It is filled with beautiful homes, sunshine for the pool best community pool in Winter Garden and beautifully landscaped. Stoneybrook West is also located near the Golf Clubs available in Central Florida. Isleworth and The Golden Bear to just name a couple. If you don’t like those Stoneybrook West is also very close to several other golf courses. There are numerous child care locations throughout this incredible area and near the homes in Stoneybrook West.
As far as shopping groceries from either Publix or Target are never far when you buy a home in Winter Garden Florida. For upscale shopping, you can visit Winter Garden Village or hop on the Turnpike and be anywhere in the greater Orlando area in just minutes.
Stoneybrook West is a golfing community. It is located in Winter Garden Florida just West of the Daniel Webster Western Beltway (the 429) and on the Northern side of Stoneybrook West Parkway. It is of course a gated community with some of the nicest amenities in the area. Not to mention having Black Lake on its’ Northern side. The golf course is separate and it is open to the public. You can access the Stoneybrook West Golf Club without going through a gate. More on that later as well as travel times and the HOA.
Stoneybrook West always has homes for sale. This is simply because it is has 1206 houses in it. There are hundreds of beautiful homes inside of those gates. Since the community is an intricate part of the course and the neighborhood is so large I will be describing the community street by street. All you will have to do is find a home for sale below and then refer to the street listed above to get the streets market information and the advantages of living on that street. The only streets that will be listed are the ones with addresses on them. No back roads unless they have amenities or laces of interest. It is my intent to make this the best most informative site available to you. If you have questions please contact me. This information comes from public records and research I have done for the site. There may be exceptions that I miss on this site but very few.
It is a beautiful street and has some of the nicest homes in the community on it. All of the homes have the course behind them. The homes with even numbers for street address ore on the West side, the homes with odd street numbers are on the Eastern side of Marble Crest Way. The Western side faces the 10th hole. The 10th hole is a 376-yard Par 4. The homes on the Eastern side are on the 18th hole. The 18th hole is a 485-yard Par 5. The 18th hole is on the Southern end.
The homes on the Southern end or the cul-de-sac also overlook ponds. The Eastern portion of the cul-de-sac overlook a water hazard and the 18th hole. There are 37 homes on Marble Crest Way. These are luxury homes and their sizes back that up. The smallest home on this street is approximately 2,756 square feet of living area. The Largest home on the street is 4,570 square feet. Most of these homes were built between 2000-2005. In the last 5 years 12 of these homes have sold. They have sold for prices ranging from $337,500-$490,000. Most of these homes have swimming pools even though the community pool is spectacular. It even has a splash park for children. More on the amenities later.
The homes here are very similar to the homes on Marble Crest Way but the setting is different. There’s a total of 24 homes on this street. The 12 homes with even numbered addresses are on the West side of this street. Behind these homes is the 11th hole. The 11th hole is a 193-yard Par 3. The hole is on the Northern end by the cul-de-sac. The 12 homes on the Eastern side of Sailborough Ct. back up to Towne Commons Blvd. which goes from the entrance gate back to the Stoneybrook West Towne Center (amenities center and HOA office).
The homes on this street vary in size from approximately 2,700 square feet to 4,022 square feet of living area. Most of these homes were built between 2002-2004. Always look how old the properties are. Newer homes may have transferrable warranties. When you buy a home for sale it is always beneficial to ask the sellers after going under contract to please provide any warranty information they have on work that was done, appliances purchased etc.
In the last 5 years only 6 of these homes have sold. They sold for prices ranging from $325,000 to $515,000. Both the lowest priced home and the highest priced home were on the West side. The highest priced home overlooked the course.
The next street we will cover is also similar. I have a client interested in a home on it as I write this. This street also runs from the South to the North. There are 23 homes on the Western side and 22 on the Eastern side for a total of 45 homes on Baronsmeade Ct.
The 23 homes on the Western side have the 17th hole behind them. The flag is on the Northern end along with the sand traps and water hazard. The 22 homes on the Eastern side are again the odd numbered homes and either back up to other homes or a small wooded area. These homes are very nice and the street is well maintained and attractive.
The homes on Baronsmeade were built in sizes ranging from 2,236 square feet to 4,655 square feet of living area. If you have not been in Stoneybrook West in Winter Garden Florida, these homes are stucco with some accenting. Stucco wears fairly well but every 10 years or so needs some maintenance. All homes do no matter what they are built from. Stucco is normally fairly easy to repair and then just repaint. I say this because these homes were built between 2002-2006 any wear you see is likely very normal and a good home inspector will find any major issues before you close on any home. The home I looked at was nearly perfect but the one next to it needed a little love. Perfectly normal.
