The Lakes of Windermere homes for sale are always available. The Lakes of Windermere is one of the largest non-gated communities in all of Windermere. Its’ borders extend from the North side of Overstreet Rd. to the Western shore of Lake Sawyer. The Eastern boundary starts at the West side of Winter Garden Vineland Rd. and the community stretches Westward to the Western side of Penshurst Ln. where the community borders with Windermere Terrace.
This subdivision is a large one but it is also a very well maintained one. There are a lot of community amenities and they are easily reached from most areas. Keeping with the lakes theme there are 8 large ponds which provide water views from many of the homes and there are 22 lakefront homes on Lake Sawyer.
Inside of the area there will be nearly 500 homes and more than one subdivision. Included will be Lakes of Windermere, The Cove at Lakes of Windermere and Windermere Terrace. There are only traditional Single-family homes in this community. There are no townhomes or condos. However different sections of the neighborhood have different features. This often causes one part to be more marketable than another. For this purpose I will be dividing the Lakes of Windermere into sections and streets. Then when you find a home for sale below you can refer back to that section and read about it. It is my hope that this will assist you and you will contact us for further assistance.
The local public schools providing education for the residents are currently Sunset Elementary School, Bridgewater Middle School and Windermere High School. You can confirm that information by clicking here. I never rely on MLS information for local schools. I always check online. The above link has a good map feature. If the information is important to you I highly advise you to confirm any school information directly with the site linked to above.
As we cover the parts of this large community I will be listing the streets in every part. The streets in each part will be in Bold the first time I mention them. The first section of the Lakes of Windermere will be on the far Western side. The Streets are Penshurst Ln, Smith Shire Ln and Penkridge Ln. I will not mention roads which do not have street addresses on them.
This first part has entrances on the North side of Overstreet Rd. It is easily recognized not only because of the community signs but because of the large pond in the center. There are no waterfront homes but there are approximately 25 with a good water view. Because water view is worth more to some buyers I will separate those homes and give their information in a separate paragraph.
The homes in this part were built in sizes ranging from 1,859 square feet to 3,640 square feet of living space. For those who may not know that calculation does not include garages. It only includes heated and cooled portions of the home. Most of these homes were built between 2007 and 2008. I will always give the construction dates because some warranties on new construction are mandated by Florida Law. If the homes are less than ten years old they may have some warranty remaining. Always ask the sellers to kindly leave any warranty information on appliances or recent work done at the home or bring it to closing. It can save you money and stress later.
In the last 5 years these homes have sold for prices ranging from $240,000 to $340,000. 12 homes sold and attempts were made up to $379,000.
The water view homes in this part were built in sizes ranging from 1,914 square feet to 3,637 square feet of living space. In the last 5 years there have been 4 homes sell. Those homes have sold for prices ranging from $230,000 to $319,000.
This next part is just to the East. It will include the rest of Penshurst Ln, Swinscoe Ln., Duncaster St., Freeman St. and Nobleton Dr. Since the pond is a drainage pond and often dry all of these homes are similar enough to group together. Some of the homes face Overstreet Road but because the garages are to the rear and other factors this will not have that big of an impact on pricing.
This section also includes a community park. This is a very nice but small park. The flowers there and landscaping have always looked good. The basketball/sports court has an athletic surface and this park is a definite plus to any community.
The homes in this part vary in size from 1,709 square feet to 4,167 square feet of living space. Most of these homes were built between the years of 2003 and 2009. This is not unusual it takes a long time to sell the homes in a community of almost 500 single family homes. In the last 5 years 22 of these homes have sold for prices ranging from $202,000 to $395,000.
This next part of the Lakes of Windermere is a large part. It covers from the East side of Penshurst all of the way East to Northwich Dr. I will exclude the water view homes, the park view homes and the homes around the park in the center court with all of the trees and gazebo. Roads included here are Arley Dr., Bramlea Ln., Cragslide Ln., Dalemain St., Foynes Ave., Haddon Dr., Holdenbury Ln., Lake Sawyer Dr., Northwich Dr. and Overstreet Rd.
The homes in this section range in size from 1,709 square feet to 3,974 square feet of living area. The homes were built between the years of 2002 to 2009. In the last 5 years homes in this part have sold for prices ranging from $207,000 to $432,000.
