Cobblestone has only one entrance which is located on the North side of Roper Rd. about 500 feet from Daniels Rd. This community is .6 miles South of the Florida Turnpike. For those not familiar with Winter Garden the neighborhood is about 12.1 miles West of downtown Orlando FL.
Cobblestone is a smaller Winter Garden community. There are only 83 homes in it. There is a pond on the Northeastern corner which has 6 waterfront homes overlooking it but there is no community park or community pool. Most of this community is surrounded by woodland areas except for two portions which are along the roads. In a nutshell this is a neighborhood which is affordable and centrally located in Winter Garden Florida.
The six homes on the pond are on Black Springs Ln. and have house numbers 405 thru 435. 437 is also on a drainage pond but it is not always attractive. This could have been remedied since I saw it last. These homes vary in size from approximately 2,052 sf. to 3,592 sf. of living area. The homes were built between 2006 and 2007 and in the last 5 years only 3 have sold averaging just under $300,000.
The 19 homes backing up to the roads vary in size from 2,238 sf. to 3,583 sf. of living area. They were built between 2006 and 2007. In Florida there is a 10-year transferable structural warranty that is mandated by Florida Law on all new construction. That is why I always give the date of construction. In the last 5 years 7 of these 19 have sold. The most recent sale was over $300,000 (2,700 sf.).
Looking at the community as a whole. The homes vary in size from 1,901 sf. to 3,592 sf. and the homes were built between 2006 and 2007. In the last year 6 homes have sold for an average of over $300,000.
The Public Schools for Cobblestone are Maxie Elementary School, Sunridge Middle School and West Orange High School. You can confirm that at OCPS.net or by calling 407-317-3233. I highly suggest you always confirm this information. Also ask for scheduled rezoning information.
Cobblestones location is actually really good. The Winter Garden Village and the Daniel Webster Western Beltway (the 429 Toll Road) are just to the South. All of your shopping could be done there or you could drive North to W Colonial Dr. East on this Road will take you to a Walmart Supercenter, Health Central Hospital, The West Oaks Mall and AMC 14 West Oaks Theater. That is lot of options to have within just a few minutes of your home. Especially when you are in Winter Garden Florida. The 429 will get you to downtown Orlando or Universal Orlando Resort in 20 minutes and Disney’s Magic Kingdom in 25 min.
