,439-acre lake and Lake Claire and Burnett which are not even recognized by WaterAtlas.org.
The information I will be giving is the approximate square footage of the homes, year built and sales history. All of this information will be from public records and good for comparison. I will say approximate simply because of the possibility of human error and omission. If there are records for most of the homes on a street for example I will say approximate. The dates of construction always matter because of possible transferable warranties mandated by state law. Knowledge is power, before I finish you will know more about the community than almost anyone. I salute you for taking an interest and doing the research before you make such a large investment for yourself or family. This community has many models of townhomes. The most popular are the Barcelona, Cortes and the Alora. They are built in sizes ranging from 1,846 square feet to 1,911square feet of living area. If you are not from the US as many of my clients are not. This measurement does not include garage area. Each model has a 2-car garage. The Barcelona has 3 bedrooms and the Cortes and Alora only have 2 bedrooms. Each Model has 2.5 bathrooms and is 2 stories. There are models in this community from 1,604 square feet to 2,364 square feet. I believe even the largest is 3 bedrooms 2 1/2 bath.
Very few times does someone purchase a new construction home for sale of any type for the base model price. Everyone wants to personalize their home before moving in because you just want the construction to be over with. Let’s look at the townhomes in 2 groups. The groups that back up to Avalon Rd and those which do not. The location will matter at resale. No one advertises their home as right next to the busy road.
These townhomes were built in sizes ranging from 1,604 sf. to 2,364 sf. of living area. Most of the townhomes were built between 2016 and the end of 2018. They are located in 2 different sections of Hickory Hammock. If you see an address on Hamlin Blossom Ave., Orange Harvest Loop or Orange Season Ln. most likely that home is on your left side as you enter the Eastern entrance of Hickory Hammock from Avalon Rd. If the address is on Sunrise Grove Ct then the townhome is near Lake Clarice on the North side. As you enter the community from the East just stay to your right and you will get there. These homes actually sod for prices ranging from $236,500 to $332,319.
The townhomes nearest the road at this present time vary in size from 1,854 sf. to 1,911 sf. That will change as more are completed to the North. They have sold for prices in the $275,000 range.
Single Family Homes Backing Up to Avalon or Marsh Rd.
In order to be on this list, the homes back yard must be next to the roads. These roads are busy roads and will only get busier as the communities around Hickory Hammock get larger and sell out. There are only 21 of them. If you see an address below on a Hickory Hammock home for sale and the street name is Hamlin Blossom Ave., Citrus Harvest Rd. or Great Blue Heron Ct. it may back up to the road and will probably not show it in the photos.
These homes have ranges in size from approximately 2,500 sf. to 3,200 sf. of living space. The homes on record were built between 2014 to 2017. The average price was about $420,000. The more expensive homes were on Great Blue Heron Ct.
Lakefront homes on Lake Claire and Lake Burnett
I will now describe the homes on record which have sold on those lakes. The lots on those lakes are from 60-80 feet wide and these homes vary in sizes from approximately 2,504 sf. to 4,770 sf. of living area. These homes are always the most popular. They are on a lake so you can say lakefront and they are mid-level on lakefront pricing. Combine that with a CalAtlantic home and you are set. These homes have sold for an average price of around $480,000. The highest priced was about $600,000.
Hickory Hammock Homes overlooking Ponds.
There are 9 ponds and a marsh that have homes that are on or look over their banks. The marsh I included with Lake Claire and Burnett. There are almost 100 homes on the ponds and I did not include homes on lakes that are also facing the ponds. This is how I would research a property for a Bank. I am not a licensed appraiser however I was nationally certified and provided Broker Price Opinions for Banks to price homes.
These homes were built in sizes from approximately 1,809 sf. to 4,770 sf. of living area. The homes were built in 2014 to 2015 with just a couple of exceptions. The median priced waterfront home has been about $458,000. The homes on Citrus Knoll Dr. are actually waterfront. That pond is the largest and has a nice sidewalk around it also.
