Lake Hancock Winter Garden FL

Lake Hancock in Winter Garden is beautiful and clear body of water. Lake Hancock is located in Winter Garden/Independence just South of Independence Pkwy and just East of the Daniel Webster Western Beltway (Toll Rd). Also known as the 429. The lake is surrounded by new waterfront homes and vacant lakefront lots.

The lake

A little bit on Lake Hancock before we get to the lakefront homes. Lake Hancock has a surface area of about 481 square acres. A square mile is 640 square acres. The lake is just over 2 miles long from East to West. I did not include the smaller bodies of water because I wanted large enough lake for boating. As in for skiing etc. Speaking of skiing there is a ski jump in the lake at Cal Atlantic's Subdivision. It is in the slideshow and video.

There are several subdivisions around Lake Hancock. Most with lakefront lots. The Cove at Hamlin, Independence Signature Lakes, The Overlook at Hamlin, West Lake Hancock Estates and Isles of Lake Hancock by Cal Atlantic. Everything Cal Atlantic does is nice if you are not familiar with them. They were builder of the year last year before being purchased by Lennar.

Lake Hancock housing market

In The last year the most expensive lakefront home to actually sell was $1,4000,000 in West Lake Hancock Estates. There is one for sale right now for $1,600,000 in Signature Lakes. There are currently 6 homes for sale for over $1,000,000.

The Least expensive lakefront home on Lake Hancock to sell in the last 6 months was $699,000. It was a new home in Signature Lakes. The least expensive home on a waterfront lot on Lake Hancock right now is $798,000. I did notice one in the $300's but it is not on Lake Hancock.

That is a lot of great information on Lake Hancock. If you are from the area you are familiar with Horizon West. The Lake Hancock area will never be the same. New everything is what's going on out there. No more traveling to get to a great movie theater or shopping. Who knows what company will say they are joining the Horizon West party next. I live here so I am loving it. Yes right now I live on a lake and I love that too.

Local regulations

Some interesting things about Lake Hancock. If you build on a lakefront lot you can not make a beach on the lake(at least not with white sand). You can in your backyard but not on the lake. Believe it or not that will help keep the lake clean. White sand is not good for lakes and no one wants a brown sand beach. Also you have to put certain types of vegetation on the lake to protect it. Finally some wisdom to protect our ecosystem. Have no fear you can build a huge boat dock and sit out on it all you want. There is a boat ramp on Lake Hancock. I have been there it is a nice one.
