Glenmuir is a gated community in Windermere Florida. Glenmuir has only one entrance and it is located ¼ of a mile North of Chase Rd. on Winter Garden Vineland Rd. If you are from outside of this general area the community is located on the South side of Lake Butler. Lake Butler is about 11 miles West-Southwest of downtown Orlando Florida.
Glenmuir is a gated community of approximately 230 homes. There are no townhomes or condos in this neighborhood. As you drive up to the gated entrance you will notice that the entrance is attractive and elegant. There are large noticeable signs where Glenmuir is plainly legible. The entrance has no guardhouse. It utilizes an electronic entrance system. There are video surveillance cameras by the entrance.
Before and after entering you are on Glenmuir Blvd. On your right is a large and beautiful pond with 2 gorgeous fountains. Straight ahead are the basketball court and other amenities. There is no community pool. Many of the homes have private pools and when the community was built they chose not to add a community pool or tennis courts. There is a nice Gazebo to get out of the sun and a playground area.
This community has 10 ponds. It also has homes in various locations that will affect pricing. I will cover these areas in detail. First allow me to share some helpful information.
All of the information I give will be approximate. I will make every attempt to be accurate but I am drawing this information from public records which are subject to human error. That and some homes having no records available to draw from is why I will say approximate. For example, in square feet I will always say approximate and the measurement will include only the heated and cooled portions of the home and not the garages. I will give the year built because this is always important. Florida Law mandates certain warranties. Some homes will have transferrable warranties. So always make sure to ask for this information. Sellers will be less likely to provide it months later and may not even have it any longer. I will also be giving the sales history for the last 5 years. The average community has 6% of the homes sell every year. I have studied every community in a 10-mile radius and know this is true.
HOA Dues are currently $115.00 a month with an equal maintenance fee. The dues are required monthly. Maximum pet weight is 100 pounds and there are other reasonable pet restrictions. Glenmuir homes on the busy streets
There are 24 homes in Glenmuir Windermere Florida that back up to either Chase Rd. or Winter Garden Vineland Rd. To be fair these are busy roads. Many people would prefer not to live in a home that backs up to a street this busy. The homes are concrete, they have tile roofs and a brick wall separating them from the traffic, but they are still on a busy street.
These homes are located on the South side of Ledgement Ln. and the West side of Arborside Bend Way. We are talking about hoes with the separation wall in their back yard. These homes were built in sizes ranging from approximately 2019 square feet to 3,596 square feet of living area. Most of these homes were built between the years of 2002 and 2003. In the previous 5 years 7 of these 24 homes have sold which averages out to 5.8% which is actually pretty good for the community. The highest priced home to sell was under the median pried home for Windermere.
The Power Lines
If you have not noticed this you soon will. There are large metal powerline towers that pass through and beside Glenmuir. This could possibly affect the pricing of the homes with a great view of them. Some people do not mind large metal towers being viewable from their backyards but let’s be honest it is not the preferred view. There are 30 homes on Ledgement Ln. that view the powerlines rather well. Some now have trees that block the view. There are also 20 on Crestmont Glen Ln. Which have a great view of them.
These homes were built in sizes from approximately 2,788 square feet to 3,596 square feet. Plenty of room for just about any buyer’s needs. The homes were built between the years of 2001 and 2003. Very few were built in 2001. In the last 5 years 15 of the homes have sold or an average of 3 per year. Once again 6% turnover. The median priced home was very similar to the median priced home in Windermere. It was $415,000.
Waterfront of Park Front homes
54 homes in Glenmuir Windermere Florida could be considered waterfront that have not already been grouped. If we get together I will explain further. There are some really nice views in Glenmuir. I actually think most of the homes here are attractive also. Many of the homes I would live in myself. For reference the homes in this group are on Arborside Bend Way, Chatham View Ct., Crestmont Glen Ln. and Ledgement Ln.
These homes were built in sizes ranging from approximately 2,019 square feet to 3,618 square feet of waterfront luxury. Once again nice homes with plenty of room. They were built from 2001 to 2003. In the previous 5 years 21 homes sold. Ironically that is 7.7% one of the highest turnover rates.
The Community homes in Glenmuir
These are the homes that are the backbone of most communities. The back up to other homes and look at homes on basically every side. There are about 75 of these homes. The streets they are on are many of the same already mentioned plus Montclair Bluff Ln.
These homes range in size from approximately 2,019 square feet to 4,231 square feet of living space. They were constructed between the years 2001 and 2003. In the previous 5 years 19 homes have sold or a little over 5% turnover. Once again, a really good set of numbers for Glenmuir.
A few of the homes in this neighborhood back up to the reserve. Those are one of my favorite types. There are only 19 that I counted. They range in size from 2,788 square feet to 3,618 square feet. The homes were also built between 2001 and 2003. In the previous 5 years only 5 have sold which is just over 5% yearly.
Now you know more about the Glenmuir market than most Realtors.
The Public schools which provide service to the residents in Glenmuir are Windermere Elementary School, Bridgewater Middle School and Windermere High School. You can easily confirm that information at the county website here. Always confirm this information it eliminates human error.
