Windermere Downs is a community in Windermere Florida. Windermere Downs is a non-gated luxury lakefront community located on the Northeastern shore of Lake Down. If you are not from this area Lake Down is located 9 miles West-Southwest of downtown Orlando. Although this is a large and beautiful community with a maze of shaded streets there are only 2 entrances. There is one entrance on the South side of Park Ridge Gotha Rd. and another on Hempel Ave. about 800’ South of Westover Roberts Rd.
Windermere Downs is a community of approximately 215 homes. There are homes in many types of settings. Included in this community are 14 lakefront homes on Lake Down an 886-acre spring fed lake and member of the Butler Chain of Lakes. There are also 17 homes that are located on ponds in the neighborhood. Privacy and road noise are needless to say not an issue here. The amenities include a children’s play area and 2 tennis courts on the South side of Birch Tree Ln.
Public schools providing education to the residents’ children are Gotha Middle School, Thornebrook Elementary School and Olympia High school. You can confirm that at OCPS.net or by calling 407-317-3233.
Windermere Downs is a community you will not often want to leave. However, the need will arrive and that is when you will appreciate its’ location even more. Less than 2 miles from the entrance on Park Ridge Gotha Rd is the Plantation Grove Shopping Center. There is a Publix Supermarket and many other services, stores and restaurants there. This same entrance is within 4 miles of Health Central Hospital, Walmart Supercenter, Lowes Hardware, West Oaks Mall and AMC 14 West Oaks Cinema. The Grove and the Shoppes at Windermere are 2.3 miles to the South from the entrance on Hempel Ave. More supermarkets and stores are there. Universals Orlando Resort and downtown Orlando are within 20 minutes.
At this point we now know the area is incredible. You can rarely if ever find a lakefront home on Lake Down for under a million dollars. And there are more million-dollar homes in this zip code than in all of Orlando. The best golf and cleanest lakes are all right here in Windermere Florida. Windermere Downs is set to impress.
I will be covering this community by the street. All of the information will be from public records and averaged for the sake of brevity. Keep in mind those records are put in by human fingers but I will make every attempt at accuracy. I plan on you knowing everything you need to know about Windermere Downs. At the bottom of the page will be every home for sale there. Select one, click on it to view and then you can then refer back to the street covered above for reference. I will be giving approximate square footage, ages and sales history of each street. The square footage will not include garage spaces. It will include the heated and cooled portions of the homes.
Birch Tree Ln.
Birch Tree Ln is near the Northern entrance of Windermere Downs. It starts off with a cul-de-sac on the Western side and ends where it intersects with Maple Leaf Dr. On its Southern side is where you will find the communities tennis courts and children’s playground. There are approximately 23 homes on this street. They vary in size from 3,186 square feet to 4,325 square feet. Most of the homes were built throughout the 1990’s but some were built as late as 2015. One home has sold in the last year and it was for $600,000. Expect only 1-2 homes to sell on this street every year.
Broadleaf Ct. is a small cul-de-sac on the North side of Maple Leaf Dr. in Windermere Downs. This street has only 4 homes on it and a small pond which the home on its’ Eastern side (1955 Broadleaf Ct.) overlooks. This street is near the center of the community. The homes vary in size from approximately 2,592 sf. to 2,800 sf. of living area. Most of these homes were built in 1990-1995. The last home to sell here sold for $500,000.
Down Woods Ln.
Down Woods Ln. is a street near the center of Windermere Downs and also near the NE corner of Lake Down. There are 9 homes on this street and there is a small but very nice center court area in the center of the cul-de-sac. The homes have large and attractive lots Very nice. These homes are in sizes from approximately 2,659 sf. to 5,581 sf. of living area and most of them were built between 1986 and 1992. The highest priced homes here sell for over $800,000.
HollyGlen Pl. is located near the exit on Hempel Ave, It’s a short street and cul-de-sac that goes next to Hempel Ave. There are quite a few cul-de-sacs in Windermere Downs and hundreds of shade trees. There are 8 homes on this street. They vary in size from 2,229 sf. to 3,576 sf. of living area. Most of the homes were built between 1974 and 1989 but there is one built in 2015. The homes have sold for up to $755,000. Very nice street, again.
Maple Leaf Dr.
Maple Leaf Dr. is a looping street that starts on the North end of Woody Dr. at 1702 Maple Leaf Dr. and loops Westward ending toward the South at 1978 Maple Leaf Dr. once again intersecting with Woody Dr. There are 37 homes on this street and some are really gorgeous. The homes in this part of Windermere Downs vary in size from 2,500 sf. to 3,313 sf. This part of the community was mostly constructed between 1983 and 1990. In the last year 4 sold for prices ranging from the low $400’s to $665,000.
