The Manors is a community in Windermere Florida. The Manors would be much more widely known if there was just an entrance or community sign on Windermere Road. Instead the community opted for privacy and has only one entrance on the North side of Park Ave. The entrance is located between the Butler Bay Recreation area and Windermere Elementary School. If you are not from the area the entrance is located between Wauseon Bay and the Southern end of Lake Crescent.
The Manors consist of 97 traditional single-family homes. The community has no real amenities to speak of. There is no community pool or community park. Outside of the gate just about 600’ to the West is Butler Bay Park. This is a very nice lakefront park that definitely makes up for it. There is plenty of parking, scenery and great facilities.
The homes in The Manors have larger yards than many of the homes in newer communities. The neighborhood is also old enough that the shade trees have grown into what nature intended them to be. A quick drive through this community and you can clearly see why it has lasted and there are seldom homes for sale in the Manors. I will be describing the community in detail below.
The public schools which provide educations to the resident’s children are Windermere Elementary School, Gotha Middle School and Olympia Highschool. You can confirm that by visiting OCPS.net or by calling them at 407-317-3233. If this information is important you should definitely confirm it. The boundaries sometimes change. With the addition of Windermere Highschool watch closely for the first few years.
Shopping and travel from the Manors. This is where I use the if it were me approach. Because sometimes Windermere Town is a little busy I would take Maguire Rd. to The Plantation Grove 2 miles from the Manors. There is a Publix Supermarket, plenty of stores, salons and a few restaurants there. This same road will take you to Ocoee and in just a few minutes you can be at Health Central South. A full-size hospital in Ocoee. If you want to drive through Windermere just go to the Grove or the Shoppes at Windermere. These shops are 3.3 miles South and a little more-trendy. There is a Walmart Fresh Market and a Publix Supermarket there.
The Manors sits between some very nice communities. To its West is Lake Crescent which has several communities around it. The closest is a non-gated community Crescent Lake Estates. To the North is The Willows and to the South is Lake Butler and Wauseon Bay. Good luck getting a lakefront home for less than $1,000,000.
Tyron Pl, Rose DN Ct. and Cedar Grove Ct.
A you enter The Manors you will be on Tyron Pl. Immediately to your left is the only true lakefront home. It actually has a dock on Lake Crescent. The last time it sold it was sold for approximately $750,000. There are 6 homes on your right which back up to Park Ave. The smallest of these is 2,672 sf. The largest is 4,027 sf. (not including garages). These homes have sold for prices ranging from $520,000 to $895,000. That is a nice price for homes that back up to a road.
As we travel North we start off at Rose Dn Ct. and drive up looking at the East side of Tyron Pl and Cedar Grove Ct. These are the odd numbered addresses on Tyron Pl. Most of these homes back up to the marshes and or look over at the school and its outside areas. There are 15 of these homes and they range in size from 2,510 to 4,028 sf. All very nice sizes and beautiful homes. One recently sold for just under $700,000 but there are others that would sell less.
Tyron Pl, Cedar Grove Ct. and Carter Grove Cir.
There are 18 homes on the Northern Border of The Manors Windermere Fl. That back up to Windermere Rd. Last year I had a client who loved one of them. These are attractive but older homes and the road can be busy but usually is not. I personally would put up a fence and be ok with it. But that is up to the buyer. There are plenty of homes in this area to choose from. These homes range in size from 2,471 sf. to 3940 sf. of living area. The last on that sold was for $560,000.
The Eastern side of Carter Grove Cir. is very steady. There are only 6 homes on this side and they back up to Crescent Lake Estates. This is a very quiet portion of the community. The homes average around 2,400 sf. and should sell in the $500,000’s.
There are 7 homes which back up to the marsh portion of Lake Crescent which are on the Southwest portion of the Manors. They are not lakefront in the traditional sense. These homes average over 3,500 sf. and none of them have sold for over 2 years. Contact me if interested and I will update you. I love staying current.
Center of the community and Stanton Hall Ct.
There is a central area of the Manors Windermere Fl. It is encircled by Tyron Pl. and Carter Grove Cir. Inside of it is Stanton Hall Ct. There are 41 of these homes and many of them are very nice homes. They range in size from 2,044 sf. to 3,861 sf. In the last year only 2 of these have sold. One sold for $409,000 and one for $610,000. The smaller home brought less.
