Before You Purchase

Before you purchase or decide where to purchase a new home for sale ask yourself these questions. Would I be more likely to have less stress with someone experienced looking out for my best interest? Would you be better at the process and save yourself more money if you had purchased 25 or so new homes? Of course you would. Did you know there are legal limits to price concessions that can be given to you by builders? There is much more to this than you realize. Why not new construction

When you consider that many homes in this area were built before 2005 the decision to buy new gets a lot easier. The building codes in Florida were changed drastically because of the hurricanes in the 1990's. The homes today are built much better and by that I mean stronger and more efficiently.

When to buy in a community

Yes there is a best time to build, and a best way to purchase. If a community is large and just starting keep in mind that usually after a certain percentage of the homes sell they index the prices higher. Often without any warning even if you were looking at the home the day before.

What to buy in the community

I have not always adhered to this advice. I live in a nicer home in my community, guilty. However I am not moving till they roll me out of here on a gurney. When you plan on selling in 5-10 years it is best to buy a mid level home on a decent or better lot. Later the price of the newer homes comes down a little and you will see why the builder was smart and built most of the homes at a certain level.
