The Reserve at Belmere Windermere Florida is a private gated community. The Reserve at Belmere is located North of Windermere Town on Maguire Road. This is a large community yet has only two entrances. The entrance on Maguire Road is located ¼ of a mile North of the Park Ridge Gotha Rd. and ¾ of a mile South of Roberson Rd./Moore Rd. This is the entrance you should use if visiting the community for the first time. It is guarded and the Western gate uses only electronic admittance. The Western Gate can be found ½ of a mile South of Roberson Rd. on the East side of Windermere Rd. If you are not from this area Find Lake Butler in Florida on a map. Look 2.5 miles North of its center. That is Lake Whitney and the Reserve at Belmere.
This is the nicest community in Northern Windermere Florida. It is very well maintained, beautifully landscaped and has some of the most beautiful tree coverage around. The amenities are just right and the HOA has its’ act together.
Lake Whitney is a center piece in this community. Lake Whitney has a surface area of a little over 40-acres and adds some spectacular views to the lakefront homes in this neighborhood. The Amenities Center or as some would call it the Clubhouse is located on its’ Eastern bank on Lake Whitney Dr. where it intersects with Reserve at Belmere Dr. If you enter the Easter Gate you will have entered on Reserve at Belmere Dr. Continue on it and you will end up at the Clubhouse and Lake Whitney. Turning left or right gives you a waterfront tour. If that is what you are after turn left on Lake Whitney Dr. first. You will have to turn around at the end but it makes for a complete tour. When you reach Provincial Way which is on your right just before the Western exit make sure you turn left on it. There are some beautiful lakefront homes on it as well. The Reserve at Belmere also has 10 ponds and Lake Rhea providing waterfront or water view to the homes.
There are 250+ gorgeous homes in this community. That is many times the size of the average community in Florida. When I “buy a home” or “buy an investment property” I buy it because I feel like it. I do however like to be able to substantiate why I feel that way. To assist you in doing this I am going to include a street by street breakdown of this neighborhood. I will also give a lot of other valuable information. Prices can vary a lot in larger communities. The homes can be different as well. It may take years for a builder to finish a large community. During that time, they may offer different models, the building codes could change etc. You always want to know what year the home was built because in some cases there may be transferable warranties. Many of these things we would assist you with if you contact us.
The schools as of today are Lake Whitney Elementary, Sunridge Middle School and West Orange HS. Always beware of potential rezoning. Call the school board and confirm your address and at least the current assigned schools. I have used their website to confirm home addresses and I suggest calling. When you buy a home it is worth the effort to get the details. A good Realtor will point you in the right directions.
The Streets and Homes of The Reserve at Belmere
The amenities center on Lake Whitney Dr. has its’ own parking lot and room for about 9 cars plus a handicapped parking spot. The clubhouse is actually a well equipped fitness center that overlooks the community pier and Lake Whitney. Located at this same location is a jungle gym or as some would call it a “tot lot”, a beachfront style volleyball court, 2 tennis courts a basketball court and the community pier. The lake is gorgeous and I never go to this community without walking out on the pier and just enjoying the view. Since the lake and water views are such an integral part of the Windermere area I suggest you do the same.
Below I will be covering the entire community street by street. I will be sharing with you information on the homes and the market as well as other pertinent information. When I mention a street for the first time I will be writing in BOLD text so you can refer back to it. This way when you find a Reserve at Belmere home for sale you can refer back for the information on the whole street.
There are 458 homes in the Reserve at Belmere. Only 43 of those homes are Lakefront homes on Lake Whitney. A lot of the homes have boat docks and at least one home has built onto his home an extension large enough to hide his RV. RV parking is only allowed short term in most nicer communities but he had his home customized and the HOA approved it.
Since the main feature of this community is Lake Whitney let’s start off with the 43 lakefront homes on that lake. These homes are located on the lakefront side of Lake Whitney Dr and Provincial Way. I will be going off of public records available from the local Multiple Listing Service that Realtors use. Much of that information is brought in automatically from government agencies you pay your taxes to. All of these numbers are approximate because there will be a few homes excluded. Those homes usually have not changed hands in a long period of time anyway. Often owned by trusts etc.
The lakefront homes on Lake Whitney drive and Provincial way start with 11960 Provincial Way on the Western Side of the Lake and work Eastward to 1556 Lake Whitney Drive. If you will notice all of the addresses are even numbered. There are two more even numbered addresses on Lake Whitney Dr. but they are not clearly on the lake in my opinion. There are 7 more homes on Provincial Way that are on more of a preserve.
