The Windermere Club/Butler Bay is in Windermere Florida. The Windermere Club is located North of Lake Butler Blvd. on the Western shore of Lake Crescent. The entrance is clearly marked and there is a Northern entrance as well. The Northern entrance is on the South side of McKinnon Rd. between Lake Crescent and Lake Roberts. It too is clearly marked. If you are from outside of this area the community is roughly 11.25 miles West-Southwest of downtown Orlando Florida.
For those who do not know the Windermere Club Golf course was shut down, actually many say abandoned a few years ago. A link to an article about it is here. I will not rehash it the article is sufficient. There already been an interested party in developing the remains of the course into 95 home sites but that has not been approved. There are currently 150 homes sited in the Windermere Club. The subdivision is commonly called Butler Bay, Windermere Club/Butler Bay and a couple of other variations. Let it suffice to say this is a gated subdivision that is recovering from some turmoil and moving forward. There are a lot worse places to be than a waterfront gated community in Windermere.
Several of the homes here are going through modernization. The move forward has begun and there are some beautiful homes in the Windermere Club. Many are on the water and many are on the remains of the course. Nature is taking its’ course until a more acceptable remedy is found. I am sure several investors are watching for the opportunity to develop it. I think it would be best left alone or turned into a park. The community is beautiful and deserves it. Regardless there are better days ahead and the turmoil is in the past and we move forward.
I will be covering this community in detail. I will also be covering two sections of what is now Lake Crescent because it has Butler Bay homes in it. When you hear me describe them you will understand why they are included. I am covering this community because I see great potential because it is already a nice place with so much going for it. The information I will be sharing is from public records. I will say up front it is approximate. I will make every attempt at accuracy but the information was submitted to the government manually and mistakes could have been made. It may also be the case that the records are incomplete. So, I will approximate based on my experience. I am not a licensed appraiser but I have been trained and certified to price homes for banks and have actually been paid to do it. Trust me, when you look out over lake Crescent from one of these lakefront homes you could care less what happened a few years ago.
We will start off on the south side of The Windermere Club. There are some Butler Bay subdivision homes on Marquesas Ct. The entrance is gated and says Lake Crescent. There are 11 homes in this part. These homes are not lakefront homes. They are homes on normal lots. These homes range in size from approximately 2,553 sf. to 4,716 sf. of living area (not garage areas). Most of the homes were built between 1983 and 1987. The highest priced homes sell for over $600,000 here.
There are also 11 lakefront homes on Marquesas Ct. These homes have a great view of Lake Crescent. The Sun is always at their back when they are looking at the water. They overlook on average ¾ of a mile to the other side of this lake. Not a bad view at all.
These 11 homes vary in size from 3,214 sf. to 6,819 sf. of living area. The homes were built between 1983 and 2013. The most expensive homes have sold for over $1,200,000 and prices up to $2.5 million have been attempted.
Next is Sunbitten Ct. another entrance that says Lake Crescent but contains homes belonging to the Windermere Club/Butler Bay subdivision. There are 6 of these homes which are not lakefront. The yards are noticeably larger than the homes are. The homes are attractive homes and vary in size from approximately 2,821 sf. to 5,368 sf. of living area. The homes were built in 1983-1988. The homes have sold for prices over $769,000. Prices up to nearly $2 million have been attempted. These homes are nice but they are not lakefront homes.
There are seven lakefront homes on this street. A Couple of these homes are very nice. All of them would be good enough for most buyers. The docks and piers average over 100 feet long. That is a lot to maintain and a long way to walk but the view is really great. The largest home is omitted. Other than that, the homes range in size from 4,294 sf. to 4,723 sf. of living area. The homes were built between 1984-1998. One of these homes may sell for nearly 2 million with the right buyer.
Now we are legitimately in the Windermere Club. First, I will cover the community up to what was the actual club on the non-lakefront side. There is some remodeling taking place and it really looks promising. There are 16 homes and the street numbers for those homes are even and range from 2808 to 3326 Butler Bay Dr. N. If you see a Windermere Club Home for sale below and it has one of those street numbers this is the group. The homes range in size from approximately 2,958 sf. to 5,825 sf. of living area. The homes were built between the years of 1985 and 1999. The last 2 homes which sold averaged $725,000.
There are 6 homes on the East side of the Southern entrance to the Windermere Club which are on a pond. They should not be grouped with the lakefront but are still waterfront. Unfortunately, the nicest home has no records in my system. The homes are on Butler Bay Dr. N 3215-3225 and on Crescent Cove Ct #’s 12102 and 12126. They are all waterfront. They range in size from 3,215 sf. to 5,000 sf. of living area and were built between 1985 and 1995. Quite a disparity. The homes have sold for prices over $849,000 in the last 3 years.
There are 42 of these homes. They all have spectacular views of the lake and there have been some very affluent people reside in them. If you cannot be happy in some of these homes you are in a rare group. The addresses are Crescent Cove Ct. #'s 12101-12149 and Butler Bay Dr. N 2053-3177 odd numbers.
These homes vary in size from 2,612 sf. to 7,220 sf. of living space. After looking at each lot all I can say is Lake Crescent is a 187-acre lake buy one of these homes and start enjoying it. They were built between the years of 1985 and 2007 and in the last year have sold for an average price of approximately $1.1 million.
In the first section of non-lakefront homes I stopped at the abandoned Windermere Club. These homes will go from the abandoned Windermere Club North on Butler Bay Dr. N. and go along the Western side of Lake Crescent to the Northern end of Lake Crescent Ct. The Street numbers (so you can locate Windermere Club/Butler Bay homes for sale below) are 2514 thru 2218 on Butler Bay Dr. N. and 2242-2049 on Lake Crescent Ct. These homes vary in size from 2,649 sf. to 5,952 sf. of living area. The homes were constructed between 1989 and 2007. In the last 2 years the homes that sold have averaged $592,000.
These are all of the homes remaining on Butler Bay Dr. N and all of the homes on Butler Bay Ct. These homes were in the middle of the now abandoned course. Someday something will correct this and either a preserve, golf course or beautiful homes will be built there. But for now, there is only beautiful homes. The surrounding area is simply returning to nature.
These homes were built in sizes ranging from approximately 2,612 sf. to 4,778 sf. of living area and built between 1989 and 2001. In the last 2 years 8 of these 41 homes have sold. They sold for an average price of over $625,000 and at least 1 home was near $800,000. That says a lot for the homes and the basic location.
Windermere Club Lake Roberts Court is located on the North side of McKinnon Rd. and the Southeast shore of Lake Roberts. The Western shore is Waterford Pointe.
Lake Roberts Ct. has a lakefront side and a non lakefront side. The house numbers here are somewhat confusing. I will separate the homes into lakefront and non-lakefront.
There are 10 lakefront homes here. Lake Roberts is a beautiful spring fed lake fed from the same springs that feed Lake Butler. However you cannot get from lake to lake via channel. The 10 lakefront homes. The 10 lakefront homes vary in size from approximately 2,500 sf. to 4,000 sf. They rarely ever become available but a nice one sold in 2016 for under one million.
The 10 homes which are not lakefront at one time had a view of the course. These homes vary in size from approximately 3,601 sf. to 6,200 sf. of living area. Most of the homes were built between 1993 and 2004. One of the homes sold in 2017 for under $700,000.