Meadowview Cir. is laid out like a looping rope. There are 13 homes on this street. Three of the homes back up to Hempel Ave and this street is the furthest South of any in Windermere Downs. The center of the loop is absolutely gorgeous. There are about 6 trees in it and other than that it is an open area with a couple of benches covered in shade. These 13 homes vary in size from approximately 1,871 sf. to 4,165 sf. of living space. Most of these houses were built between 1974 and 1989. They normally sell in the low to mid $400,000 range. Rarely do the sell the last one was nearly 2 years ago.
Mohrs Cove Ln.
This street has only 8 homes on it. However, 5 are on the Northern shore of Lake Down. Possibly 5 of the best lots on Lake Down if you like sunshine over the lake and on your pool. The even numbered address are lakefront homes. The odd numbers are on the North side of this street. Most of us would be content with either. This is a very low trafficked street and a beautiful one. This street is what Windermere Downs is all about. The homes on this street vary in size from 2,794 sf. to just under 8,000 sf. of luxury living space. They rarely sell but when they have they sold for $1,200,000 to $2,750,000.
Appropriately named and yes, 4 homes are actually lakefront but 1 (9703 Nearwater Pl) is not. 9711 Nearwater Pl has a portion of its lot that passes by a home on the West side. So actually 4 are lakefront. Most of these homes were built between 1984 and 2000 and the largest home approaches approximately 7,000 sf. Prices up to $3,500,000 have been attempted but so far the highest price home to sell was for $2,700,000.
Pleasance Cir. is a small circular street with a children’s playground in the center. You cannot see it on a map because of the shade trees. Photos of the playground are in the slideshow. There are only 7 homes on this street. They have irregular shaped lots and are some very nice homes. They vary in size from approximately 2,100 sf. to 4,614 sf. and most of them were built between the years of 1976-1984. The last home to sell here sold for over $600,000.
Quail Cove Ct.
Quail Cove Ct is a small street with 9 homes on it. It is located inside of Maple Leaf Dr. and Woody Dr Loop. Each of these homes has an oversized and irregular shaped lot. The houses range in size from approximately 2,405 sf. to 2,823 sf. These homes were constructed in 1986-1989. The last 2 that sold averaged $500,000.
If you enter Windermere Downs Windermere Fl. from Hempel Ave and take your first right you are on Stillwood Pl. There are 8 homes on this street. They vary in size from approximately 2088 sf. to 3,941 sf. of living area. Most of these homes were built between the years of 1973 and 1979. Expect to pay around $520,000 for the average home on this street.
Waterview Pl. only has 7 homes on it. These homes are almost the most Southern in Windermere Downs. The street is located on the Southwestern part of Wild Oak Dr. These are just attractive community homes that vary in size from approximately 2,629 sf. to 3,466 sf. of living area. The homes were built between the years 1979 and 1983. The last home to sell sold for over $780,000. Two home here have.
Wild Oak Dr.
For the record this is the street that the Windermere Downs boat ramp, pier and beach are located. They are located next to 9734 Wild Oak Dr. You can see them in the slideshow. The photos are post hurricane so the pier will be repaired to its’ former glory. There are 6 lakefront homes on Wild Oak Dr. that enjoy the Lake Down Sunset every night. The homes on this street vary widely from 2,192 sf. to nearly 9,000 sf. of living space. The homes here were mostly constructed between 1974 and 1988 with a few in 2008. The most expensive home marketed to date was $4,500,000.
This is the entrance road on the Northern side. There are 3 roundabouts on this street. There are also 16 beautiful homes. These homes range in size from approximately 2,730 sf. to 4,330 sf. of living area. The homes were built between 1994 and 2000. As you can see these are not the oldest homes in Windermere Downs. There are a wide variety of homes in one beautiful community. These homes have sold for prices up to $765,000 and $1,300,000 was attempted on another.
Woodmont Pl. is a street that gives Wild Oak Dr. a little more character. This street is near the entrance on Hempel Ave and has 12 homes on it. The homes all have those larger than average shaded lots that make Windermere Downs so beautiful. The homes were built in sizes from 2,732 sf. to approximately 3,300. The homes were built between 1973 and 1984. The homes have sold for up to $645,000. The last one to sell sold for $540,000.
Woody Dr. is the last street in Windermere Downs. This is a long street that has over 20 homes on it. The homes on Woody Dr. are from approximately 2,000 sf. to 3,100 sf. These oldest homes on the street were built in 1973 and the newest in 2002. There may be newer but not in my records. In the last 2 years only 3 have sold and they sold for an average of about $419,000.