The lakefront homes were built in sizes ranging from 3,720 square feet to 7,500 square feet of living space. In this calculation garage spaces etc. are not included. Only heated and cooled areas of the home. The homes were mostly constructed between 2002 and 2013. However there have been several remodeled. There have been a couple of distressed home go through major renovation and the street is really nice. This area makes for a great tour of homes.
In the last 5 years these homes have sold for prices ranging from $860,000 to $1,824,900. There have been 24+ attempts to sell homes for more. Many of those homes are worth more. There are 5 homes in the 2.5 million dollar plus range for value.
Now Let’s turn our attention to the 38 homes on Lake Whitney Dr. and Provincial Way that are not lakefront homes on Lake Whitney. 5 of these homes are waterfront. There is a pond on the Eastern side of the cul-de-sac on the East end of Lake Whitney Dr. with 4 homes on it. There is a pond on Reserve at Belmere Dr. and house number 1439 is on that pond.
Many of these homes are just as spectacular as some of the lakefront homes. Don’t get me wrong, the nicest homes are still on the lake. Just rest assured when we drive through the community these homes present well and many still have really great water views just without the waterfront taxes.
These homes range in size from 3,167 square feet to 5,400 square feet of living space. Those are respectable home sizes for any neighborhood in Windermere. When you see them you will also be impressed. Most of these homes were built between 2003 and 2014. Some of them have already been updated. In the last five years these homes have sold for prices ranging from $600,000 to $1,086,000. There have been 15 attempts to get more. The highest listed home in this part to date was $1,650,000. It is a beautiful home but looks better inside than from the street. Still this home is a very good home and should bring more than the top selling home has. The waterfront homes on the ponds have sold for just over one million dollars.
Longmeadow Way is a short street on the North side of Lake Whitney Dr. just inside of the Western Entrance of The Reserve at Belmere. There are 17 homes on this street and 9 of them are waterfront on the pond. The pond is really nice but these homes are also close to Windermere Rd. Windermere Rd. normally does not have much traffic on it but Lake Whitney Elementary School is on the North end of this street and so you do get school traffic.
The homes on this street range in size from 2,428 square feet and 4,382 square feet of living space. The homes were built between 2004 and 2008. The waterfront homes have sold for prices ranging from $371,000 to $520,000. The non-waterfront homes have sold for prices from $420,000 to $538,500.
Delwick Dr. has 54 homes on it. Of those 54 homes 11 are on a very nice pond so I will address them separately. The rest of the homes either have homes behind them or they are one of the 11 on the preserve. The Reserve at Belmere is a beautiful community and has sidewalks down both sides of nearly every street. The streets are clean and the community is just incredible.
The homes on Delwick Dr. range in size from 2,104 square feet to 4,028 square feet of living space. They were built between 2003 and 2005. In the last 5 years the homes have sold for prices ranging from $315,000 to $486,000. There have been 17 attempts to sell for prices up to $799,000 but the market has not supported them with buyers. Some of the homes which did not sell would sell for over $500,000. I myself would buy them.
The 11 waterfront homes on Delwick Dr. look across the pond to Belmere Village. The Reserve at Belmere Windermere Florida’s sister community. Some of them can see the Belmere Village clubhouse, community pool and tennis courts. It is actually a very nice view. The homes vary in size from 2,204 square feet to 4,169 square feet of living area. Most of them were built between 2003 to 2005. Actually 90% were built in 2004. In the last 5 years only one has sold. It sold for $304,150 It was a bank owned property and usually should not affect the pricing in a community. I had one of the best lots, a 3 car garages and was over 4,000 square feet. There have been over 7 attempts to sell homes for more. Prices have reached over $800,000.
Glenheather Dr. (N)
Glenheather Dr. has 45 homes on it 18 of which are waterfront. Because these water views are attractive enough to affect the price I will separate them. First the non-waterfront homes.
There are 27 homes that are on Glenheather Dr. in the Reserve at Belmere that are not waterfront. These homes are on an attractive loop. The loop has 14 homes in its center. These homes as a group were built in sizes ranging from approximately 2,215 square feet to 3,732 square feet. As you can see the largest home size is a little lower than other portions of the community. The smallest home is still over 2,000 square feet which is more than enough for many buyers. Nearly all of these homes were built between 2002 and 2004. The homes (in the last 5 years) have sold for prices ranging from $380,000 to $487,500. There have been 6 attempts to sell for more. Prices have been attempted up to $665,000.
