The area

For those not from the Orlando area College Park is in Northern Orlando Florida. Edgewater Drive is the main North and South Road and on it you will find everything from Albert Park to Waterstone Mortgage. Almost every type of shop or store you can imagine can be found there. A very eclectic group indeed.

The 438 or Princeton Street as it is called here is the busiest East West street. The 438 goes by many names and is probably best known as Plant Street over in Winter Garden. West Colonial Drive is the Southern Border of College Park. West Colonial Drive was the first Road to connect Winter Garden with Orlando almost 100 years ago. There are lots of stores and shops on Colonial but traffic is fairly tough at times. It Becomes East Colonial Drive on the Eastern Side of College Park.

The lakes

College Park has four lakes. Lake Adair, Lake Concord, Lake Ivanhoe and Lake Silver. Lake Adair has 24 acres of surface area. Lake Concord has 65 acres of surface area, Lake Ivanhoe has 122 acres of surface area and Lake Silver has 71. Lake Silver is the largest single body of water.

By far College Park is mostly residential neighborhoods. Those neighborhoods combine for around 300 residential sales per year. I actually rounded the number down. That is an average of over 25 sales per month. Not bad for such a small area. The median price averaged 301,000 over the last year with the highest priced home selling for $1,565,00 in Palm Terrace and the most economical home selling for $126,200. The Most economical Condo or townhome was $105,000.

Of-course the primary reason people look at College Park Homes for Sale is the location. With Interstate-4 on the Eastern side and 441 on the Western side commuting anywhere in Florida could not be easier. If by chance you wanted some upscale shopping you can go to the Mall at Millenia toll free on I-4 in well under 20 minutes. The Florida Outlet Mall and the Florida Mall are all in the same area. Not to mention that Universal Orlando Resort and Volcano Bay are in the same area also.

Northern Orlando is the hippest trendiest part of all Orlando. The culture and the art and everything that makes Orlando the awesome place that it is you will find above the 408. College Park just has its’ own unique feel.
