Leesburg Florida has a fairly sizable real estate market. The Census in July 2019 has the population here at 23,163 so there must be a housing and commercial market to support those residents.
The Real estate market can be broken into numerous categories. Obviously housing is the most important to most people but many are interested in vacant land and commercial/industrial. Lets address several of these including availability and median price. We use the median price because it decreases the effect that extreme pricing differences has on the overall pictures. Ideally median price means half paid more and half paid less.
There are different types of housing in Leesburg. We will break them down into several categories. Traditional single-family homes,townhomes and condos and finally manufactured and mobile homes covering the amount of sales and median price of each.
Last year (2019) 1,175 traditional single family homes sold. Mot bad when you consider that normally 6% of homes re-sell each year and we are discussing just traditional homes. There are several new homes and communities being built around Leesburg but the average home sold was built in 1997. The oldest home sold was built in 1919. The median price of a home was around $196,500. In the last 60 days it was $205,500.
There are very few of these in Leesburg Florida. Only 51 sales of properties describes as Townhomes, Villas or Condos. The condos include bot hotel type and more traditional condos. Remember condo is actually a type of ownership and normally they are less expensive but you pay more for the condo fee/HOA each month. In 2019 you could have purchased the median priced home for $88,500 and the most expensive was $230,000. The median priced home I mentioned had a monthly HOA of $200.
Around 120 of these sell each year. With the size of Leesburg and the average household income I would expect more of these. Surprisingly the median price is once again $88,000. The median age is 1988 which makes financing a little more challenging. The most expensive was $184,900 and canal front off of Lake Eustis.
