The Westover Club is a community in Windermere Fl. Westover Club is located in Northern Windermere Florida with its’ only entrance on the South side of Westover Roberts Rd. between Hempel Ave and South Apopka Vineland Rd. If you are from outside the area you can find the community about 8.1 miles West of downtown Orlando and South of lake Olivia.
Westover Club is a community consisting of approximately 160 homes. The community was built between 2002 and 2003 and is highly thought of in the area. The community has nice amenities on its’ Northwestern corner. There are 2 tennis courts, a children’s playground, basketball court, volleyball ct. and ample parking. There is no community pool but many of the homes in this neighborhood have private pools.
This neighborhood is laid out in rectangle fashion East to West. On the Western side is Leeside Estates. On the Western side is Westover Reserve the sister community. On the Southern side is Windsor Hill. All sides have well established classy communities and Westover Club fits right in.
When you look at this area on a map or google Westover seems further away from things than it really is. In all reality just 2 miles South on South Apopka Vineland Rd. and you arrive at the Shoppes at Windermere and The Grove. You have a choice there between a Walmart Fresh Market and a Publix Supermarket. There are many shops, boutiques and restaurants there. Even the largest LA Fitness in the area. A Little over 3 miles North and you are at Health Central Hospital, Lowes, Walmart Supercenter or the West Oaks Mall and Cinema. Not too bad for a few minutes from a beautiful home in a gated community. If you are curious 5.9 miles to Universal Orlando Resort and the associated parks there.

Westover Club Cir.
This is the main road which encircles the community. On its Northern side there are 14 homes which look over those two beautiful ponds and 5 homes which back up to Westover Roberts Rd. My disclaimer is this. I am not a licensed appraiser. However, I have been trained and certified to rice homes for banks. I have been paid by banks to price homes to be marketed. The numbers I will be giving are approximate and from public records. I will make every attempt at accuracy. If you use my services rest assured I will know the community which you are purchasing in.
The homes on the ponds vary in size from approximately 2,800 sf. to 4,000 sf. of living area. In Florida we do not include garage spaces in that calculation. All but one home has a pool. In the last 12 months only 1 home sold and it sold for $531,000. The street numbers for this portion are 9585 thru 9663 al numbers are odd.
The non-waterfront homes which back up to Westover Roberts Rd. are 9669 thru 9693 Westover Club Cir. These homes vary in size from approximately 3,233 sf. to 4,057 sf. of living area. They are very close to the amenities and Westover Roberts Rd. is normally not real busy. These homes have sold for up to $600,000.
There are 4 homes on the Western side of the community which back up to a drainage pond. These homes average about 3,500 sf. and probably around $460,000 each.
The remainder of the homes which are on the outside rim of Westover Club Cir. are numbers 9329 thru 9579. All of these homes back up to nice communities. They are not water front, water view or anything else. Just great community homes. These homes vary in size from approximately 2,568 sf. to 3,633 sf. of living space. In the previous 2 years the 5 homes sold and have averaged about $460,000. One home on an irregular shaped lot sold for over $600,000.
Breezy Hill Dr, Katie Hill Way, Pamlynne Pl, Reed Hill Dr, West Hill Run and the even numbered addresses on Westover Club Cir.
These homes are good community homes. Their surroundings are other community homes which vary slightly in size and appearance etc. There are a lot of them and the averages should be pretty close. Ultimately pricing comes down to a home evaluation done with data and physically inspecting the house. Most of these homes range in size from approximately 2,413 sf. to 4,352 sf. of living area. In the previous year 5 have sold for an average price of $441,000. On a side note 5% of the homes selling in one year is a good percentage for the community. I am very familiar with Windermere and the average is 6% in nicer communities
