If you are not from Florida we only include heated and cooled areas of the home in that calculation. There are a total of 8 floorplans in the neighborhood and with many of them already personalized the community is an attractive contribution to the area. The largest model is the William and it is a two story home with 6 bedrooms and 4.5 bathrooms.
There are some homes which have a water view and even a couple of waterfront homes. Most of the community is not waterfront. Black Lake Park which is another much larger community is on the eastern side of Black Lake and the communities are not connected in any way.Black Lake is a 212 acre lake and is connected to Johns Lake and Lake Tilden. You can not take a boat via channel to Johns Lake but you can to lake Tilden. There is plenty of room for water sports of most kinds including water skiing and boating.
Black Lake Preserve is very close to W Colonial Drive and Avalon Road. Most routine shopping and traveling will be relatively easy and nearby. Stoneybrook Village is about 3-4 minutes away and has a Publix Supermarket and many shops and stores adjacent to it. Even a few restaurants. For a much wider variety of shopping the Winter Garden Village is 5-10 minutes away with nearly 1/2 of a square mile of shops, stores and Restaurants. As for Winter Garden Culture and of course the weekly Farmers Market you will find it on Plant Street (or very nearby it) about 10-15 minutes to the north of the community.