In the last 5 years 18 of these homes have sold or are currently for sale. The prices range from $335,000 to $569,000. On this street it seems that the quality of the home matters more than being located on the course. Homes with better views have sold for less.
Fox Glove Street. has 99 homes that back up to the course. 42 homes that back up to other homes and 29 homes that are waterfront homes for a total of 170 homes. I will separate these homes by the hole they back up to, waterfront status of backing up to homes. I think those make a difference in pricing to some people.
Twenty-three homes on Fox Glove Street back up to the 15th hole. 10 of the homes on the Western end are waterfront homes overlooking the pond between them and the flag on the 15th hole. The 15th hole is a 377-yard Par 4.
Twenty-nine homes overlook the 14th hole. The flag is on the Western end but on the Eastern side there is a pond and 5 waterfront homes overlooking the pond or the tee. The 14th hole is a 565-yard Par 5.
Twenty homes overlook the 13th hole. The 13th hole is a 320-yard Par 4 and if you overshoot the hole those 5 waterfront homes get to watch it hit the water hazard. This hole runs basically North to South which means the sun will be in your eyes.
Twenty-two homes overlook the 12th hole. The twelfth hole is a 407-yard Par 4 hole. The sand traps are small and it is a pretty straight shot.
These 99 homes on the golf course described above range in size from 1,956 square feet to 4,500 square feet of living area. Most of the homes were built between 2002-2009. In the last 5 years 35 f these homes have sold for prices ranging from $200,000 to $400,000. Some of these homes are actually very attractive homes. The waterfront homes on Fox Glove street that are not on the course but on ponds range in size from 1,656 square feet to 4,086 square feet of living space. Quite a difference. The homes were built between 2002-2005. In the last 5 years 10 have sold for prices ranging from $280,000 to $389,000.
The remaining homes on Fox Glove St. are neither course or waterfront homes. They range in size from 1,656 square feet to 4,086 square feet of living space. In the last 5 years 27 homes have sold ranging in price from $203,000 to $435,000.
The next section will involve more than one street but they are all similar. There are not any homes on the course and there are very few waterfront homes on ponds. The street names are Anley Ct., Calidore Ct., Earlsmede Ct., Eylewood Dr., Oakington St., Shirehall Ln. and Slagrove Ct.
These roads make a horse show with a reserve in the center and two ponds on the outside. There are 197 homes in this section. Considering that the reserve in the center is a wetland and there are two ponds many of the homes are “waterfront”. The homes were built in sizes ranging from 1,222 square feet to 4,233 square feet of living area. They were built between 2001 and 2004. In the last 5 years 87 of these homes have sold. Ideally there should have been about 60. Normally about 6% of the homes in a community sell every year in this area. These homes have sold for prices ranging from $155,000 to $390,000.
This is a large road with many types of potential homes for sale. Lakefront, waterfront, golf course frontage homes and homes backing up to the reserve. Because those things can make a difference in pricing I will cut it up. First, I will do the East side of Black Lake Blvd from the community pool to the East. There are 109 homes on this portion of the street.
There are 35 homes that have their backyards facing the course. Holes 12 and 13 are located here. The 12th hole is a 407-yard Par 4 and the 13th hole is a 320-yard Par 4 (previously mentioned). The homes on the course vary in size from 1,986 square feet to 4,135 square feet. They were built from 2006-2007 and in the last 5 years 17 have sold. The prices that they have sold for range from $200,000 to $550,000.
The next part of Black Lake Blvd has 61 homes in it. This is the Southeastern portion and has a few pond-front but most of the homes are on the preserve between them and the lakes. These homes range in size from approximately 1,588 square feet to 3,219 square feet in size. They were built between 2006-2007 and in the last 5 years 17 have sold. They sold for prices ranging from $175,000-$400,000.
We will revisit Black Lake Blvd when I do the Western side. Later I will combine all of the Lakefront homes on Black Lake into one section. Now let’s look at Balforn Tower Way and Tenbury Wells Way. These roads are the furthest homes to the Southeast but have a separate entrance. There are 113 homes in this section 43 of the homes are waterfront on small ponds.
The waterfront homes range in size from 1,572 square feet to 3,219 square feet. In the last 5 years 10 have sold for prices ranging from $205,000-$338,000. The non-waterfront homes range in sizes from 1,372 square feet to 3,219 square feet. All of these homes waterfront and non-waterfront were built between 2007-2008. 27 of the non-waterfront homes have sold in the last 5 years for prices ranging from $161,000-$365,000.
