The Enclave at Windermere Landing  

The Enclave at Windermere Landings is a community of homes in Windermere Florida. The Enclave is Located on the South side of Chase Rd. between Winter Garden Vineland Rd. and the Main Entrance to Keene’s Pointe.

The Enclave looks like a very nice community as you approach it and it does not disappoint. The layout is beautiful. There are large open spaces and a lot of water. There should be water when you build a community in a town named Windermere and the homes should be beautiful and they are. There is a lot of competition in this area. There has been a lot of modernization and residential construction in the past few years. The Enclave will have no problem holding its’ own in this marketplace for years to come.

New Construction

Buying new construction is a process. The more familiar you are with that process the better it will go. I highly suggest you not go speak with a new construction sales person without us. They are trained to be friendly and represent the selling company. They are trained to get the most for each home. We will be there for you until you move your furniture into the new home. There are two joined communities here. First there was Windermere Landing then later and thankfully Meritage built The Enclave. Since the two communities are conjoined at the round-about on Golden Dewdrop Trail and by Black Rail St. it is quite acceptable to call them The Enclave at Windermere Landing. As a matter of fact, that is the most googled term for these subdivisions.

There are three main entrances and three types of homes in the Enclave at Windermere Landing. There are two main entrances on Chase Road and there is one entrance on Ingrid Dr. The Ingrid Dr. entrance will bring you into the Enclave on Black Rail St.  This is where you will see the first type of home. There are two other types that I will describe later. To start the total community description, we will begin in the Western Portion.

There are 100 homes in the newest portion of the Enclave at Windermere Landing. These are Meritage Homes and we have a good working relationship with them. Contact us before you speak with them. Our representation will benefit you.

In time the dust will settle and there will be three different groups of homes in this section. The waterfront/water view the homes in the front nearest Chase Road which is a fairly busy road. And finally, the homes on the Southern side of the community and East side of Swanson St. People generally ask is it by the water? Is it by the road?

First let’s look at the homes on the West and South side of Hampstead St. and the homes on the East side of Swanson Street. There are 41 of these homes. The homes are approximately 3,290 square feet to 4,990 square feet in living area. Many of these homes if not all will have some original warranties on them for the first 10 years after their construction date. These homes originally sold for prices ranging from approximately $455,000 to $755,821. Nice homes on a quiet street.

The waterfront/ water view homes in The Enclave at Windermere Landings are on Hampstead St., Swanson St. and Blackrail St. These homes seem to have more variety in size. They were built in sizes ranging from approximately 2,069 to 5,585 square feet of living area. There are at least 3 of the homes that are over 5,000 square feet. The homes very rarely ever sell at the advertised base price. Most people want to personalize their home at the very beginning.

These homes have sold for prices ranging from $483,500 to $664,650. One of the larger marketed homes was listed for over $800,000. That kind of money will get a lot of nice homes in Windermere. The Enclave in Windermere Landings is however one of the nicer communities. The Park and the wooden walkway on the pond is a really nice touch. Very classy area.

 

The remaining homes are nearest Chase Rd. They are not all backed up to Chase road. Fourteen of them are between Swanson Street and Black Rail St. These are placed around one of the parks. The 5 homes on the West side of Swanson St. could say that they are waterfront because of the pond. All of these homes are attractive well-built homes. They range in size from approximately 2,139 square feet to 4,492 square feet of living space. They have sold for prices ranging from $282,500 to $621,000. There are a couple which could bring more and may have by the time this page is published.

The Next group of homes are the homes in the Western Portion of Windermere Landings. These homes are a different design than the other homes in the Enclave at Windermere Landings. There are actually 105 of them. They are located on Snail Kite Way, Golden Dewdrop Trail and Black rail St.

Most of these homes were built in 2012. Florida Law mandates some warranties that are on new construction homes that cover up to 10 years. These warranties may or may not be transferable. It is always best to ask the seller to bring any pertinent warranty information either to the closing or leave it in the home for inspection during a pre-closing walkthrough.

The homes in this portion range in size from 1,970 square feet to 2,999 square feet. All of the sizes are perfectly fine for most families’ needs. In the last 3 years these homes have sold for prices ranging from approximately $260,000 to $300,000. I say approximately because there may have been private sales that will not be in my system. There have been attempts to sell homes in this portion of the Enclave at Windermere Landings for up to $330,000 but the market is yet to provide a buyer at that price point.

Now we are in Windermere Landing waterfront portion. There are 17 waterfront homes and one water view that most people will consider waterfront. All of these will be described in this portion. They are located on the West side of Golden Dewdrop Trail and the South side of Roseate Spoonbill Dr.

These are some very attractive homes and the pond is decent size as well as attractive. They were built in sizes ranging from approximately 2,176 square feet to 4,830 square feet of living area. The homes were built from 2011 to 2012. In the last 5 years home here have sold for prices ranging from $265,000 to $507,000. There was one attempt to sell a home for $550,000 but the market did not provide a buyer.

This is the last portion on homes. There are two designs of homes in this portion but the homes on the Western side of Roseate Spoonbill Dr. have larger yards than the similar homes already covered. The homes covered in this part will be located on the Southern portion of Golden Dewdrop Trl. and Western Roseate Spoonbill Dr. other than the waterfront/water view.

Most of these homes were built between the years of 2011 to 2013. The homes vary in size from 1,887 to 4,830 square feet. In the last 5 years homes in this portion of the community have sold for approximately $248,000 to $545,000. Even though the types of homes are different they are in the same community. When evaluating pricing the most expensive home is lowered and the least expensive is raised. I am not an appraiser but I have been paid by banks to perform Broker Price Opinions which are used to re sell homes.

The Schools for The Enclave at Windermere Landing are Sunset Park Elementary, Bridgewater Middle School and Windermere High School. You can confirm school information here.
