Phillips Landing always has homes for sale.Phillips Landing is located in Orlando Fl on the Western shore of Big Sand Lake. The Portion of Orlando that it is in is commonly referred to as Dr. Phillips. This community has only 1 entrance. It is located on the East side of S Apopka Vineland Rd approximately 1-mile South of Sand Lake Rd. It has a beautiful entrance and is very visible from the road. You will notice the red brick wall along the Eastern side of S Apopka Vineland Rd. and then it will open up to a large white guardhouse with a four-lane entrance. There are also large community sighs saying Phillips Landing on both sides of the entrance. Very attractive and classy.
Phillips Landing is a very large community. Inside there are approximately 362 homes inside of the gate. There are also several different subdivisions. Some of the Subdivisions are Phillips Landing, Heritage Bay, The Estates at Phillips Landing and Bay Harbour. What I plan to do on this site is breakdown larger communities such as Phillips Landing the same way that I would if I were pricing the home for a client. The Subdivision sometimes may have an effect on pricing but the location and surroundings of the home are always a determining factor on pricing. Does the home back up to a road, is the home on the water, is the home on a lake etc. After a brief explanation I will give you the best breakdown available online of Phillips Landing Orlando Florida. First let me briefly describe my methods and the information.
When I give the square footage, I mean heated and cooled areas in the home. I will not include garage spaces. All of the information I will be sharing is public information gathered from several different sources. All of the numbers will be approximate because any source is subject to human error. I will give the ages of the homes also. This is not only a pricing/value factor but it may apply to available warranties mandated by Florida Law. Phillips Landing is a beautiful community. In full disclosure at this time I am considering buying a home there myself. I will never take the easy way out and guess at any of the numbers given below. I will make every attempt to be accurate. My hopes are that you will consider our services in finding a home in this area.
As you enter Phillips Landing you will be on Phillips Landing Blvd. If you take your first available right hand turn you will be on Phillips Bay Dr. You will also be entering an area consisting of Heritage Bay Subdivision homes. There are 134 homes in this portion of Phillips Landing.
On the Western side there are 29 homes that back up to South Apopka Vineland Rd. This is a busy road. There is a large red brick wall between the homes and the road and you cannot hear the road traffic as easily inside of the homes. However, when you ask someone what is special about their home they never say, “it backs up to a busy road”. These homes are on Heritage Bay Cir., Oak Landings Ct. and Phillips Grove Terrace. These numbers come only from homes which backyards are next to the road.
The homes were built in sizes ranging from 2,185 square feet to 3,903 square feet. They were built between the years of 1997 and 2001. In the last 5 years 7 of these homes have sold. That is 4.8% per year. The normal turnover rate for communities in this area is 6% so that is not a bad sign for the community.
Now let’s turn our attention to the waterfront or really good water view homes in this section. I did include 3 homes which were not waterfront. The do however have a great view of the largest pond and it should be a positive influence on the pricing for these homes. There are only 19 of these homes and they are either on Heritage Bay Dr. or Phillips Bay Dr.
These homes vary in size from 2,196 square feet to 4,090 square feet of living space. The homes were built between 1996 and 2002. In the last 5 years 4 of these homes have sold. Once again that is a very low percentage of overall sales.
These homes back up to the tennis courts and the central park area. Some people would prefer this over other areas. This open space and park is beautifully shaded and nearly 700 ft. long. The homes built around it were built in sizes ranging from approximately 2,085 square feet to 4,223 square feet of living area. Most of these homes were also built between the years of 1996 and 2002. In the last 5 years there have been 10 homes sell. Surprisingly enough that’s an 8.6% turnover on average every year. Not drastic but interesting. Would I still buy one of the homes? Sure, but I would want to negotiate a good price.
The remaining homes are community homes. Most people will buy them. They are beside other homes on all sides. Still good homes and normally the majority in neighborhoods. There are 55 of them in this group making this the largest so far. These homes are on Dancy Tree Ct., Oak Landings Ct., Heritage Bay Cir., and Phillips Grove Terr.
The homes range in size from 2,188 square feet to 4,027 square feet of living space. They were built between the years of 1997 and 2001. In the previous 5 years 15 have sold which puts this section at 5.4% per year. Great community scoring so far. I expected it out of Phillips Landing. Now onto the rest of this community.
After entering the Phillips Landing you were on Phillips Landing Blvd. If you were to take your first left you will find yourself on Bay Harbour Blvd. To make it easier on me let’s call this area Bay Harbour. This Portion of the community has 78 homes and a wide variety of housing options. There are 3 ponds with homes on them and there is of course Big Sand Lake and Lake Serene. First let’s look at the ponds and the waterfront homes. waterfront is not lakefront. The streets that these homes are on Bay Harbour Blvd., White Swan Ct. and Lake Serene Dr.
