Since I plan on updating this post I want to look at the home sales in the previous 6 months. Obviously those numbers are not as beneficial if you clump them all together so I will break them down into groups. Different parts of town have varying price-points and the townhomes and condos dominate certain geographical locations within the city just like they are designed to. Let's start off with the higher price-points in the single-family home section you can click here to see information on townhomes and on the cities condo market.
Believe it or not nearly 300 homes have sold for over a million dollars here in Tampa FL in the previous 6 months. By far most of those homes sold in the southwestern portion of the city. The median price was just over $446,000 for the area while the most expensive home to have sold was $5.45 million. Very few homes in Tampa ever sell for over 5 million in fact I believe 4 in the previous 6 months. What this tells us is for under $500,000 you can live in the most luxurious part of Tampa FL. That is pretty awesome.
Northern Tampa's luxury home market is dominated by Avila. Avila is a golfing community similar to Isleworth over in Windermere FL. It is a stunning gated and guarded community with an absolutely gorgeous course and clubhouse. If you have the budget for it. In the previous 6 months homes there have sold for prices ranging from 1.2 to just under 2.7 million. Expect atleast $4,500 a year for the HOA and know that there are quite a few community restrictions. Minor inconveniences for living in the nicest community in Northern Tampa.
The best part of the housing market is probably my favorite part to sell. That is traditional single family homes in the $500,000 to $1,000,000 range. Southern Tampa FL has around 60 or 70 of these homes sell each month. 150 homes in this price range and built before 1970 sold in the previous six months. That tells you this part of town was discovered long ago and real estate definitely comes at a premium. Around 30 new construction homes sell in this same area monthly and the median price for one is just under $600,000. Popular zip codes, 33602, 33611 and 33629, 33606 the Davis Island zip code.
In the previous 6 months 170 Single Family homes sold in North Tampa that were in the 500,000-1,000,000 sold. Granted the northern portion of the city is a little more rural but there are a lot of opportunities to get a beautiful traditional home here. Often with a little land attached. If new construction is your dream to own then you will be glad to hear over 200 have sold in North Tampa. Yes there is a little more room to grow so expect new communities to continue to show up. The median price for a new construction home in this region came in at $345,000. That is $150,000 lower than the same group of homes in South Tampa. Which is better? It all depends on what you are looking for in lifestyle. Both areas have all you need to live comfortably.
