Finding Amberleigh on a Map
Amberleigh is 11.4 miles (18.3 km) West of downtown Orlando. It is on the West side of Beulah Rd. and .5 miles south of the Florida Turnpike. There is a lot of new construction going on in Winter Garden. That of course means there are many new homes for sale. I can schedule us to see several homes for sale in nearby areas if you prefer.
The Town of Winter Garden
Winter Garden is highly thought of for a variety of reasons.There are many beautiful homes for sale, various new shops and diners to choose from, its' local freshwater lakes, the modernization Horizons West is bringing to its’ Southern parts and its’ history. Locally it is also admired for its' quick access to the toll roads enabling its’ residents to be in downtown Orlando or visiting the famous local theme parks in a matter of 15-20 minutes. When you are looking at houses for sale anywhere in the Winter Garden area you may rest assured that after buying a home in Amberleigh if you are sitting around with nothing to do in your new home, it is by choice.
Amberleigh consists of 66 homes. Six homes are waterfront looking over the pond in the Northwestern corner.Normally there are 0-1 homes for sale here. Only 4 homes have sold here in the last year. The community was built in 2001-03. There is no community pool or park that I know of. That may have changed since the last time I was there. However it is a very clean nice looking community.
Maxey Elementary, Sunridge Middle School and West Orange High School. Always confirm the schools with the county when looking at a home for sale. Information changes. If it is important to you I will check it. Or I can search for homes that are for sale by school zone. I am very familiar with the county website. I do not ever use the MLS for finding out which schools provide local education for a home or neighborhood.
In the past 6 months 5 homes for sale have sold (Some homes for sale do not). The lowest priced home sold for $216,600 and the highest priced home sold for $260,000. The highest priced home for sale to have ever sold was $470,000. However, the average sales price for the last 6 months has been $244,000.
For the HOA expect around $690 per year. It will vary and there are restrictions. I will get you all the information you want upon request.
