Tildens' Grove Windermere Florida. Tildens Grove is a gated community of luxury homes located West of Lake Butler. The one and only entrance is on the South side of W Lake Butler Rd. directly South of McKinnon Rd. The community entrance is located between Casabella and Bellaria.
Tildens Grove is one of the finer communities in Western Windermere Florida. The entrance prepares you for a beautiful community and the homes inside do not disappoint. There are 141 homes in this community. There are 63 homes which could be considered waterfront or water view and there are 12 lakefront homes on Lake William Davis. Lake William Davis is a 40-acre lake and does not have canal access to Lake Butler. Tildens Grove does have a community park. At the park there is parking, a tennis court, covered seating, a children’s play area, basketball court and a soccer field.
Tildens Grove is one of those communities that people recognize when they ask you where you live. Most people only wonder what it is like because of the gated entrance. However, the area is commonly recognized as a luxury home location. The local competition is very high and your community must be nice or get left to the side. All of it will be approximate because someone could have made an error. I will make every attempt to make it as accurate as possible. I will give square footage that will include only the heated and cooled areas of the homes. I will also give dates of construction and sales history.
Homes Backing up To W Butler Rd.
As we all know some homes in a community are more sought after because of their surroundings. Some are not. People will advertise their homes as Waterfront or Lakefront. Usually they will not say next to the pump station or next to the powerlines. Thankfully the latter are not an issue here. We will start off with the homes on the Northernmost side of Tildens Grove. The backyards are up against W Lake Butler Rd. This is not a highway but not the preferred setting for a home either. In all fairness they are close to the community park, the entrance and have a brick wall between them and the road. If you see a Tildens Grove homes for sale on Bonica Way with odd street numbers between 13319 and 13355 this is likely where they are.
These homes were built in sizes ranging from 3,887 square feet to 6,300 square feet. More than enough room for most family’s wants or needs. More than enough room to be called luxury homes. These homes were built between the years 2005 and 2008. In the previous 3 years 2 homes have sold for an average of $722,000. Both homes were beautiful homes and well maintained.
Community Homes in Tildens Grove
These homes are not water view, waterfront, lakefront or along a busy road. They back up to and are next to other homes. Since all of the homes here are very nice then the view should be ok. These type homes make up the bulk of most communities. You can find these homes on Bonica Way, Jacob Grace Ct. and Tilden’s Grove Blvd. This information is calculated from almost every home.
The community homes were built in sizes ranging from 3,113 square feet to 5,526 square feet of living space. Once again very respectable numbers for community homes. These homes were built between the years 2001 to 2007. The manufacturers warranties are possibly no longer good on these homes. However always ask for copies of any home warranties when purchasing homes. Even for recent work completed or purchases. In the last 3 years 9 of these homes have sold with a median price of $715,000. The highest priced home was in the $800+ range. All of the above information is very respectable for Windermere FL.
The Waterfront homes
There are quite a few Tildens Grove waterfront and water view homes. There are 5 ponds and 63 waterfront/water view homes. The homes in this group were built in sizes ranging from 3,204 square feet to 6,755 square feet of luxury living space. There is nothing like looking out over the water. Although I will admit the nicest home I ever lived in was on a preserve. I live on the water now and we love our sunrises. If this is what you want I hope you get it. These homes in the last 3 years 21 homes have sold for a median price of $731,500. One home sold for just under one million dollars.
The Lakefront Homes
Lake William Davis is a relatively small lake at just over 40 acres. It is however a beautiful lake with some nice fish in it. Several communities have homes on it. The only downside is the lake is not connected to the Butler Chain. If someday that changes the prices will be much higher. Unfortunately, that is unlikely.
The homes on Lake William Davis vary in their sizes from 4,300 square feet to 7,428 square feet. All of these homes face the North and have the sun on their back porch/decks and pools all day long. They were built between the years of 2003 and 2007. In the last 3 years the homes have sold for prices ranging from $890,000 to $1,600,000.
