The Willows often has homes for sale.The Willows in Windermere Fl is a non gated community and has only one entrance located on Windermere Rd. ¼ of a mile West of Maguire Rd. If you are from outside the area like many of our clients this community can be located between Lake Crescent and Lake Down 10.1 miles West-Southwest of downtown Orlando Fl.
The Willows consists of 143 traditional single-family homes. There could have been many more but instead the builder opted for open spaces and quality of living. Lake Rhea is on the Northern side of the neighborhood and so is The Reserve at Belmere. There are 10 lakefront/ lakeview homes in The Willows. There are also 3 large ponds and 45 homes have fairly good views of the ponds. There is a very nice fountain as you enter the community as well. About 20 homes here back up to a preserve (wooded area).
In the center of the community there are 2 tennis courts, children's playground and a basketball court. There are also sidewalks across the park leading to the amenities.
The Public Schools that provide education to the children of the residents are Windermere Elementary (1 mile away) Bridgewater Middle School (6.4 miles away) and Windermere High School (5 miles away). Never trust advertised information when it is so easy to check such important information.
Probably will do most of you shopping for normal items at Plantation Grove 2 miles North. There are gas stations, restaurants, childcare, a Publix Supermarket and many other shops stores etc. If you prefer a Walmart Supercenter there is on by Health Central Hospital in Ocoee just 3.7 miles from this same community. I really haven’t scratched the surface about how good the area is.
I will be covering this community in detail. I am aware that we buy homes because we feel like buying the home. I also know most of us want to know why we are spending hundreds of thousands of dollars. We also want to know about the community and the homes that will be near ours. How does our home rank? I will be giving a lot of information. The community will be broken up into parts. The parts will be lakefront, water view, overlooking the park etc. This is how to price a home and make sure you are not paying way too much. I am not a licensed appraiser but I have been paid to price homes for banks.
I will be giving the square footage and dates of construction from public records. I will say approximate but will make every effort I can to be accurate. The age of homes is always important because of potential warranties. Florida State law mandates some warranties on homes under 10 years old. Finally, I will be giving some sales history and pricing. I may provide several different types it depends on data available.
Homes on near busy roads are some of the least popular homes in communities. If you do not mind often there are some great deals to be had. In this case there is actually a waterfront home on the West end of the community that is on Windermere Rd. The brick wall here will not affect the sound. The homes may or may not be concrete and they are going to be affected by road noise. They may not like to believe it but that is the case. None of them will advertise their homes as the closest in the community to the busiest street. On the Brightside the community even looks good from the road.
There are 12 homes in The Willows that are on Windermere Rd. They are located on Kane Park Way, Willow Brick Rd. and Willow Stowe Ln. These homes vary in size from approximately 2,500 square feet to 3,506 square feet. Most of the homes were built between 1993 and 1994 but there are exceptions. In the last 3 years only 1 has sold and it sold for $575,000.
There are 4 ponds in the Willows. 1 is between Lake Rhea and the homes. It is long and thin. I will still call those homes lakefront even though the lake is small. These homes are on ponds. They either have a good view of the pond or are waterfront on the ponds. I tried to be a s fair as I would be if I was buying or selling one of the homes myself. Some of the pond front homes are very nice. The streets these homes are located on area Kane Park Way, Willow Brick Rd., Winston Willow Ct., and Willow Gardens Dr.
The waterfront homes were built is sizes ranging from 2,506 square feet to 7,700 square feet of luxury living space. There are 2 homes over 7,000 sf. In the last 3 years 8 of these homes have sold for an average of approximately $636,000. That is a pretty good price. One of the homes approached $1,000,000.
This lake is more of a pond. However, it is a named lake. Lake Rhea also has the Reserve at Belmere on the other side of it. Those are some nice homes to look across at. I am sure that most of us would refer to these homes as lakefront if we were selling them. Most importantly the homes are nice. They are all on Willow Gardens Dr.
These homes were built in sizes ranging from 2,752 square feet to 4,352 square feet of living space. They were built in 1994 to 1995. In the last 5 years only 2 have sold for an average of approximately $512,000.
These are homes that are in the Willows Windermere Florida but in not is a special place except in the community. The homes may bigger or even worth more. These are the homes most people live in and are often the easiest to re-sell.
The community homes vary in size from 2,293 square feet to 4,659 square feet of living area. The community was built between the years 1989 and 1995. In the last year 3 homes here have sold for an average price of $571,660. That is over the median price for a home in Windermere Florida. Not bad for a 1990’s community. In fact, it is great.
