Turtle Creek is a gated luxury home community in Orlando Florida. Turtle Creek has only one entrance which is on S Apopka Vineland Rd. The entrance is gorgeous. There is a large red brick sign on both sides proclaiming the name Turtle Creek and a guarded entry. It is actually very noticeable and classy.
As you enter Turtle Creek you will be on Boca Pointe Dr. You will see a large pond with a beautiful fountain on your left. If you take your first right it will take you to the amenities. There is a set of 3 tennis courts, basketball court and a volleyball court which of course has sand. There is also plenty of room to park under the shade trees.
After viewing the amenities and back on Boca Pointe Dr. You then come to a round-about. There are actually 3 subdivisions in Turtle Creek. For the sake of simplicity, I will call them Avalon, Waters Edge and Turtle Creek. They will help describe areas because some areas have homes which are different sizes and styles. Some of the communities in Dr. Phillips are fairly large. So is Turtle Creek. This is a community of 276 homes.
At the round-about if you take the 3rd exit you arrive on Woodchase Cir. This is the part of Turtle Creek which is what we will call Avalon. The homes have a different style and a different look. There is also an amenities center and community swimming pool in this portion.
At this point I will break up the Avalon Part of Turtle Creek the same way that buyers typically do. Most of the homes in each part will be similar but some will back up to S Apopka Vineland Rd, some will back up to the preserve or the open area on the West side and a few are actually on that beautiful pond. The remainder are in the center and I will group them together.
I want this page to be informative and useful to the buyers. When I say square feet, I mean heated and cooled portions of the home. I always give the age of the homes because as a buyer you will want any transferable warranties from the builder. I will also give the last 5 years sales history so we can see if the community is stable. Normally 6% of the homes in a stable community will sell each year. Now let’s take a look at Avalon in Turtle Creek. When I give the sizes of homes etc. I will be using public records. I will say all sizes are approximate because there may be homes with incorrect records and sometimes with no records to draw from.
Avalon consists of 115 homes. Of those homes 23 are on the Eastern side of Woodchase Cir. 14 of those are backed up to S Apopka Vineland Rd. The other 9 on the Northern portion are waterfront homes on the pond with the fountain.
First the homes on the road (Woodchase Cir.). Honestly there is a red brick wall between you and the road. Inside of the home you will hear very little. However, in your back yard you will hear the road and this does make some difference to buyers. The homes in this portion were built in sizes ranging from approximately 1,839 square feet to 2,810 square feet of living area. These homes were built between the years of 1997 and 2001. In the last 5 years only 5 of the homes have sold which is 7% of the homes. As for what they should sell for your Realtor should know. When I work for a client I can give a pretty good estimate after just a few minutes. I have been paid by banks to tell them where to price homes.
The homes on Woodchase Cir. Which are on the pond. People love living on the water. Builders know it and so does everyone in the industry. Maybe because we are all mostly water I do not know, that is way too deep for me. There are 9 homes on the pond. They were built in sizes ranging from approximately 2,158 square feet to 2,647 square feet of living space. The homes were built between 1997 and 1998. In the last 5 years only one sold. There was only 1 other which failed to sell. The price was probably higher than the market would provide a buyer for.
Next up is the homes in Avalon (Turtle Creek Orlando FL) which are backed up to the reserve or the large open area. There are 32 of these homes. All of them would normally be priced the same if the homes were identical. The homes vary in size from 1,851 square feet to 3,057 square feet of living area. These homes were built between the years of 1997 and 2001. Now for the sales history. In the last 5 years 11 have sold with the median price of $372,000. In this case the median is also close to the average. There have been 12 attempts to sell for amounts in excess of what the market would provide a buyer for.
Now for the center area of Avalon in Turtle Creek. These homes are on either Woodchase Cir. or Hollycrest Dr. They are neighborhood homes backing up to other homes and facing streets. All of which are attractive homes and most people will buy them. These homes range in size from 1,831 square feet to 2,850 square feet of living area. They were built between the years of 1996 to 2000 with one 2001 exception. In the last 5 years 18 of these 60 homes have sold. That is 6% per year.
Water’s Edge and Turtle Creek have no real boundaries. They are mixed together throughout the neighborhood. This is true enough to not make a difference in general description or generalized pricing for most consumers. In this community there are several different settings for homes. There are lakefront homes on Little Fish Lake. There are canal front homes, waterfront on the pond, normal community homes and homes on the preserve. As you can see you cannot just say how much is a home for sale in Turtle Creek Orlando Florida worth. If you want to see the lakefront or waterfront homes skip to the end.
First let’s look at the homes on the preserve. By that I mean the tree line on the South side and the North side. The homes bordering this community on the North are large and have large yards. This makes them fairly similar to the homes on the Southern side. These will be homes on the North side of Scenic Oak Ct., Emerald Chase Dr. and Island Lake Ct. The area North of Scenic Oaks on the Western side is a designated drainage area. On the Southern side there will be a few homes on Boca Pointe Dr. and Emerald Chase Dr.
The homes here are obviously going to be different from the homes in Avalon. They range in size from 3,542 square feet to 6,542 square feet of luxurious living area. Owners here would not want their homes compared to Avalon for pricing, owners in Avalon would not want their homes compared to these for taxing purposes. Most of these homes were built between the years of 1996 and 2003. In the previous 5 years 11 of these 30 homes have sold. That is 7.3%. The price range has been from $600,000 to well over $1,000,000. Prices have been attempted for over $1,500,000.
The next group of homes are community homes. The both face and back up to other homes. These are the homes which most people will buy in nearly every community. The streets they are on are Boca Pointe Dr., Emerald Chase Dr. and two on the South side of Scenic Oak Ct. These Turtle Creek homes were built in sizes varying from 3,378 square feet to 6,656 square feet of living area. As you can see those are slightly different numbers than the other sections. These homes were built between the years of 1996 to 2003. In the last 5 years 18 of these 71 homes have sold for 5%. Sounds like we have found the steadiest portion of the community so far.
Next the 27 homes that are waterfront homes on the pond or have such a good view of the canal that they are water view. There is only one of the latter and it is on the East end of Scenic Oaks. The rest of the homes are on the water side of Emerald Chase Dr. or Island Lake Ct.
The pond in the community is around 3 football field lengths long. Or 900 feet +/- depending on where you measure. That is a fairly large pond. It has a fountain on the Southern end. The homes on the pond were built in sizes ranging from approximately 3,794 square feet to 5,500 square feet. Very nice community homes. Most of us would be content in any of them. They were built between the years of 1996 and 2002. In the last 5 years 16 of the 27 homes have sold. That is 11% which is the highest percentage in the community. As you can see there is a difference. I would still buy one of these homes if I considered it to be appropriately priced.
First a disclaimer. I think the 2 most valuable home here have no records available. There are however 16 homes on Lake Little Fish. The canal is also part of the lake. Obviously not as valuable but easy to navigate none the less. These homes were built in sizes ranging from 3,570 square feet to approximately 8,000 square feet of living area. The homes were built between the years of 1997 and 2001. For those wondering Lake Little Fish is part of the Butler Chain of Lakes. There is a long canal on its’ Northwest corner which starts the Southernmost portion of the Butler Chain. In the last 5 years 3 homes have sold and only 2 were for less than $1,000,000. Some should sell for over $2,000,000.
For those wandering about the local schools they are currently Sand Lake Elementary School, Southwest Middle School and Dr. Phillips High School.
