Berkshire Park is in Windermere Florida. Berkshire Park and Lake Sawyer homes are actually mingled together in what is commonly referred to as Berkshire Park. All of these homes are attractive quality homes. The community is located between Windermere Sound and The Enclave at Berkshire Park. On the Southeastern side is Berkshire Place. If you look on a map the homes South of Berkshire Place are actually Lake Sawyer South. There was quite a rush to buy this land of housing because of the location. This will only be Berkshire Park and the homes in Lake Sawyer South because they are intermingled in the community and the above links will go to the other sections.
Berkshire Park is a community of approximately 341 homes. There are 5 ponds in the community including the large one with the fountain next to the community pool, amenities center and covered playground. Those can be seen in the slideshow. The homes in Berkshire Park range in size from 1,700 square feet to 3,742 square feet of living space.

Berkshire Park was originally a community by a construction company named Pulte. Pulte was founded in 1950 and their headquarters is in Atlanta. They have built a lot of homes all over Florida and in this area. The residents I have spoken to in Berkshire Park have all seemed quite happy to live there. After all it is a beautiful place and I love the fact it is filled with sidewalks and has those large ponds.
This neighborhood has waterfront, water view and regular community homes which are the backbone of a community. Below I will isolate separate sections of Berkshire Park for you. There are sections of the community which may be priced a little differently. For example, there may be more people who wish to live within view of the ponds than with their home against Overstreet Rd. It will all make sense to you as you read the information. Knowledge is power that enables us all to make quality decisions.
Below I will break down the sections of Berkshire Park. I will list the square footage of the homes available there. I will give the year the homes were built and how many of the homes have sold. The year built is always important to know because of possible transferable warranties. All of these numbers will be from a public records search. They will be approximate because they were typed in by humans. By the end of the article you will know more about the community than most people when they decide to buy a Berkshire Park home for sale. First Let’s talk about the detached areas to the South.
Tattant Blvd South
The part of Berkshire Park that is South of Tattant Blvd is a little more desirable now that Tattant Blvd. is connected to Winter Garden Vineland Rd. However it is still furthest from the amenities and furthest from Overstreet Rd. There are 71 traditional Single-Family homes here. On the upside and it is a good upside. There are quite a few homes which are waterfront or water view homes. Most of the remainder of the homes are on a central court area or back up to the preserve. Those are important features to many people.
There are 34 homes here with a good view of the ponds. Many of these Berkshire Park homes also back up to the preserve. These are homes located on Derexa Dr., Colbury Ave. and Brofield Ave. I believe that may make these homes the most desirable in this Southern portion. These homes were built in sizes ranging from approximately 1,708 square feet to 2,794 square feet of living area. The homes were built in 2009 to 2011. In the last 5 years 9 of these homes have sold. The highest priced home was $350,000.
Now for the most Southern Homes which are on the preserve or the open area located in the Brofield Ave. loop. There are 37 of these homes.
These homes range in size from approximately 1,708 Square feet to 3,653 square feet of living area. Most of these homes were built between the years of 2009 to 2012. In the last 5 years 22 homes were sold with the highest priced home over $400,000 and the median priced home was sold for $305,000. The highest priced home was the largest home and had a 3-car garage. Very nice and Southernmost property.
Tattant Blvd South on Jailene Dr
There are some homes South of Berkshire Park here. Most of these homes are Lake Sawyer South Subdivision but some are Berkshire Park. They are mingled everywhere and it makes very little difference. The homes here are nice homes and there are 3 nice ponds there and some open areas. Many of these homes are waterfront. First let’s look at the waterfront homes.
The Waterfront homes are located on Jailene Dr. or Woodmere CL Dr. There’s a total of 74 homes in this portion of what is called Berkshire Park bringing the total to 415 if you are counting. 37 of the homes could be considered waterfront homes.
The waterfront homes were built in sizes ranging from approximately 2,066 square feet to 3,454 square feet of living space. The homes were built mostly between 2011-2013. In the last 5 years 9 homes have sold with a median price of $383,000.
The non-waterfront homes which include the 2 Northernmost homes were built in sizes ranging from 1,922 square feet to 3,367 square feet of living area. The homes were built between 2011-2013. In the last 5 years 9 have sold here as well. The median price for a non-waterfront home was $299,477. As you can see the areas differ. Each one of the statistics will occasionally be different. The Homes on Overstreet Rd
There are 13 homes in Berkshire Park that face Overstreet Rd. Some people will love them but most will not. I personally would not live in one. However, if you love them then these are nice homes. The garages face Overstreet Rd. so yes you pull out directly onto it.
The homes vary in size from approximately 1,920 square feet to 2,960 square feet of living area. They were built between the years of 2012 and 2014. In the last 5 years the homes have sold for up to $375,000 and the median price was $308,500.
The homes backing up to the power lines
We all need electricity. The powerlines at my home are actually buried. We even kept power after the last hurricane. However, when they have to dig them up it really stinks. There are electrical power lines running down the West side of the community. They are between Berkshire Park and The Enclave at Berkshire Park. In full disclosure I would buy one of these homes if it were priced right. These power lines are not the same huge ones that run through Glenmuir for example. Those I would not live next to. I want to deal with happy buyers who will someday be happy sellers and remember me. So, I try to cover both the pros and the cons.
There are 44 homes on Tattant Blvd. that back up to the power lines. 10 of those have a good view of the pond by the amenities center but the power lines may still be a factor. Not to me but some would care.
The homes were built in sizes ranging from approximately 1,700 square feet to 3,611 square feet of living space. The homes were built between the years 2007 to 2012. In the previous 5 years 11 homes have sold. The lowest priced home was $222,900 and the median priced home was $252,000.
Waterfront-Water View Homes in Berkshire Park
There are two really nice ponds in Berkshire Park Windermere Florida. One by the amenities center and one next to Windermere Sound and just North of the amenities center and slightly to its’ East. There is something about water that many people love to look at it. Waterfront homes are almost always higher in price. There are 43 waterfront or water view homes in Berkshire park that are not backed up to the power lines.
These homes were built in sizes from approximately 1,700 square feet to 3,711 square feet of living area. Most of the homes were built between 2007 and 2008. In the past 5 years 14 homes have sold and the median priced home was $404,500. All things being equal waterfront is worth more to more people.
First if you have read this far you are well on your way to making the most informed decision anyone in the community has made regarding their home purchase. The remainder of the homes we will be examining are homes which are not on the water, not on the preserve, busy streets or power lines. They are evenly mixed through-out the neighborhood and filled with people just like us.

Shopping For Necessities
This is a fairly easy choice. I would go to the Lakeside Village Shopping Center. There is a Publix Supermarket there, Immediate Car Center, gas station, hair salon and even some restaurants. It is located just 1.6 miles from the amenities center in the center of the neighborhood. If you are looking for Lowes Hardware or a better shopping experience try the Winter Garden Village which is only 4.9 miles North on Winter garden Vineland Rd.
