There are approximately 180,000 homes here if you include condos, townhomes,villas, manufactured homes and of course the traditional single-family homes that most of us prefer. Without taking into consideration for setting or specific location here are the median prices for each type of home based on sales in the month of February 2020.

Most of the townhouse communities are gated and have a community pool. It is also common here for the owners to get external maintenance, lawn care etc provided for by the HOA.
Some great questions to ask when searching for your townhouse that could be beneficial to know are the following. Does the community allow in street parking? Do the violators get towed? I get calls on this all of the time because people think that the pages we have are maintained by the HOA's of the communities.
The end units are typically the largest units. If you have a search set up by us and you only want an end unit the best way is to search by square footage. This helps prevent mistakes by the selling realtors in their listings. One new trend is having a master bedroom, or at least a bedroom on the bottom floor. This normally means the townhome is in the 2,000 square foot range and they are difficult to find.
The most expensive condominiums are no doubt in the downtown area. Some are well over a million dollars, and worth it. Living in a condo in downtown Orlando is like living on the ocean or a big lake. Those that love it will never give it up. With Lake Eola right outside your window you know that the nightlife, dining and entertainment are within walking distance of your doorsteps. Rest assured that most of the condos are much more reasonably priced. 21 condos sold in the downtown area in February and the median price was $237,000.
There are condos for sale all around the Orlando area. The three areas you will find the most condos are downtown, Metrowest and due north of the Orlando International Airport. If you have never owned a condo please keep in mind that they look inexpensive but you may have a HOA and Condo fee in some instances. The $237,000 condo mentioned above has a $500 per month additional expense.
Even though Orlando Fl is a large city it always surprises me the amount of traditional houses that sell here. Over 700 per month will have their title change hands in a typical year. I know from years of doing this business and researching communities that a healthy neighborhood will have about 6% of its homes sell each year. If you are waiting on a home in a specific area you can typically guess about how long you will have to wait.
This is the most popular type of house for sale in Orlando Fl. It is what most people are looking for, and what most people end up buying. Lots of people on our site search for 5 bedroom houses for sale and occasionally even 7 bedrooms but most will end up buying one with 4 bedrooms. The location, style and condition still rule the day
Another very popular search. Full disclosure I live in a gated community. I have to admit that I like it because there just is not as much traffic in a community that is gated. Does it keep crime down? I will leave that to you to decide but it certainly keeps traffic down. One thing to consider is this. How easy can you get onto the road outside of the gate. I have seen some very nice communities here in Orlando that I would not want to live in because of difficulties getting in and out.
Is the community guarded? If so how many homes are in the community to shoulder the expense of those guards? Many communities are going to a virtual guard. When you pull up to the gate a call center speaks with you and checks your ID. This is much cheaper on the residents and works quite well.
