Belmere Village is a gated community of luxury homes in Northern Windermere Florida. Belmere Village is located on the South side of Roberson Rd. and has an entrance on the Eastern side of Maguire Rd. about 1/3 of a mile South of Roberson Rd. This entrance is shared with Whitney Isles and the name of the street is Via Andiamo. When you approach the entrance on Via Andiamo it is quite impressive. There are large brick walls on each side of you and you know you are between two very nice gated communities. On the Eastern end near the entrances is a large round-about. You can see the Amenities Center/ Clubhouse as you approach and you should take the first exit. The community uses an electronic admittance system and punching in a code will gain you admittance. The gates open and a bar raises and lowers to prevent tailgating. Attempting to enter through the exit lane will cost a set of tires.
Belmere Village has a very nice clubhouse and amenities. Most of them can be seen above in the slideshow. There is a community basketball court, beach style volleyball court, tennis courts and a very nice community pool with plenty of parking.
Just outside of the gate there are many shops, boutiques, restaurants and service providers. There is a Publix Supermarket, the local fire station etc. The shopping complexes are called the Shoppes at Belmere, Plantation Grove Shopping Center and Meadow Ridge. There are even a couple of gas stations. If you do not like Publix Supermarkets, there is a Walmart Supercenter just 2.5 miles away. It is directly across the street from Health Central Hospital in Ocoee. As you can see Belmere Village has a pretty great location.
Belmere village is a community of approximately 331 homes. The homes have different settings. There are waterfront homes, water view, homes on the preserve, homes that back up to the Casa Mirella Apartments. Sometimes buyers just have a history of preferring a certain section of a neighborhood for other reasons. Because of that, I am going to break down the neighborhood by street. I may even break up the streets if home values may be drastically different in a certain part. Any information I share comes directly from public records and normally will be filtered through the local Multiple Listing Service that all local Realtors use. Much of this comes from the counties we pay our taxes in.
All the Belmere Village homes for sale will be at the bottom of this page. I will Bold the street names so it will be easier to refer back to them when you find a home for sale below that you like.
Via Andiamo has 30 homes on it. By that I mean that their street address is Via Andiamo. These homes face the road and the road itself connects the two gated community entrances. There are no waterfront or water view homes just nice homes on the main street. There is more traffic on this street than any other in Belmere Village. There are sidewalks on both sides of the street which is usually the case in nicer gated communities in Windermere Florida. The homes are all landscaped well and the trees have had time to mature since the community was built. This makes for a very nice drive down Via Andiamo.
The homes vary in size from 1,852 square feet to 2,654 square feet of living area. For those not familiar with that term the square footage shall not include garage spaces etc. Only heated and cooled sections of the home. Most of these homes were built between 2002 and 2003 with a couple of newer exceptions. Always check the age of the homes because some may still have transferrable warranties. Always have your Realtor ask for warranty information to be left at the home. It can save you a lot of headache later.
I will go back 5 years for sales history on every street. In some cases’ it gives a really good snapshot of a section of the community. In this part of Belmere Village the homes in the last 5 years have sold for prices ranging from $319,000 to $375,000. Homes on this part of Via Andiamo have listed for up to $669,000 but failed to sell.
Algare Loop is the next street we will look at. It is also the first street we will look at in sections. There are 40 homes in this part of Belmere Village. Thirteen of those homes are waterfront homes located on a pond and 3 homes overlook the tennis courts and amenities center. I will cover the waterfront homes separately. They look across the pond at the homes in The Reserve at Belmere. A few of them get a waterfront sunrise and a few get a waterfront sunset.
The homes which are not on the water were built in sizes ranging from 2,248 square feet to 3,589 square feet of living space. As you can see there is a difference in this area of Belmere Village from the first one in home sizes alone. Not to mention the waterfront homes. Most of these homes were built between 2001 and 2002. In the last 5 years the lowest priced home to sell was $314,000. The most expensive home to sell was $470,000. There have been 6 attempts to sell for more with prices ranging up to $560,000.
The Waterfront homes on Algare Loop are not really large homes. They are nice homes with a great view. Not many of us get to the point we can relax on a back deck and look over the water. These homes vary in size from 2,285 square feet to 3,256 square feet of living area. Large enough homes for most peoples’ needs. These homes were built between 2001 and 2002 and mostly in 2002. The waterfront homes have sold for prices ranging from $369,000 to $465,000 in the last 5 years. There have been attempts to sell these homes for up to $719,000 in the past.
Belmere Village has a lot of roads. The next street is Vicolo Loop. There are 56 of the 331 homes in this community on this street alone. Vicolo Loop only has 3 what I would call waterfront homes so I will separate them.
