There are over 50 gated communities just for traditional single-family homes in Kissimmee. Add to that for the condos, townhomes and villas and you normally have around 575-600 for sale at any one time. Not all of those communities are created equal because not everyone wants to enjoy golf, a community pool or even periodic festivities. You can generally find what you are looking for in this area.\
Guarded or not? Many potential buyers want a guarded and gated community. However keeping guards on duty 24 hours a day will certainly cause the HOA expenses to go up. I know of one gated community with 24 homes and a 24 hour guard. The monthly HOA would cause me to relocate. When you spread that cost over hundreds of homes of course it is not so bad. Having the gate alone helps keep the unwanted traffic down.
None of those are my favorite. I prefer no attractions just peace and quiet in a beautiful home. I listed those communities because so many other people like them and the amenities, local shopping and commuting are all decent.
