Sandy Ridge in Orlando/Davenport Florida is a 22-minute Drive from Disney’s Magic Kingdom. Sandy Ridge is a non-gated community of approximately 365 traditional Florida homes. The photo above is of the entrance sign on Osceola Park Line Road.
Sandy Ridge has no condos or townhomes but does have approximately 50 homes which are waterfront on the ponds in the community. The ponds are average sized but are attractive and often have wildlife around and on them. This neighborhood is surrounded by woodlands. There is seldom traffic in this neighborhood other than the residents.
The tings that most of the residents in Sandy Ridge like are the quality of home for the amount paid, the proximity of Interstate-4 and how close they are to the local theme parks. Disney is after all one of the largest employers in central Florida. Normally in this area there are two types of people. Those who go to the parks for pleasure, and those who work at them.
On average about 34-35 homes sell in Sandy Ridge every year. This is simply because of how many homes there are in the neighborhood. That averages out to a home every 10 to 12 days being sold. The homes vary in size 1,500 square feet to just under 2,500 square feet of living space. They have up to 5 bedrooms and 4 baths. Most of them were built between 2004 and 2009. This price range is competitive in this area. Recently there have been a couple of new communities begin construction which have made these homes sell for less than they normally would.
Near Sandy Ridge is the Publix Supermarket at Ovation for most of your local shopping and Interstate-4 is just to the north.