If you enter Belmere Village from its’ Eastern entrance on Maguire Rd. Then Vicolo Loop Will be your 3rd left had turn after entering through the gate. The first turn would be to the amenities center. The homes in this section are also very nice homes. Some of them back up to the reservation, some of them are next to The Reserve at Belmere and a couple are on the pond that extends to the amenities center. This is a quiet street with not a lot of traffic.
The homes not on the water were built in sizes from 2,221 square feet to 3,635 square feet of living space. Once again very respectable sizes. This portion of the neighborhood was built between 2002-2003 with a couple of newer exceptions. The homes in the last 5 years have sold for prices ranging from $300,000 to $445,000. One home was listed and failed to sell for $495,000.
Vicolo Loop has 3 homes on the pond. These homes range in size from 2,795 square feet to 3,095 square feet of living area. They too were built in 2003. In the last 5 years 2 of them have sold. They sold for prices $374,500-$380,000. Not a bad price for a waterfront home in a gated community on a street with very little traffic.
Bella Milano Ct. and Via Tivoli Ct. will be combined They are small and share the same pond. There are 29 homes on these two streets. They are in the Northwestern portion of Belmere Village and on the South side of Roberson Road. Directly to the West is George Bailey Park. The park’s primary attraction is baseball.
The homes not on the water in this section were built in sizes from 2,206 square feet to 3,800 square feet of living area. The homes were built between 2004-2006. In the last 5 years these homes have sold for prices ranging from $260,000 to $375,000 and one home failed to sell for $495,000.
The waterfront homes on Bella Milano Ct. and Via Tivoli Ct. were built in sizes ranging from 1,960 square feet to 3,178 square feet of living space. That may be the smallest waterfront home in Belmere Village. The homes were built in 2004 to 2006 and in the last 5 years have sold for prices ranging from $320,000 to $450,000. Once again not bad prices for waterfront homes in a gated community.
Via Lucerna Cir. is your first right hand turn after you enter Belmere Village from Roberson Rd. Or it is your last left hand turn right before you exit if you entered from Maguire Rd. There are 71 homes on this street 19 of the homes back up to Roberson Rd. The road is fairly busy and there is a sidewalk running down the side of Roberson road. There is also a red brick fence between the homes and the road. The sidewalk is mostly used by residents going to and from the local park or Lake Whitney Elementary School which is just South of George Bailey Park.
This is a nice part of Belmere Village. It is close to the exit and does not have much traffic. Only the residents in this part need to drive through it. Combine that with no soliciting and a gated community and you have a nice place to live.
The homes here have no need to be separated. They range in size from 1,838 square feet to 3,442 square feet of living space. If you get to know the square footage you can actually compare the homes in different sections. The homes were built between 2004 and 2006. In the last 5 years the homes have sold for prices ranging from $200,000 to $420,000. The $200,000 home was a short sale. The next highest priced home was $245,000.
There are 46 homes on Rapallo Ln. It runs the entire length of Belmere Village on the Eastern side of Via Andiamo. Of those 46 homes 9 are waterfront. They will be combined with the waterfront homes on Lascala Drive which is the next and the final section of this community. There are cul-de-sacs on both ends of Rapallo Ln. Those homes are the only ones with irregular shaped lots. Some people prefer cul-de-sac homes for their own reasons. This street also has 6 homes on its’ Southeastern side that back up to the Casa Mirella Apartment Homes.
The homes on Rapallo Ln were built in sizes ranging from 1,852 square feet to 3,337 square feet of living space. This street’s homes were built between 2002-2004. In the last 5 years the homes on Rapallo Ln 15 homes have sold for prices ranging from $275,000 to $425,000.
The last section of Belmere Village is Lascalla Dr. There are 59 homes with addresses on Lascalla Dr. Of those homes 21 are on a drainage pond. 20 homes on the Northern Side of the street back up to Roberson Rd. and 12 homes on the Eastern Side back up to the Casa Mirella Apartment Homes. The waterfront (on the pond) homes will be joined with the homes on Rapallo Ln. that are also on the pond.
The non-waterfront homes range in size from 1,852 square feet to 3,299 square feet or room to enjoy life. Most of these homes were built between the years of 2002 and 2004. In the last 5 years only 7 of these homes have sold. Those homes sold for prices ranging from $243,000 to $339,000. 5 of those homes backed up to Roberson Rd. and only one backed up to the apartment homes.
The waterfront homes in this section of Belmere Village are on a pond. These homes are on Lascalla Dr. and Rapallo Ln. They range in size from 1,789 square feet to 3,552 square feet of living space. The homes were built between 2002 and 2004. In the last 5 years 12 times these homes have sold for prices ranging from $280,000 to $399,000. Lovely waterfront homes in a gated community at affordable prices.
