This page is for Lakefront Lots on Big Sand, Little Sand and Little Serene Lakes. There has been enough movement in their markets to cover them separately. I homes will only be writing about lakefront homes and properties. Not lakeview.
The lakes are all located East of South Apopka Vineland Rd, West of I-4 and on the South side of West Sand Road. Little Sand Lake is the furthest North and Just South of the Marketplace at Dr Phillips. Big Sand Lake is about 450 feet to the south of Little Sand Lake. Serene Lake is Located to Big Sands North West side and lies directly beside South Apopka Vineland Road and Big Sand Lake. Click on the Map to go see the area in google maps. A new window will open. Some facts on the Lakes and then the Market information for the last 6 months on each lake. Little Sand Lake has about 161 acres of surface area and is fairly deep for a lake with a mean depth of 23 feet.
Big Sand Lake is fairly large. At first glance it looks like several lakes but actually they are all connected. Big Sand Lake has a surface area of 1,041 acres with a mean depth of 23 feet.
Finally Little Serene lake. Little serene has about 30 acres'ish of surface area and no recorded depth.
The North to South Distance for all three lakes totals 3 miles. East to West about 1 1/2 miles.
Market Information - Little Sand Lake has 49 Single Family Lakefront Homes on its' Western side (sunrise every morning) . On its' South it has 34 Condos with a good Lakefront Northern view at Vizcaya Heights. When I said 34 Condos I know that there are more. I am talking about Surveyed Lots. If I remember correctly there are seven floors.In the last 12 months 3 of the Condos have sold from $390,000 to $420,000.
4 Lakefront Single Family Homes on Little Sand Lake have sold in the last year. The most expensive on was $900,000 and the least expensive was $645,000. All of the homes were 5 bedroom and 5 bathroom except for the one which sold for $900,000. It has 5 beds/4 baths.
Big Sand Lake has 150 Lakefront Single Family Homes/Properties on its' Western Side. I will address the Eastern Side at the bottom of this page.Vizcay Heights does Have Condos with a Southerly View on Big Sand Lakes Northern Side.Not one Condo on the North Side sold in the last year. I guess they like the sun on their back porch all day. 7 lakefront Single Family Homes have sold on Big Sand Lake in the last year. The most expensive was $1,300,000 and the least expensive was $631,000 which by far had the worst lot.
Lake Serene Has 25 Lakefront Single Family Homes and 14 Townhomes in Vizcaya Townhomes. The most expensive home that has sold on Lake Serene in the last year was $975,000. The least expensive home was $580,000. Only 1 townhome was registered as sold in the Multiple Listing Service we realtors use. It sold for $469,000
Honorable mention goes to Lake Crowell with 41 lakefront Single Family Homes. A very small lake located just a couple of houses South of Big Sand's main body of water. No homes have sold on Lake Crowell in the last year.
Sand Lake Village on the Eastern Side has had 4 condos sell ranging in price from $125,000 down to $56,000 which was a 2bedroom/2bath
