Hickory Hammock is a community in Winter Garden FL. Hickory Hammock is located on the southeastern shores of Johns Lake. The community has 2 main entrances both are gated and easily identified. The eastern entrance is on east side of Avalon Rd. about 1/3 of a mile North of Marsh Rd/Stoneybrook West Pkwy. The southern entrance is on the north side of Marsh Rd. about .4 miles west of Avalon Rd.
One of the great things about Hickory Hammock is whether you take the east gate on Hickory Hammock Overlook St. or the southern entrance and come in on Johns Lake Overlook Dr. you go directly to the clubhouse. Other than being a huge development of nearly 500 homes Hickory Hammock in Winter Garden FL is well known for having incredible amenities. The amenities on in both the video and the slideshow on this site. They include the only neighborhood pool in this part of Winter Garden to be as nice or better than the one in Stoneybrook West. When you add the park area on Johns Lake and then compare Stoneybrook West park area then Hickory Hammock is the clear winner.
This community has many models of townhomes. The most popular are the Barcelona, Cortes and the Alora. They are built in sizes ranging from 1,846 square feet to 1,911square feet of living area. If you are not from the US as many of my clients are not. This measurement does not include garage area. Each model has a 2-car garage. The Barcelona has 3 bedrooms and the Cortes and Alora only have 2 bedrooms. Each Model has 2.5 bathrooms and is 2 stories. There are models in this community from 1,604 square feet to 2,364 square feet. I believe even the largest is 3 bedrooms 2 1/2 bath.
Let’s look at the townhomes in 2 groups. The groups that back up to Avalon Rd and those which do not. The location will matter at resale. No one advertises their home as right next to the busy road.
These townhomes were built in sizes ranging from 1,604 sf. to 2,364 sf. of living area. Most of the townhomes were built between 2016 and the end of 2018. They are located in 2 different sections of Hickory Hammock. If you see an address on Hamlin Blossom Ave., Orange Harvest Loop or Orange Season Ln. most likely that home is on your left side as you enter the eastern entrance of Hickory Hammock from Avalon Rd. If the address is on Sunrise Grove Ct then the townhome is near Lake Clarice on the north side. As you enter the community from the east just stay to your right and you will get there. These homes originally sold for prices ranging from $236,500 to $332,319.
The townhomes nearest the road at this present time vary in size from 1,854 sf. to 1,911 sf. That may have changed since more were completed to the North. They sold for prices in the $275,000 range.
In order to be on this list, the homes back yard must be next to the roads. These roads are busy roads and will only get busier as the communities around Hickory Hammock get larger and are filled with new owners. There are only 21 of them. If you see an address below on a Hickory Hammock home for sale and the street name is Hamlin Blossom Ave., Citrus Harvest Rd. or Great Blue Heron Ct. it may back up to the road and will probably not show it in the photos.
These homes have ranges in size from approximately 2,500 sf. to 3,200 sf. of living space. The homes on record were built between 2014 to 2017. The average price was about $420,000. The more expensive homes were on Great Blue Heron Ct.
Lets now look at the homes on record which have sold on the lakes. The lots on those lakes are from 60-80 feet wide and these homes vary in sizes from approximately 2,504 sf. to 4,770 sf. of living area. These homes are always the most popular. They are on a lake so you can say lakefront and they are mid-level on lakefront pricing. Combine that with a CalAtlantic/Lennar home and you are set. These homes have sold for an average price of around $480,000. The highest priced was about $600,000.
There are 9 ponds and a marsh that have homes that are on or look over their banks. The marsh I included with Lake Claire and Burnett. There are almost 100 homes on the ponds and I did not include homes on lakes that are also facing the ponds. This is how I would research a property for a bank. I am not a licensed appraiser however I was nationally certified and provided Broker Price Opinions for banks to price homes.
These homes were built in sizes from approximately 1,809 sf. to 4,770 sf. of living area. The homes were built in 2014 to 2015 with just a couple of exceptions. The median priced waterfront home has been about $458,000. The homes on Citrus Knoll Dr. are actually waterfront. That pond is the largest and has a nice sidewalk around it also.
These are homes that are not waterfront, lakefront or in special locations. These are homes which look out the back yards, and front yards at the normal Hickory Hammock Winter Garden FL view.
These homes are anywhere from approximately 1,853 sf. to 5,245 square feet of living area. The bulk of the homes were built between 2014 and 2016 and ranged in price from $288,000 to $559,370.
It will be easy to distinguish these homes from others in the community. The street names are Burch Island Ct., Emerald Pointe Dr., Johns Lake Overlook and Sweet Murcott Ct. Most of the homes are on Johns Lake Overlook and have even numbered addresses.
These homes were built in sizes ranging from approximately 2,719 to well over 5,000 square feet of living area. These homes have sold for over $1,000,000. For exact numbers contact us.
This community should b a good one for decades to come. People will not get tired of living near or even on the shores of Johns Lake.
Any desire to travel can be accomplished due to the proximity of the Daniel Webster 429 Western Beltway. After you get on this nearby Toll Road you can be in downtown Orlando or over at Universal Orlando Resort in 20 minutes. Disney's Magic Kingdom is even closer.
Upscale shopping or specialty shopping can be done at the Mall at Millenia or the Florida Outlet Mall which are both by Universal.