There are 24 waterfront homes on the 3 ponds. These homes vary in size from approximately 2,578 square feet to 4,322 square feet of living area. The homes were built between 1996 and 1999. In the last 5 years of these 24 homes 7 homes have sold and one sold twice. That equates to 6.6% annual turnover. The home which sold twice has the community basketball court and tennis court behind it.
Next up what I call community homes. These are homes around other homes. One of these would love to call itself lakefront but does not have the deeded property so I have clumped it together with these. All of these homes are on Bay Harbour Blvd., White Swan Ct. and Lake Serene Dr.
There are 24 of these homes. All of which are beautiful homes and most of us would love to call home. They were built in sizes from 2,655 square feet to 4,581 square feet of living space. They too were built between the years 1998 and 1999. In the last 5 years there have been 7 of them sell. That is 5.8% and well within the happy homeowner range. As you can see that 6% number comes from years of experience and is actually a very good indicator for this area. The median priced home was $599,000.
Lake Serene is a recognized Lake. It has just over 44 acres. However, it is not the same as Big Sand lake which has over 1,000. The homes in this portion of Bay Harbour do not get the same sunrise views either. Many of them get neither the sunrise or sunset waterfront view. These homes just should not be grouped together price wise. There are 16 homes on Serene Lake.
These homes were built in sizes ranging from approximately 2,904 square feet to 4,176 square feet of living area. Most of the homes were built from 1998 to 2001. In the last 5 years 4 of the homes have sold. That is 4%. There has been one of these homes sell for over $1,000,000.
The lakefront homes here have a really great sunrise view over the lake. There are only 7 of them so they are somewhat exclusive. Big Sand Lake is a lake with 1,041 acres of surface area and these homes actually overlook the widest part of it.
These homes were built in sizes ranging from approximately 3,391 square feet to 5,500 square feet of luxury lakefront living space. They were built between the years of 1998 and 2000. In the last 5 years only 1 home has sold. If you can’t be happy here you need to leave. These homes are lovely and in a great location. Let’s just hope everyone is happier now.
When you entered this gated community, you were on Phillips Landing Blvd. If you stayed on that road until you have to turn you would end up at the community fishing pier on Southern Breeze Dr. On the North side there are some water view homes on the West side of Southern Breeze Dr. Let’s look at those. I will be covering all of the lakefront homes on Big Sand Lake last.
These homes vary in size from approximately 3,989 square feet to over 6,000 square feet of living space. These homes are on a low trafficked street with a great view. When you consider their location, they look even better. The homes were built between the years 1997 and 1998. They probably sold quickly. In the last 5 years zero have sold. In the last 10 years only one has sold. Like I said this is an overlooked section. There have been 3 in the last 5 years that failed to sell so the owners kept them.
South on Southern Breeze Drive will take you to the end of the community. If you search it you will find homes on three ponds. They are on Elliot’s Ct. and Southern Breeze Dr. There are 53 homes on either ponds or pond/central park areas.
These homes were originally built in sizes varying from 3,419 square feet to over 7,000 square feet of living space. Although the oldest homes were built in 1997 several have been built as lately as 2008. In the last 5 years there have been 16 of these 53 homes sell. That is once again almost exactly 6%. They have all sold for over $600,000 and one for over $1,000,000.
There are only 27 of these homes. Homes which do not have a special setting or special view. The only thing special about them is they are in a gorgeous gated community and they are lovely homes. These homes were built in sizes ranging from 3,220 square feet to 5,412 square feet of living area. Fantastic home sizes for 99% of potential home buyers. These fine homes were built between 1998 and 2002 with very few exceptions. In the previous 5 years 2 have sold every year. That is 7.4% which is a little higher than the preferred 6%. Still I would gladly buy any of these homes for the correct price. Getting the current owners to agree is the sticking point.
This will be done in two sections. All of the homes are technically on Big Sand Lake however some are on the larger section and some face toward the West which is not the preferred view. That Phillips Landing portion of the lake is smaller and some of the homes are on a canal. Most buyers would prefer the larger body of water.
The Eastern side contains 21 homes. Some of these homes will rival most of the lakefront homes in Phillips Landing Orlando Florida. They range in size from approximately 4,552 square feet to 7,000 square feet of living space. They were built between 1999 to 2004. In the last 5 years only 1 has sold. It sold for just under $1,500,000.
The larger portion of the lake has 34 lakefront homes. The homes start at the community pier and end at the Southernmost point on the East side, 9125 Southern Breeze Drive.
The homes on this incredible strip were built in sizes from approximately 3,474 sf. to 9,500 square feet of living space. These homes were built between the years of 1997 and 2010. There may be a couple of newer homes. In the last 5 years only 2 have sold. Average price was under $2,000,000.
Bay Meadows Elementary, Southwest Middle School and Dr. Phillips High School. You can always confirm schools here. I personally always confirm with the county. There is far less margin of error than believing a listing.
