Normally in this area people commonly refer to anything in 34786 as Windermere. There are actually 3 cities in the zip code. Lake Butler, Gotha and Windermere. Lake Butler is by far the largest area totaling over 20 square miles. Gotha is a small city in the Northern part of the zip code and consists of under 2 square miles.
Windermere is an incredible town, so other areas ride the coat tails of its’ name. I am not going to bore you with a description of its’ borders just know that it is the city between Lake Butler and Lake Down and the Southern shore of Lake Down. There are actually 5 lakes in Windermere. Wauseon Bay, Lake Down, Little Lake Down, Lake Bessie and Lake Butler.
This page will list all of the homes for sale in Windermere Town. There are actually quite a few subdivisions in the city of Windermere. Most of them are unmarked so it is better to go by area and street name than by the subdivisions. On this page I will do just that however I will be merciful and focus on lakefront properties. Lake Butler Lakefront
First lets’ look at the lakefront homes on Lake Butler in the city of Windermere Florida. You will be able to identify these homes because their addresses must be on the following streets. There are no exceptions. The address must be between 808 and 1128 on Main Street and have an even numbered address. The home may be 112 W 8th Ave or have a street number of 722, 724 or 728 on Forest street. The home could be on Butler Street with a street number between 416 and 636.There are 3 homes on the West side of Butler street that are not lakefront. Their street numbers are 632,430 and 420. Next, 324 West 4th Ave is the only 4th Ave address on Lake Butler. There are 4 lakefront homes on Palm Street, they are 306, 316, 326 and 336 Palm Street. Finally, there is W 2nd Ave. The street number must be between 508 and 1100 and be an even number. In total there are only 59 homes and lots available in the city of Windermere on Lake Butler.
Going from public records there are a couple of lakefront homes that are under 1,000 square feet. The largest lakefront home on Lake Butler is 8,491. If you own one larger please contact me so I may amend that information. To date the most expensive home ever listed for sale was for $4,995,000. The highest priced home to have sold was for $2,300,000. There have been several attempts for more and that record will not stand much longer.
Wauseon Bay Lakefront
Wauseon Bay is the Lake between Lake Butler and Lake Down. There is a canal connecting the lakes thus the name the Butler Chain of Lakes. Wauseon Bay is a beautiful lake and has some great photo opportunities. Not to mention some beautiful lakefront homes. If it is a lakefront home on Wauseon Bay in Windermere Town it is on one of these streets. 1st Ct., W Second Ave (odd number), Forest St., Lake Butler Blvd., Main St., North Dr. or Pine St. Once you get to 11356 Lake Butler Blvd. I believe you are in Lake Butler. You can still have a Wauseon Bay Lakefront home but if lake Butler ever incorporates you may be saying you live in Lake Butler instead of Windermere.
The Lakefront homes on Wauseon Bay range in size from approximately 1,788 square feet to 7,593 square feet of living space. The highest priced home ever listed for sale was for $3,900,000 and the highest priced home to have ever sold was for $2,650,000. High end homes are often like that. Sometimes it just takes the right person in the right mood. Sometimes you are more proud of your home than others think it is worth.
Lake Down Lakefront Homes For Sale In Windermere FL
Lake down has the most shoreline in the town of Windermere. It also offers the greatest chance at a lakefront home for sale in Windermere Town. Just by sheer numbers alone. Lake Down is a beautiful lake and also has that rare public boat ramp. You cannot park there it is a launch and leave. Lake Down is a 886-acre lake and has lots of lakefront homes.
If you are looking for a lakefront home on Lake Down it will probably say that it is lakefront. However, it may say lakefront and when you see it, your opinion of lakefront is different. If the home is on one of these streets it is highly likely that it is actually lakefront. E 4th Ave, E 5th Ave, E 6th Ave, Bayshore Dr., Odd# on Clipper Ct., Even# on Down Ct., Down Point Ln., 10988 Down Yonder Ln., Horizon Cir., Horizon Pointe Trail, Even# on Jennifer Ln., Odd# on Magnolia St., Odd# Maguire Rd., 5 Main St., Odd# Oakdale Street., Ridgewood Dr., Rosser Rd., Schooner Way or Wonder Ln.
The lakefront homes on Lake Down in Windermere Florida were built in sizes from 1,632 square feet to 16,920 square feet of luxurious lakefront living. The oldest home on my records was built in 1921. The highest priced home ever listed for sale was for $27,000,000. The highest priced home to have sold was for $2,719,000. Not all sales are recorded in the MLS used by brokerages.
Lake Bessie Lakefront Homes in Windermere FL
There is one more Lake with lakefront homes in the City of Windermere Florida. That is Lake Bessie. Lake Bessie is a 164-acre lake which is not connected to the Butler Chain. In order to be in the City of Windermere you must live on Oakdale Street, East 7th Ave, E 6th Ave. or Highland Ave.
Many of these homes are a little older and they rarely change hands. There are only 28 of them. The homes on record vary in size from 1,312 square feet to 8,698 square feet. The most expensive home ever listed for sale here was for $3,400,000 and the most expensive home to have sold was for $1,170,000. The View from Windermere is of the homes in Isleworth.