Now let’s look at the lakefront homes on Black Lake that are on Black Lake Blvd. This will be all of the homes on the street that are lakefront. In total there are 29 lakefront homes on Black Lake. Moat of the homes were built between 2004-2008 and they range in size from approximately 3,257 square feet to 5,000 square feet. There are several homes with no public sales records so but most of the homes fall into this category. The one that have sold have sold for prices ranging from $460,000-$879,000 but do not be surprised if one sells for closer to $1,000,000. If the bridge over the canal connecting Black Lake to Johns Lake ever gets replaced with one a boat can pass under that will help. Right now, boats can run on Black Lake to Lake Tilden and that is it. Black Lake has a surface area of 212-acres of surface area and Lake Tilden has a surface area of 40. Still plenty of room for most water sports.
There are 38 homes on Northwestern Black Lake Blvd. Most of the homes on the non-lake side are similar. The Western end overlooks the course and a few of the other homes do but the percentage is low so I will group all of the homes. I already know the numbers. These homes vary in size from 2,479 square feet to 3,939 square feet of living area. No monstrous homes but nice sizes for most people. Definitely on a pretty street. These homes were built in 2003-2005. In the last 5 years 7 of them have sold ranging in price from $340,000-$498,500.
There are 123 homes on these two streets. Of those homes 28 of them are on the 6th hole. The 6th hole is a 429-yard Par 4. There are 27 waterfront homes that can look over the pond to the 11th hole which we already covered.
The homes on Masthead Landing Cir. That are on the course range in size from 1,595 square feet to 3,159 square feet of living space. The homes were built in 2004-2005. In the last 5 years 13 of them have sold for prices ranging from $176,500 to $325,000. Not bad for a home on a course as nice as Stoneybrook West.
The homes on Masthead Landing Cir. and Hawkslade Ct. that are on the pond looking over to the 11th hole range in size from 1,522 square feet to 3,232 square feet of living area. They were built between 2004 to 2005. In the last 5 years 8 of these homes have sold for prices ranging from $245,880 to $366,000.
The remainder of the homes on these two streets are neighborhood homes. They neither are on the course or on the water. Just nice community homes. They range in size from 1,538 square feet to 3,219 square feet. They were built in 2004-2006. In the last 5 years 29 of these homes have sold ranging in price from $180,000 to $335,000.
On a side note all of the amenities are shown in the slideshow below. They are some of the best in the area.
There are only 2 sections left and in this section the streets with homes on them are Amberbeam Blvd., Beaconsfield Ct., Harbor Hill St., Maiden Moore Rd. and Portmoor Way. There are 197 homes in this section.Twenty-four homes are on the 4th hole.The 4th hole is a 429-yard Par 4.There are 15 homes on the 3rd hole. The 3rd hole is a 179-yard Par 3.There are 19 homes on the second hole. The 2nd hole is a 538-yard Par 5. There are 20 homes looking over a pond at the 8th hole. The 8th hole is a 146-yard Par 3. There are 29 homes looking over the 7th hole. The 7th hole is a 371-yard Par 4.
These homes are the closest to the Northern community exit onto Avalon Rd. Just outside of the exit is the entrance to the boat ramp where you can launch your boat onto Black Lake.
The homes in this section range in size from 1,484 square feet to 3,235 square feet of living space. This measurement does not include garage spaces etc. Just heated and cooled areas of the homes. The homes were built in 2000-2004. In the last 5 years 73 of these homes have sold. They have sold for prices ranging from $181,000 to $339,000. The median priced home over the last 5 years was $250,000.
The final street that we will be talking about are Castleport Rd., Lakebay Ct., Pebble Ridge St. and Selbydon Way. There are 134 homes in this section.
Holes 1 and 9 are to the South of this section and 19 homes get to look over a pond and watch from their back porch. Hole #1 is a 370-yard Par 4. Hole #9 is also a 370-yard Par 4.
The homes in this section vary in size from 1,896 square feet to 4,213 square feet of living space. As you can see there were no really huge houses in Stoneybrook West. Just nice homes on a nice golf course with very affordable fees. These homes were built between 2000-2003 so they are some of the older in the community. In the last 5 years only 41 have sold. Stoneybrook West Golf Club is currently closed to the public but should be reopening sometime in the future. The fees were as low as $33 for a Florida resident to play a full round of Golf. An out of state person can play for under $40 and that includes a cart. That is cheaper than me going to the mall for half a day. The food there is good and if you need clubs you can rent them for about $30. This is a great community and a nice place to live. If you golf, Stoneybrook West homes for sale should be quite a temptation.
