Johns Lake Pointe in Winter Garden FL is a beautiful community. Johns Lake Pointe is located on the Western side of Avalon Rd. on the East side of Johns Lake. The community has two entrances on Avalon Rd. The Southern entrance is on Egret Hammock Dr. and the Northern main entrance is Johns Lake Pointe Blvd. Both entrances are clearly marked.
Johns Lake Pointe contains approximately 322 homes/ home sites. The area which this community is in is very competitive. There are many nice communities with beautiful homes and great community amenities. Johns Lake Pointe came prepared. The community pool is large and centrally located. The pool overlooks a nice pond and right next to the pool are the tennis courts and children’s playground.The fitness center is well equipped and inside of the amenities center. If you choose to drive to it there is a parking lot for 15 cars. If you choose to drop someone off they thought of that also and there is a large roundabout which makes it a breeze.

Johns Lake Pointe is such a large community with a great variety of home settings it should be broken up in sections to best describe it. When you buy a home in a larger community it is always nice to know as much about that part of a community as you can. After all, sooner or later the time will come to market your home to potential buyers. Not to mention it is very common to have different sizes or types of homes separated in larger communities. I will cover Johns Lake Pointe in 4 sections. When looking at the neighborhood on a map it looks natural to do this. First the Northernmost part.
Egret Pl Dr., Heron Hideaway Cir. and Morning View Dr.
If you enter the community on Johns Lake Pointe Blvd. you will pass between a large beautiful pond on your left and a smaller pond on your right. Then you come to a roundabout with large trees in the center. Take your first right and you are now on Egret Place Drive. After passing 10 homes you must turn right or left onto Heron Hideaway Circle. If you turn right the eighth home on your right is 15410 is Heron Hideaway Cir. From this home to 15254 Heron Hideaway Cir. (even Numbers) the homes backup to Avalon Rd. This road is a fairly busy road so I separated the homes on it. If you see a home for sale below with a matching address it is backed up to Avalon Rd. Behind these homes is a redbrick wall, power lines, a sidewalk and Avalon Rd. From public records these homes vary in size from 2,838 sf. to 4,700 sf. of living area. Most of these homes were built between 2012 and 2013. These homes should have a transferable structural warranty good for 10 years after construction. The median priced home to date has been approximately $370,000.
35 of the homes in the Northern section are actually waterfront homes. There are several ponds in this section to the benefit of the residents. The smallest home seems to be 2,701 sf. and the largest is over 5,100. Those are respectable numbers for any community. Nice view, nice amenities and a large new home. The homes were built between 2011 and 2013. The median price for the last 2 years has been $445,000 and that home was over 5,000 sf. Pretty good price.
The remainder of the homes in this part are what I refer to as community homes and homes which back up to the preserve. These are the homes which most of us will normally purchase. They vary in size from approximately 2,823 sf. to 5,107 sf. and were also built between 2008 and 2013. As you can see there are differences. In the previous 2 years the average price has been $449,000.
Johns Lake Pointe Blvd. and Sunset Overlook Cir.
The Overlook starts on the Western side of the community where the amenities center is. The sign is in the slideshow. There are quite a few homes in the Overlook that can easily see Johns Lake. And the views are very good. Here are 58 lots in the Overlook but a couple may not end up with homes on them. CalAtlantic sometimes leaves lots open for aesthetics and to improve the views some on the homes have. The Overlook is a beautiful section of the community. On the very far end there is a pond and if you walk around it there is a lovely place to sit and enjoy the view. Also in the slideshow.
The homes in The Overlook at Johns Lake Pointe vary in size from approximately 3,022 sf. to 5,520 sf. of living area. All of the homes look large and impressive. The majority of the homes will be completed in 2018. The first homes were built in 2007. In the last year homes have sold for prices ranging from $475,000 to $695,000.
Egret Pl Dr., Sawgrass Bluff Dr., Marsh Reed Dr. and Sandy Bar Dr.
Egret Hammock starts on the South side of the community roundabout on Johns Lake Pointe Blvd. This is a large section of nice homes and includes waterfront, reserve front, community homes and some homes which backup to Avalon Rd.
There are 30 homes which backup to Avalon Rd. You can identify them by their address on Marsh Reed Dr. having house numbers from 507 to 801 all odd numbers. The homes in this part vary in size from approximately 2,423 sf. to 3,098 sf. of living area. Most of the homes were built between 2008 and 2016. In the last 2 years the average price has been under $350,000.
The Waterfront homes are actually on 3 ponds. There are around 50 of them. Surprisingly they vary in size from approximately 1,698 sf. to 3,511 sf. of living space and most of them were built between 2011 and 2015. These homes have sold for up to $382,425.
Egret Hammock in Johns Lake Pointe as a whole has homes which vary in size from approximately 1,698 sf. to 3,511. In the last 2 years 39 of them have sold for a median price of $325,000 and the most expensive to have sold was for $430,000. Fairly good prices considering the location.