The remaining waterfront homes are in two groups but shall be combined. The Northern side of Glenheather Dr. is on a pond looking over to Belmere Village. They can see the clubhouse, pool, volleyball, tennis and basketball courts. The Southern side of Glenheather looks over a pond to Reserve at Belmere Dr. and watches the water and people arrive and depart. Because there is an entrance on both the East and West side of the community there normally is not much traffic and the view is good.
These homes were built in sizes ranging from 2,519 square feet to 4,077 square feet of living space. They were built between 2003 and 2003 and were the first homes to have sold on Glenheather Dr. In the last 5 years these homes have sold for prices ranging from $380,000 to $516,000. There have been 11 attempts to sell for more. These attempts have been for up to $929,900.
Lake Rhea Dr.
Lake Rhea Dr. has 40 homes on it. 14 homes are lakefront on Lake Rhea which is a 10-acre lake. There are also 2 homes on a community pond. I will separate the homes which are not on the water from the lakefront and waterfront.
This like all of the Reserve at Belmere streets is a very nice street. People here take pride in living in this community and living on a lake does not hurt. The non-lakefront homes are first. These homes range in size from 2,519 to 5,100 square feet of living area. The homes were built between 2002-2005. In the previous 5 years they have sold for prices ranging from $509,000 to $590,000. There have been attempts for more.
The Lakefront and Waterfront homes. The homes on water range in size from approximately 3,500 square feet to 5,063 square feet of living space. These homes were built between 2002 and 2005 and in the last 5 years have sold for prices ranging from $535,000 to $765,000. Some very nice homes indeed. So when you drive back into the Reserve at Belmere Dr. Don’t forget Lake Rhea.
Glenheather Dr (S) and Shandon Park Way
Shandon Park Way and the portion of Glenheather Dr. that is South of Reserve at Belmere Dr. only have 13 homes. Of those 13 homes all but one can at least see water. 8 are on very small ponds. All of these homes are going to be so similar in value that I will group them. The nicest home in this group has no sales history. The original owner likely still occupies it.
These homes vary in size from approximately 3,350 square feet to 4,000 square feet of living area. Most of these homes were built between 2002 and 2005. In the last 5 years only one has sold and it sold for $499,000. There have been attempts at more and currently 2 of those are shown below which are lovely homes.
Glenwick Dr. (S) and Glenbay Ct.
The Southern portion of Glenwick Dr. and Glenbay Ct. By the Southern portion I mean South of Reserve at Belmere Dr. I included Glenbay Ct. because it is only 6 of the 54 homes in this section. Of the 54 homes in this section there are 18 waterfront homes on ponds which will be addressed separately. First the 36 homes which are not on the water.
This area is the first Southern street you come to after entering the Eastern entrance off of Maguire road. Right before you reach Glenwick Dr. You will pass a small pond on the Southern side. The homes in this section are some very nice homes but some of the homes on Glenwick Dr. do back up to Maguire Road. You can’t see the road because of trees and there is a brick wall between you and Maguire Rd.
The homes in this part of the neighborhood vary in size from 2,480 square feet to 4,349 square feet of living area. They were built between 2002 and 2006.In the last 5 years the homes for sale have gone for prices from $380,000 to $775,000. There have been attempts to sell homes for up to $1,225,000.
The waterfront homes were built ranging in size from 3,024 square feet to 4,388 square feet of living space. They were built between 2003 and 2006. The waterfront homes have sold for prices ranging from $420,000 to $590,000. There have been attempts to sell for over $1,000,000.
Glenwick Dr. (N), Galway Isles Ct. and Belmere Isles Ct.
Glenwick Dr. (N), Galway Isles Ct. and Belmere Isles Ct. should definitely be grouped together. There are some waterfront homes and as I always do, I will share their information separately. There is a total of 60 homes in this section. This is the first section on the Northeastern corner or The Reserve at Belmere. The Northern side borders Whitney Isles or a pond with the beautiful fountain.
The non-waterfront homes in this section of the Reserve at Belmere vary in size from 2,022 to 2,606 square feet of living space. These homes were built in 2001-2002 making them some of the first in the community. In the last 5 years these homes have sold for prices ranging from $304,000 to $435,000. 17 homes for sale have sold and prices have been attempted up to $499,900.
The 13 waterfront homes have been very stable. Some appear to still be owned by the original owners. Always a good sign of content happy neighbors. The waterfront homes were built in sizes ranging from approximately 2,184 square feet to 2,570 square feet of living area. The homes in my records were all built in 2002. In the last 5 years only 2 have sold. They sold for $410,000 and $412,000. The most popular parts of this community will probably always be popular. The prices my go up or down but this data will always give you a good indicator of value on the particular streets compared to one another.
