Where are the best places to buy? Well lets start with the city or Orlando and then expand to the local areas I mentioned above. When most people think Orlando they think Walt Disney World. So lets look at the lakefront and waterfront homes for sale in Orlando FL and near Disney. Those homes would be found in Dr. Phillips which is an area of Orlando. The area known as Dr. Phillips is where you will also find Universal Studios, Bay Hill Golf Club and a lot of lakefront homes on gorgeous lakes.
The Largest Lakes in Dr. Phillips are Lake Tibet, Big Sand lake and Lake Sheen. there are more lakes but those are the largest and most of the lakefront homes for sale will be located on one of those lakes. Lakes Tibet and Sheen will have the most expensive homes because those lakes are on the Butler Chain of lakes. Big Sand Lake is where you will find Vizcaya. Vizcaya is a guarded and gated community located in the heart of Dr. Phillips. There are quite a few gated communities in D. Phillips and you will see some incredible and actually unbelievable homes for sale on the lakes there.
One of the best places to live in Orlando FL has to be Lake Nona. Lake Nona is on the eastern side of Orlando and just to the east of the Orlando International Airport. Lake Nona has quite a few lakes and some gated communities with seemingly countless waterfront homes in them. The Village Walk at Lake Nona and the Isles of Lake Nona are both built on manmade lakes and ponds which are lining the waterways. Eagle Creek and numerous other communities offer a lot of waterfront homes as well. lake Nona is known for golf courses, its medical complex and it is certainly growing in popularity by the day.
Winter Park is just north of downtown Orlando FL. Orlando FL does have Lake Eola downtown but a stones throw away is Winter Park which has a lot going for it including some very nice lakefront homes. The lakes here are just the right size for enjoyment and beautiful views. Especially in or from one of the many mansions on Genius Drive or in Windsong one of the more famous communities there. Best of all downtown areas in Winter Park and Orlando are minutes away. With Interstate-4 running just to the west you can be on the go in minutes. Lakefront homes for sale in this area will never be under a million dollars. In downtown Orlando your best hope of a lakefront home is one of the condos which overlook Lake Eola and the downtown area.
Now we are coming to the place which I consider the best place to buy a lakefront home in Orlando FL. That area is Horizons West which is a development west of Orlando and similar to Lake Nona. 90% of Horizons West is located in the 34787 zip code and there are a lot of lakes here. Not only lakes but new developments, new shopping, dining, entertainment and yes lots of brand new schools. Combine that with countless waterfront and lakefront homes for sale and you have the best place in the Orlando FL area. Not to mention the most affordable and with the newest homes.
Most of Horizons West is within a 5 mile radius of the Castle in Disney. Hard to believe it is that close but many of the managers and cast members from Disney actually live in this area. I used to live on Speer Lake in this area myself and we loved it here. There are many locations on and around the lakes which you can hear or see the fireworks at night or even see attractions at Universal. If that sound good to you it should and much more is on the horizon in the next 15 years. This is the hot ticket and best place to find an incredible lakefront home or waterfront home for sale under 2 million.
Orlando has a secretive enclave known to golfers and the wealthy. That place is Windermere. Windermere is the home of Lake Butler and the Butler Chain of Lakes, the finest golf in Central Florida and the lifestyle that you would expect to accompany lakefront living. Communities like Isleworth, Keenes Pointe, The Reserve at lake Butler Sound and countless others combine to make this the areas best place to live. You will pay for it but not regret it.
11-13 lakes make up the Butler Chain. Water level will effect your ability to enter the smallest 2 of the 13. The Butler Chain is a series of beautiful lakes that are interconnected by passable canals. You will notice that some canals pass under the local roadways and occasionally you will se smaller boats making the passage. Most of the lakes are large enough for smaller boats but lake Tibet, Lake Butler, Lake Down and a couple of others are large enough for anything you will see in the area. What you will see on every lake here is mega mansions. You can rarely even find a good lot to build on for under 2 million dollars now.
That is our breakdown of Central Florida's best places to live on the water. Orlando is a great area and many people are missing out on what makes life there so special. If you can afford it you just cannot beat living on the water. There are other locations not far from this city where you can live for less money and there are places to the east and west where you can smell the salt air coming off of the ocean.
