Banana Bay is located on the eastern side of Winter Garden Vineland Road about ¾ of a mile south of the Daniel Webster Western Beltway (the 429). If you are from outside of the area the community is a 10 minute drive to Downtown Winter Garden FL.
Banana Bay is one of the areas nicer but smaller communities. There are only 28 homes in its’ two sections. The two sections are only joined by a walking trail by the community’s park which is between the north and south portions and connects them on their eastern sides. There is another park on the northern side by the Winter Garden Vineland Rd and Lake Luntz but it belongs to Wintermere Harbor.
There are 2 entrances to Banana Bay. Lake Luntz Dr. is the northern entrance and Banana Bay Dr. is the southern entrance and also has Tropic Ct. and most of the community’s homes. Lake Luntz which is on the community’s northern side is a smaller lake having just 21.2 acres of surface area. The water is clean but I do not know if it is spring fed like many of the areas lakes. There is more than one community with lakefront homes on it.
Lake Luntz Dr. has 5 homes which are lakefront homes on Lake Luntz. These homes have a view of the lake from the south which means no sun over the lake. There are pros and cons to that and it has no real effect on pricing. The majority of these homes were completed between 1996 and 1998. Even 20 years ago they built nice homes and knew what a great location was. The homes vary in size from approximately 2,777 sf. to 3,000 sf. and all of the homes have swimming pools.
On the south side of Lake Luntz Dr. there are 4 homes on the pond they have the even numbered Lake Luntz Dr. addresses. These are attractive homes with nice open views and yards and get the sun either all day or in the evening depending on the home. These homes vary in size from approximately 2,755 sf. to 4,358 sf. of living area. These homes were built between 1991 and 1998 and the last home sold was in 2013. People seem to love their homes in northern Banana Bay.
There are 6 homes on Banana Bay Dr. that are waterfront. They are on the south side of the central pond. The homes vary in size from approximately 2,100 sf. to 3,200 sf. of living area. These homes also rarely see. Why would they?
There are 14 homes on Banana Bay Dr. and Tropic Ct. that are on the southern side and are not on the pond. There is a drainage pond on the southern side but that isn’t the same thing to the average consumer. These homes vary in size from approximately 2,406 sf. to 3,215 sf. There are a couple of homes with insufficient data which may be larger. These homes also rarely come to market. Banana Bay is a beautiful community.
