Bellaria is not a very large community, it has only 64 beautiful homes inside. The community is guarded and its’ only entrance is located on W Lake Butler Road .4 miles from Winter Garden Vineland Road. If you approach from the East it is ¼ of a mile from McKinnon Rd. You will not miss the entrance is large and easily recognized. Not only because of the community’s walls and then the guardhouse but because of the large community signs proclaiming the name. Since the name Bellaria is derived from the Latin word for beautiful and can mean beautiful dessert, let’s dive in.
There are several ways to look at Bellaria. Most sites will give you the complete picture and say pick one. However, the more sophisticated buyer is likely interested in a more complete picture. After all, Casabella is a newer alternative and literally across the street from Bellaria. Where it’s sister community is rapidly establishing its’ reputation as the dominant luxury home community in Western Windermere. Bellaria already has a reputation that keeps many watching for properly priced homes for sale.
I will describe this gated community in two different ways. First by homes which back up to the road. Then homes on the large center court, and finally by the remaining homes on the North and Western side. At the end of the article I will describe the homes by size and price. By the end you will need to only visit a home to see if it is right for you. The knowledge that you will have will be greater than most Realtors who would wish to assist you. There are 24 homes that have only their large back yards and a red brick wall between them and W Lake Butler Road. The truth is this road will only get busier but inside the homes you can rarely hear the cars passing by because the homes are solid, have tile roofs and a large brick wall between them and the road. Still you can hear the traffic while in your yard and some people do not prefer these homes. Let’s face it, homes are advertised as waterfront, lakefront, on the park but never backed up to the road. I personally would buy one of these luxury homes in Bellaria if the price were right. I just would want to feel like I got a deal on it because of resell concerns.
The homes were built in sizes ranging from 3,600 square feet to 7,600 square feet since we have such a disparity in value let’s look at 3,600-5,600 square feet first. I am not a licensed appraiser, I have however certified to provide Broker Price Opinions and been paid by banks to price homes for them.
13 of these homes are between 3,600 square feet and 5,600 square feet of living space. Most of these homes were built between the years of 2011 to 2014. There is only one which is older. That is 13131 Bellaria Cir which was built in 2007 or so says the public records. In the last 5 years only 2 have sold and they both sold for over $1,000,000. They were at opposite ends of this size group. There is currently a home that will likely sell for considerably less than $1,000,000. It is a 3,800-square foot home and actually very nice. I toured it for a foreign investor.
The remaining homes are over 5,600 square feet of living space. If you are not from Florida when we use that term it only includes heated and cooled areas of the home. Not garage spaces etc. Even bedrooms have to meet certain conditions to be advertised as a bedroom. The larger homes in this portion of the description were built between the years of 2006 to 2016. That being said these homes will be in great condition and likely the style will be well excepted for decades to come. There is no expiration date on incredible. In the last 5 years 5 of the homes have sold for an average price of $1,391,000.
These are homes that only back up to other communities. The communities are Magnolia Park on the West and Lake Clarice on The North. All of the other community homes are very nice. There is a large pond and the community park on the Northern side next to the homes. Lake Clarice borders the community park but will likely have no effect on pricing the view is obstructed and the lake is very small.
These Toll Brothers Bellaria homes were built in sizes ranging from approximately 3,500 square feet to 6,420 square feet of living area. The homes were built between 2008 to 2015. In the last 5 years 4 have sold for an average price of $1,217,000. The last home was in Feb-2016 for $1,250,000.
There are 28 of these luxurious homes. They all have even numbered Bellaria Cir. addresses. 13136 to 13448 face the South. The other homes all face North. The first group is from 3,711 square feet to 5,500 square feet of living area. The homes were built between 2006 to 2014 so some may have transferrable warranties. In the last 5 years 7 of these homes have sold for an average price of $1,093,000.
The homes over 5,500 square feet go up to 7,481 square feet. The 5,000 square feet of living area puts your home in an elite class in almost any community. These Bellaria homes are no exception. The homes were also built between the years 2007 to 2015. In the previous 2 years there have been 5 homes sell. Their average price was $1,285,000.
The homes here were all built by Toll Brothers. The homes vary in size from approximately 3,500 sf. to just under 7,500 sf. of living area. The Majority of the homes were built between the years 2006-2015. In the last year the most expensive home to sell was over 1.5 million.