There is a large pond with a very nice fountain between Overstreet Rd., Cragslide Ln., Faryl Ln. and Tettenhall Ln. The homes with a good view of this pond range in sizes from approximately 1,859 sf. to 3,184 square feet of living space. These homes were built between the years of 2004-2008. In the last 5 years these homes have sold for prices ranging from $218,000-$320,000.
The next part of the Lakes of Windermere will be the part around the community pool and the homes on the South side of Lake Sawyer Dr. that overlook Lake Sawyer. They are not lakefront homes they are water view or lake view. I have seen them all and reviewed them. This is a good group value wise. The street names in this part of the Lakes of Windermere are Aldershot Ln., Lake Sawyer Dr. and Northwich Dr.
This part of the community was built between the years of 2002 and 2004. These homes vary in size from 1,862 square feet to 3,326 square feet of living area. In the last 5 years these homes have sold for prices ranging from $225,000 to $325,000. This is surprising considering the amenities and the great view of the lake. There are some very nice homes in this part. The new construction in this area is causing some serious competition at this price point.
Gazebo Park in the Lakes of Windermere is the next part of the community. These will be all of the homes facing the park. I love Gazebo Park and think the new name is an improvement. The streets in this section will be Nobleton Dr. and Mapperton Dr.
The homes facing Gazebo Park were built in sizes ranging from 1,926 square feet to 3,736 square feet of living area. These homes were built between the years of 2002 to 2005. In the previous 5 years homes in this portion of the Lakes of Windermere have sold for prices ranging from $239,500 to $359,000.
Near the middle of the community lies the next part. It looks different as you drive through it. There is a pond on the Northwest side of it and a small children’s park just South of the pond. The street names are Corley Ave., Duncaster St. and Holdenbury Ln. This is Windermere Terrace.
These homes were built in sizes ranging from 1,904 square feet to 3,367 square feet of living space. The homes were built in 2013-2014. The homes here have sold for prices ranging from approximately $259,000 to $390,000.
There are only 3 sections of the Lakes of Windermere Left. We are now in the Northwestern corner. First we will be looking at non water view homes. There are 3 ponds in this section and one has a nice fountain. The downside is the distance is greater to the community entrances. Other than that, this is a good looking part of the neighborhood. For the purpose of full disclosure the Lakes of Windermere have some large powerlines running through. They are located just south of this part.
The street names in this part are Romney Ln., Duncaster St., Droxford Rd., Cragside Ln. and Chagford Ln.
The homes here were built in sizes ranging from 1,813 square feet to 4,150 square feet of living space. The homes were built in 2005 and 2006. In the last 5 years these properties have sold for prices ranging from $212,000 to $357,000.
The water view homes with water view were on Helston Ave. and Runswick Ave. They were built in sizes ranging from 1,926 square feet to 3,103 square feet. These homes were also built between 2005 and 2006. In the last five years these homes have sold for prices from $180,000 to $327,000. After looking at each section you can see that in the Lakes of Windermere living on a pond or with a water view may not help the price of your home.
There is a cluster of homes in the Northeast corner of the community. It is also part of the Lakes of Windermere. Some of the homes are on a pond with a fountain, some of the homes back up to Winter Garden Vineland Rd. The Homes on the pond are also next to the large powerlines.
The street name here is Thornhill Cir. These homes we built in sizes ranging from 1,893 square feet to 3,207 square feet of living space. They were built in between the years of 2002 and 2009. Seven years to build only 22 homes. In the last 5 years these homes have sold for prices ranging from $219,000 to $405,000.
Now for the final group These are the homes on Lake Sawyer. The waterfront homes and the water view homes. Some people would say that these homes are the nicest in the community. I will leave that to individual tastes. I like numbers and market histories. So, let’s take a look.
The street names here are pretty straight forward, just two. Hawkstone Dr. and Thornhill Cir.
These homes vary in sizes from 2,631 square feet to 4,625 square feet of living space. They were built over the years of 2004 to 2017. These homes have sold for prices ranging from $341,000 to $515,000 for the non-lakefront homes and $756,000 to $950,000 for the lakefront. There are a couple of homes that may break the million dollar sales price soon. Lake sawyer is a beautiful lake. I have seen several of these homes up close. There are a couple that need a little love just like in every community. There are also a couple that are very nice. Combine that with the convenient location and it is tough to beat.
