Waterford Pointe homes for sale are available. Waterford Pointe in Windermere Florida is on the South and Western shore of Lake Roberts. The community has only 1 entrance which is on the West side of McKinnon Rd. just South of Lake Roberts. The entrance is gated, beautiful and clearly marked. IF you are not from this area Lake Roberts is approximately 11.4 miles West of Downtown Orlando on the South side of the Daniel Webster 429.
Waterford Pointe is a community of approximately 114 homes. 36 of those homes are lakefront homes on Lake Roberts and 6 are lakefront homes on Lake Luntz. There are also 6 waterfront homes on Ponds. This community is one of the best kept secrets in Northern Windermere. The HOA fee is low and most of the homes have a decent distance between them. Many of these homes are on lots over one acre in size.
Community amenities are really nice. Both of the ponds have fountains and there is a gorgeous fountain at the community entrance. Once inside the neighborhood continues to impress. On the North side of Waterford Pointe Blvd. about 1000’ from the entrance is the community park. There is an amenities center, children’s playground, tennis court and a boat ramp with a small pier.
The public Schools providing education for the children of Waterford Pointe residents are, Lake Whitney Elementary, Sunridge Middle School and West Orange High School. You can confirm that information at OCPS.net or by calling 407-317-3233.
Local Shopping will likely be at the Winter Garden Village just 3 miles away. There is a Target Supercenter, Lowes Hardware, numerous restaurants and nearly ½ of a square mile of parking and shopping to experience. There is even an immediate care center and a LA Fitness. From the 429 access which is near the Winter Garden Village you can reach downtown Orlando FL or Universals Orlando Resort in 20 minutes. Disney’s Magic Kingdom is also 20 minutes to your South. Waterford Pointe is very centrally located.
Let’s take a look at this community in sections. This way if you see a home for sale below you can refer back to that section. I will evaluate each street from the public records and sales history. I will give the approximate square footage of your future neighbor’s homes as well as the sales history for each part of Waterford Pointe. Keep in mind in the public records sometimes information is omitted or does not exist. I will however make every attempt at accuracy. If anyone finds a mistake they can document contact me. I will adjust the information.
Since you enter the community on Waterford Pointe Blvd. Let’s start there. First, we will look at the non- lakefront homes. There are actually 11 of these homes. They will be 12701 thru 12719 odd numbers. Which are the first four on your right after you enter. Also 12906 thru 12918 which are 3 homes on your left after passing Fountain Key Cir. and 13024 thru 13072 which consist of 3 homes where Waterford Pointe Blvd ends.
These are all beautiful homes and on lots that are fairly large. The homes vary in size from 3,328 sf. to 4,803 sf. of living area (does not include garages). These homes were built between the years 1991 to 1997. As for sales history in the last 3 years only 2 have sold. Sales prices were $714,000 and $825,000.
Now for the lakefront homes on Waterford Pointe Blvd. These have street numbers between 12725 and 13073 and are all odd numbers. An important note 13061 thru 13073 are on a canal. A wide canal and very much part of the lake but a canal. These are some stunning homes with a variety of lakefront views. Some look North, East and some to the South. All of them are on those nice Waterford Pointe large homesites. These homes vary in size from approximately 4,040 sf. to 7,319 sf. of living space. The homes were also built between the years 1991 to 2009. There may be exceptions. Some of the homes have been owned since new. In the last 3 years 3 have sold for prices up to $1,850,000. Only 1 sold for less than one million and it was a stunning home on the canal.
Since we are driving North in Waterford Pointe let us continue onto Water Key Dr. First the non-lakefront homes. There are 7 of these homes. Several of the homes can of course see the lake but they are not lakefront homes. Also, once arriving on the North end of Water Key Dr. you discover that you must turn around to exit. The Street numbers that are not lakefront are 2106 thru 2002. The even numbers should all be non-lakefront. These homes vary in size from approximately 3,154 sf. to 4,188 sf. of living area. Most of these homes were built between 2000 and 2003. In the previous 3 years 3 have sold for an average price of $660,000. Most of these homes have either sold once or have been on the market.
Lakefront homes in Waterford Pointe can also be found on Water Key Dr. These homes either face East for the sunrise or South for the all-day sun. There are 3 homes on the canal once again. Their street numbers are 2131, 2125 and 2119. The odd numbers continue North until reaching 2003. Most of the homes have docks to take advantage of Lake Roberts’ 116-acres of surface area. More than enough for fishing, skiing or jet skis.
These homes were built in sizes ranging from approximately 3,254 sf. to 5,500 sf. of living space. The homes were built between 2000 and 2006. In the last 3 years 4 of these homes have sold for prices ranging from $670,000 to $1,365,000. All homes over 4,000 sf. sold for over $1,000,000. Two homes under 4,000 sf sold for less than one million.
Grove Point Ln. has 5 homes on it. This is a short road which ends in a cul-de-sac. The lots are large and homes are attractive. This road is the first road on your left after entering Waterford Pointe Windermere Fl. These homes vary in size from approximately 2,805 sf. to 3,100 sf. of living area. Most of the homes on Grove Point Ln were built between 1990 and 1995. There is quite a disparity between these homes and the rest of the community but the yards are large.
Fountain Key Cir. is your second left after entering the community. These are the homes which will be on your left had side. The street numbers are 2270 thru 2210. These homes vary in size from approximately 3,071 sf. to 5,895 sf. of living area. The homes were built between the years of 1990 and 2007. In the last 3 years 2 have sold for an average price of $718,000. 2222 Fountain Key Circle has the best lot on Lake Luntz. It last sold for over 1.3 million.
The homes on the inside of the circle are street numbers 2259 thru 2233. They have very limited data. The last one that sold was for $550,000.
Luntz Point Ln. is likely named after Lake Luntz which is a 21-acre lake on the North side of this street. Since those homes are going to be lakefront we will look at them separately. The homes on the South side of Lake Luntz Pt. have street numbers 13106 thru 13130. These homes look over a marsh area. They vary in size from approximately 3,694 sf. to 4,523 sf. The last of these homes to sell sold for $760,000. There has been one before that for over $1000,000.
The Waterford Pointe Lakefront homes on Lake Luntz range in size from 3,765 sf. to 7,632 square ft. These homes were built from 1994 to 2006. The most expensive one to sell sold for $1,800,000. Very nice homes on a pretty, yet small lake.
There are two homes on a pond on this street. I will tell you about them last. Other than those homes these numbers will cover every home on Roberts Pointe Dr. The homes vary in size from approximately 3,090 sf. to 5,400 sf. those are respectable numbers for any community. Most of us would be happy with a home that size. The homes were built between 1997 and 2009. There may be exceptions but I do not think so. In the last year the homes which have sold averaged $730,000+.
I did leave the 2 homes which are waterfront out of that calculation There street numbers are 2062 and 2058 Roberts Pointe Dr. The largest of those 2 homes is over 4,500 sf. and at one time sold for over 1.2 million dollars.
