Windermere Terrace contains a total of 105 homes. 66 homes in the Overstreet section (West Side) and 39 homes in the section on the North side of The Lakes of Windermere (East Side). The West side was built in 2013 and 2014 by Pulte Homes. Pulte Homes is based in Atlanta and builds homes in most of the nation. In fact, they have been in business since 1950. To have survived that long they must build homes in good locations and of a good quality. The reason all of the communities surrounding this one were built is the great location.
The Public Schools for Windermere Terrace are Sunset Park Elementary School, Bridgewater Middle School and Windermere High School. I highly suggest you always confirm that information. You can do it by calling 407-317-3233 or by visiting OCPS.net I use the map feature, always confirm if it is important and ask about scheduled rezoning.
Local Shopping for necessities from Windermere Terrace is a breeze. You can simply drive up Ficquette Road to the Cornerstone Publix Supermarket a little over 1 mile away or the Lakeside Shopping Village 2.3 miles South. Lots of new stores are on their way across from the Cornerstone Publix. The bulldozing just started. The only real difference is there is a gas station at Lakeside.
Windermere Terrace does have a community swimming pool located on the East side of its Western section off of Overstreet Rd. It is a smaller pool but has parking and I have seen people using it.
I am not a licensed appraiser. However, I was trained and certified to price homes for banks. Banks have paid me to tell them what price to place on homes they would be selling. If I were to do that to this community I would look at it in sections just like the following.
Overstreet Rd. is a fairly busy road at times. There are people who choose not to live next to roads that they perceive as noisy or unsafe for their loved ones or their pets. Right or wrong it is a factor. There are 29 Windermere Terrace homes that essentially back up to Overstreet Road. These homes range in size from approximately 1,910 sf. to 2,943 square feet of living area (Not Garage Spaces). The last home to sell there over 2,600 sf. sold in 2014 for $350,000. Most of the recent sales put the 2000 sf. homes at around $290,000. If you are considering a home there and use me I will get current information before you make an offer.
Beek St. and Longcare Dr. have some homes on them which are not as affected by the traffic. These homes vary in size from approximately 1,753 sf. to 3,466 sf. of living area. In the previous year from today these homes have averaged about $142 per square foot and about $342,000.
The 39 homes in the Eastern section have 2 basic groups. There are some homes on the preserve and by the pond and then there are some community homes. The community homes are just as they sound. Not waterfront, lakefront of on a preserve etc. Just nice homes which overlook each other.
The odd numbers 12901 thru 12973 are on the North and West side of Holdenbury Ln. These homes overlook the Preserve/Marsh and the community pond. They were built ranging in size from approximately 1,904 sf. to 3,367 sf. of living area. The most expensive home to sell there to date was for $377,000. The homes were built from 2013 to 2014.
The remaining homes in Windermere Terrace are very nice community homes. They vary in size from approximately 2,019 sf. to 2,944 sf. of living area. The last two homes to sell averaged $127.76 per square foot but were over 1 year ago.
