Carriage Pointe has 189 homes inside of its’ gates. There are 4 established ponds and a community park. The park has a children’s playground, tennis court and a soccer field. The Park is centrally located on the North side of Golden Bell Street. The 4 ponds have approximately 30 homes with either a view of them or that are actually waterfront. Most of the community is surrounded by woodlands except for two parts which are against Avalon Rd. The community is very nice and a pleasure to drive through. There are many new communities in this area that are getting the notoriety but Carriage Pointe is still a very nice place to live.
The homes which backup to Avalon Rd. are Granlund St. 15604 thru 15658 and Burdock Dr. 1801 thru 1885. The homes start at approximately 1,606 sf. and go up to 3,172 sf. They were built between the years of 2007 to 2011. On average 2 of them sell every year. Normally they average about $373,000.
When you evaluate the entire community, the homes vary in size from 1,606 sf. to 3,711 sf. Carriage Pointe as a whole was built from 2006 to 2012. There is a transferable warranty mandated by Florida Law on all new construction homes that lasts 10 years. That is why I post the year built. The median price for a home in Carriage Pointe in the previous year was $352,000. There were quite a few sales and that trend will not continue very long. This community should see one sale per month because of its' size.
The Public Schools for Carriage Pointe are Whispering Oak Elementary School, Sunridge Middle School and Windermere High School. You can confirm that at OCPS.net or by calling 407-317-3233. I highly suggest you always confirm if it matters. Also ask for scheduled rezoning information.
Local Shopping is no doubt going to be at Stoneybrook West Village. There is a Publix Supermarket there and several stores, service providers, drugstore and restaurants including pizza. The Winter Garden Village is also a site you may frequent. When you go to the Daniel Webster Western Beltway (the 429 Toll Road) the Winter Garden Village is right there. There is a Target Supercenter, Lowes Hardware, La Fitness and ½ of a square mile of boutiques, restaurants and stores that would love your business.
