Waterstone is a gated luxury home community in Windermere Florida. Waterstone is located on the Southwestern shore of Lake Butler. The community’s only entrance is located on the North side of Sandy Shores Dr. and about 800 feet from Winter Garden Vineland Rd. If you are coming from the West the community actually begins just East of Windermere Preparatory School. The Entrance is about ½ of a mile Southeast from the school.
Waterstone is definitely one of Windermere Florida’s luxury home communities. Only a select group of builders were allowed to build the homes. Namely Toll Brothers, Silliman Homes, Brierhill Homes and David Weekley. These are probably the finest builders in central Florida. That is fitting because this is one of the finer communities at least in Windermere Florida which means all of central Florida. Just having lakefront lots on Lake Butler puts Waterstone in a pretty elite class on communities. Combine the lakefront view with one of these magnificent luxury homes and you have a great place to enjoy the sunrise for decades to come.
I will be describing this community in detail on this page. Probably more detail than any other page online. I realize that all communities are not created equally. I also realize that not all buyers of real estate have the same needs or taste. This site will not just say, here are some houses take your pick. This is a large investment and deserves a closer look. What are the homes like around you etc. After all there are 2 different lakes that Waterstone has lakefront homes on. There are also 4 different ponds and even 2 wooded areas. All of these areas could and should be evaluated differently. Ultimately it is the home, home site and community that you are hoping will provide you with the lifestyle you are wanting.

The information I will be providing is from public records. It is generally accurate but subject to human error. I will make every attempt at accuracy just keep in mind the numbers were placed into those public records by potentially fallible fingers. I will give approximate square footage which will not include garages. Just heated and cooled areas of the homes. The age of the homes will be given because of potential transferrable warranties that may be mandated by Florida Law. I will make every attempt to represent each area of this luxury home community as well as possible. Information I would want to consider before purchasing. Finally, I am not a licensed appraiser. I have however been paid by banks to place sales prices on their properties. I received training and certification to do it.
Waterstone is a community of 117 homes and homesites. Of those 117, 43 can easily see the ponds. Not all of the water views are equal but all of these homes will be advertised in the future as waterfront or water view. The homes on Waterstone Loop Dr. with street numbers between 11904 and 12066 have the view of the largest pond with the fountain that is on your left when you enter the community. There are 4 homes on Orta Ct. and Lecco Dr. that overlook a small pond and others on Waterstone loop that do as well.
These Water view homes were built in sizes ranging from approximately 2,725 square feet to 7,402 square feet of living space. The oldest water view home in Waterstone was built in 2010. Homes here have been built as late as in 2017.In the previous 2 years 8 homes have sold for an average price of $1,092,000. The highest priced home sold for $1,600,000.
In all fairness there is a road between these homes and SR-535 also known as Winter Garden Vineland Rd. The road is a very busy road and can be loud. There are not as many people who would advertise their home as closest to the busy road. There is a reason for that. Just remember that these are very well-built cinder block homes and there is a wall between then and the highway. Waterstone did put the back of the homes facing the wall and that will help also.
These homes were built in sizes ranging from 2,725 square feet to 5,366 square feet of living area. There street numbers are 11725 Waterstone Loop Dr. through 11845 Waterstone Loop Dr. all odd numbers. If you see one for sale it is one of the homes closest to the busy road. These homes were built between 2011 thru 2015. In the last 3 years 4 of the homes have sold an average price of $811,000.
These homes are just as they sound. They are not lakefront, water view or in a detrimental location. They are very high-quality luxury homes in a community you can and should be proud to say you live in. After all, just saying the builder name communicates quality and luxury.
These homes were built in sizes ranging from approximately 2,761 square feet to 8,256 square feet of living area. I would have broken this group up but most of the homes are in the 3000 to 5,000 grouping. These homes were built between the years of 2011 to 2016. To have purchased on of the 10 homes which sold in the last 2 years it would have cost you on average just $991,000.
There are two lakes that Waterstone has lakefront homes on. Lake Butler and Cypress Lake. Cypress lake is not considered on the Butler Chain of Lakes. It is a single lake not connected to any other. Lake Butler is connected to 12 other lakes in what is commonly referred to as the Butler Chain of Lakes. Lake Butler is also a deep lake and has a surface area of 1,579-acres or almost 2.5 square miles. Needless to say, the lots on Lake Butler are much more valuable. This is the reason I separated the lakefront homes.
There are only 11 lots on Lake Butler. The lots are very nice and not as deep as many of the lots in Lake Butler Sound. The lots in Waterstone place the homes on average about 100 feet from the lake. That is just about perfect. The homes all seem to be over 7000 square feet of living area and the average price in the last 2 years has been around 2.7 million.
Waterstone Windermere Florida has 13 lakefront homes on Cypress Lake. Cypress Lake has a surface area of 62 acres. That is perfect for viewing or even fishing on. The water will always be smoother than on Lake Butler. Your home will not be worth as much on this lake but it can still be magnificent. Many people will still envy it.
The homes on Cypress Lake were built in sizes varying from 4,436 square feet approximately 6,000 square feet of living space. Most of the homes were built between the years of 2014 and 2016. In the last 2 years 5 have sold for an average price of $1,690,000. Still a really good price for a beautiful lakefront home.
