Westover Reserve is an incredible community in Northern Windermere. Westover Reserve has only one gated community entrance and it is located on Westover Roberts Rd. about 700 feet West of South Apopka Vineland Rd. Westover Roberts Rd. is 1.25 miles North of Conroy Windermere Rd. if you use S Apopka Vineland Rd.
Westover Reserve is a community of 81 traditional single-family homes. There are homes with various settings and we will cover each group in detail. This community was built between 1997 and 2005. That is normal in Windermere. The median priced home here seems to hover around $420,000 and homes which are priced higher take some time to sell out in newer communities. There is a lot of competition in Windermere for housing dollars and this helps keep the quality to the dollar ratio fairly consumer friendly.
Westover Reserve has few amenities. There is a tennis court and children's play area West of the entrance and there is a nice sidewalk to it but there is no community pool etc. Most of the homes have private pools and the Largest LA Fitness center in this area is just 2 miles to the South. If you just want to go to a park Gotha Park is 1.4 miles away and has a children’s playground and is a beautiful area.
Within three miles of Westover you have most of the things we all eventually need. Not only are they close but they are actually easy to get to. Very little traffic is what I mean. There is a Lowes Hardware, West Oaks Mall and AMC 14 Theater, Health Central South and a Walmart Supercenter within 3 miles drive to the North in Gotha. To the South less than 2 miles you have the Grove Shopping Center and The Shoppes at Windermere. Here there is a Publix Supermarket, Walmart Fresh Market, LA Fitness and many boutiques, stores, service providers and restaurants.
The public schools that provide an education to the Westover Reserve resident’s children are Olympia High School (1.9 miles), Thornebrook Elementary School (1.9 miles) and Gotha Middle School (1.1 miles). You can confirm this information at OCPS.net or by calling them at 407-317-3233.
As you can see Westover Club and Westover Reserve are both fairly centrally located. The best malls in central Florida and Universal Orlando Resort are also within 20 minutes. So is downtown Orlando. Combine that with a beautiful yet affordable gated community and the choice gets easy.
As you drive into Westover Reserve you are on Westover Reserve Blvd. You will see a large attractive community pond on each side of this street. The one on the Western side has the waterfront tennis court. Westover Blvd. is a loop that goes all of the way around the community. Westover Reserve is laid out inside of a square boundary. To its’ West is Westover Club. To its’ East is South Apopka Vineland Rd. On its Southern side is a drainage pond separating it from Balmoral which is a very expensive and small community.
I will be covering the community by street and types of settings that the homes are in. Waterfront, what the home backs up to, and community homes which are homes that view only other homes around them. Most people have their favorites in a community and things that disqualify homes. I have seen people not buy homes because the trees in the neighbor’s yard were too tall. All of the information will be given from public records. 1731-2113 (odd) There are 11 homes which have really good views of the ponds in the front of Westover Club. These homes should be priced a little differently that others in the community. The homes seem to all have pools and decent sized lots. They vary in size from approximately 3,300 to 4,400 square feet of living area. In Florida the does not include garage spaces etc. Only heated and cooled area of the home. Homes here have sold for up to $750,000.
1737-1833 (odd) 8 homes in Westover Club back up to S Apopka Vineland Rd. This can be a fairly buy road. Busy roads in your back yard can affect pricing. Few buyers want to get used to something they do not like. In all fairness a cinder block home and a brick wall really help control the noise. These homes vary in size from approximately 2,756 sf. to 4,079 sf. of living space. In the last home which sold was for $435,000. There are homes here that should bring more.
1901-2015 (odd) There are 10 homes on the South side of Westover Club Windermere Fl. that back up to the drainage pond which is often dry. These are some nice homes and the pond is not going anywhere any time soon. Most of them in this area are there because they are required to be. This one is owned by Balmoral’s HOA. The homes which back up to it vary in size from 2,656 sf. to 4,282 sf. of living space. In the last 3 years the 5 homes have sold for prices from $473,000 to $665,000.
2021-2107 (odd) 7 homes back up to Westover Clubs sister community Westover Reserve. These homes vary in size from approximately 3,139 sf. to 4,676 sf. of living area. Surprisingly in the last 3 years 4 have sold for prices up to $606,500.
Westover Reserve (even numbers), Criterion Ct. and Royal Gate Dr.
These homes are what I call community homes. Very nice homes which have neighbors on each side and as in this case normally make up the bulk of the community. These homes vary in size from approximately 2,589 sf. to 4,781 sf. of living area. Those are very respectable home sizes for most communities. These homes have sold for prices between $535,000 and $628,000 in the previous year.
